Absolutely APPALLED to find out the tenancy fees are half a month's rent PLUS VAT!! Shocking. The house we were looking at was �750 so they would've charged us �450 for them to print off a standard contract and to complete an inventory for an UNFURNISHED HOUSE! So angry! The gentleman I spoke to was not at all bothered that I'd cancelled our viewing on this basis - I would be furious if I was the owner of a property being let by them and I found out I'd lost a potential long term tenant because of the agent's greed!

1 Feb 2017Hello. Our fees include all referencing & credit checks. The inventory itself costs us over £100 + vat. (The vat of course goes to the Government). Perhaps you would like to look at what other agents charge, as we are certainly one of the cheaper agents in Manchester. I have googled one random example to give you a comparison, and this particular agents charges are as follows:- - preparation of tenancy agreement £300 - processing fee £50 - Referencing fee £75 - Check in fee £72 (minimum) If guarantors required an additional £100 referencing fee + agreement of guarantor fee £75 (£175 total!) This is £497 just for one person (not including guarantor charges), and a joint application is almost double! Our charges include all these fees, and are proportionate to the monthly rent (1/2 month + vat across the board), so the cheaper the rent, the cheaper the fee. Sorry you feel our charges our unfair, but we are very competitive in this respect and offer excellent value for money. Please look around if you don't want to take our word for it. 1 Feb 2017Nope, never have I seen fees this high in all my years of renting. JP and Brimelow's fees are; £150 set up fee INC VAT - which covers referencing (identity, immigration and visa confirmation, financial credit checks, obtaining references from current/previous landlords and any other relevant information to asses affordability) as well as contract negotiation and arranging the tenancy and agreement. Additional tenant fee £150 INC VAT So yeah, you are very expensive. I have friends who have worked as estate agents and I am fully aware of how much inventory taking, credit and reference checks cost. I am very disappointed that your fees have put my family off viewing this house. If I was the owner and knew that, I would be very angry.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
