I purchased apartments in Cambridge and London. Everything was fine. This was my first time to purchase off-plan apartments in Oxford. And I was very disappointed about my experience with Savills. From reservation to signing contract, all Savills did was chasing up the fund for the developer.Savills even asked me to send them the proof of fund (1 million GBP) which was not required before reservation. And Savills urged me not to use the fund before completion. Even though I really hesitated to provide Savills with the bank statement, I still provided the document and hoped every other thing went well. However, after receiving the contract in July, I felt like being cheated. 1. The reservation agreement stated that the building will be completed in October, 2017. However, in the contract, there was no completion date but only a two-year long stop date. I argued for a shorterned long stop date, as there were only three months from July to the estimated completion date. Savills replied, we've sold houses for twenty years. And we never saw any estimated completion date in the contract. Even worse, the developer deleted the two-year long stop date clause when I was about to sign the contract. In this sense, the developer could delay the project for ten years or twenty years without any penalties. I emailed Savills, but there was no reply for three weeks. 2. The reservation agreement also stated there is a 12-year warranty which starts from completion date. However, after reserving the apartment and paying reservation fees, the 12-year warranty was changed into up to 12 year warranty which is subject to construction date and completion date. And the terms about warranty were even missing in the contract. I kept emailing Savills for help, but there was always no reply.
