Avoid as much as possible. Abusive and shortsighted business practices: they have you pay the PTAC (GBP 600 non-refundable deposit) as a condition to get the Lease Agreement documentation. Bad surprise: it is not the 5 pages official template you are expecting, but a 23 pages document full of abusive clauses which you cannot really negotiate as you've first paid the PTAC... Provisions that were verbally agreed on do not appear anymore in the contract and cannot be added. In addition, they force you to grant access to your flat during the last 2 months of the term, for visits. The background check is a joke. The whole process and agent's attitude makes you feel thankful for being allowed to be granted a lease, while I consider I am the client, I have choice, the market is trending downward, and I also want to ensure my Landlord is a person of good standing moral (not giving tens of thousand of pounds to a money launderer, for instance). I would recommend to go with smaller/ independent real estate agents that do not charge you so much, are not so abusive, and do not show off with a brand name, a suit and a tie. Best is always to go direct with the Landlord.
