Complete waste of time and money! After sending my application in, nobody bothered to check it properly and inform me that my information on the previous landlord would not suffice. Rather they were too interested in making sure I made the holding deposit plus administration fees payment quickly. After over 2 WEEKS of going back and forth. My application was declined mostly due to the fact the information I had provided in the first place before making the payment! I am left disappointed and no closer to finding a property for myself and my children then I was a month ago. They certainly care for their landlords and quick payments, not so much for potential tenants in need!
Over £430 on administration fees that turned out not to necessary at all.

10 May 2017Rochelle, Thank you for your recent review and I apologise for the frustration caused as a result of the application having been rejected. Looking through the details of your application, it was processed based on the information that you provided. There were 2 key elements in this case ; firstly, the details of previous landlord that was given on the application form, we applied for the reference and the agency name that you gave could not identify you anywhere in their records, when we communicated this to you, it transpires that you were not named on the tenancy agreement and that it was on your partners name instead, therefore the agency had no knowledge of who you were, let alone offer information about your performance as a tenant. We made it clear that as you were applying for the tenancy that this was an important piece of information. You then forwarded details of a previous landlord whom you rented from whilst at University and the reply we got was that there was a late rental payment and the landlord was unable to recommend you as a tenant on the basis that it was some years ago and may not reflect your most recent performance. The other point is that this was a shared accommodation and the rent was a small fraction compared to the commitment that you were being considered for- therefore not a reliable indicator of your performance. Had we have known this initially, it was have saved us a lot going backwards and forwards", as you put it, in trying to understand the facts of your circumstances. The second element is the financial side; despite that your application was supported by a Guarantor, it appears the last quarter's bank statements we requested (in order to ascertain his ability to meet the commitment) were showing lower closing balances at the end of each month than the actual rent commitment. Therefore, in the event of you defaulting, the Guarantor would not have the financial wherewithal to pay. In conclusion these were the two red flags that were raised on your application which demonstrated that it could expose the landlord to considerable financial risk. In response to your comments about holding deposits and administration fees, we always ask for these monies to be paid initially in order to secure the property from the open market and for you to give your commitment. We refunded the 2 weeks rent, though as per our agreement, you would forfeit the administration charges if your application fails as we have to charge for work undertaken on your behalf. In essence, nobody has benefitted from this as the landlord was left without a tenant to move in to his property, our valuable office time in processing your application and you not being able to move to a new home. I trust this has now put some clarity on the matter.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
Any complaint must be in writing and will be replied to within 7 days of receipt once the matter has been fully investigated.
