There's probably not enough room here for me to detail how amazing Joe Mansfield is as an agent. I've always been a bit wary of the stereotype estate agent (pushy, insincere bullsh*tters) so I can tell you that Joe was a breath of fresh air and is most definitely an exception. There's nothing more reassuring than dealing with someone who you sense is genuinely a decent human being. My first encounter with Joe was as a prospective buyer of another property he was selling. I was impressed with his knowledge, sincerity and professionalism so felt he was the best person to sell my flat. I already had the flat on the market with Purple Bricks which turned out to be a waste of money. The click through from sites like Rightmove etc just isn't sophisticated enough so despite many page hits, the viewings just didn't materialise in substantial numbers and people often just didn't show up. Also, I realised that I really didn't have time to do flat viewings myself so felt paying a proper agent would actually end up being better value. As soon as I appointed Joe as my agent, I felt things were moving forward. He kept me updated with progress on a regular basis and offered sound, experienced advice about making the flat more sell-able. But, actually, it was once I had a buyer in place, that Joe's input became absolutely essential and this is why I would recommend paying for agent's services rather than trying to manage things yourself on a lower budget. On a daily basis Joe kept on top of my sale process as well as liaising with the agent selling the property I was buying. He served as the glue between three different solicitors, all of which needed chasing at various points. I can honestly say, I don't think the sale would have happened had it not been for Joe's involvement.
