The estate agent needs to consider the quality and ability of its staff with whom landlords and tenants regularly deal with. Basic knowledge of landlord/tenant relationships should be a prerequisite not a \'beneficial but not essential\' requirement. Conduct their business with honesty and integrity in relation to both the landlord and the tenant. Ensure that detailed check-in/out reports are conducted. Any ambiguities will eventually be interpreted in a tenants\' favour (the UK is s \'pro-tenant\' jurisdiction).
Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
