I strongly advise anyone thinks twice about going with this agency - there are much much better landlords for better value houses in the same areas of South Manchester. Right from the minute we picked up the keys we had problems from the landlords. Firstly we were all told separately to sign the inventory before we had stepped foot in the house and then make notes of things we wanted to add to it. We did this and were then told that we could not add anything to the inventory because we had already signed it!! We feel like we were tricked into doing this. The day we moved in the flat was unclean and we all had to clean before we moved in. We also had no black bin. When we informed MRAH of this we were accused of leaving the gates open allowing it to be stolen. We reported several things during our tenancy that needed fixing: wardrobes, curtain rails, the washing machine, smoke alarms, the electric gates plus many more. 60% of the time these things were ignored. With the electric gate we were told to sort ourselves because there 'should be a battery somewhere'. There wasn't - it's wired in to the electrics. Also note that the 24hour emergency helpline does not pick up the phone. When we moved out of the house we were charged £80 each (£240 in total) for 'cleaning charges', despite cleaning the flat to a much better standard than it was when we moved in. Note than it's in the contract that you must pay a minimum bill of £40 for cleaning when you move out of the property even if the flat is completely spotless - this is not something that should be in the contract!! We are a group of three girls in our mid 20's and we expect to be treated with more respect than we were throughout our tenancy here. We were rudely spoken to and our emails were often ignored. I've been with 7 different landlords now and these are by far the worst. I'm sure MRAH will deny all of this like they have with the other reviews.
Way too high. The moving in administration fee is too much and the 'cleaning charge' when moving out is ridiculous.

Due to certain information within your review I will presume I know the tenancy in discussion, so I will reply to your review in regards to that specific tenancy (if I'm incorrect in my presumption please feel free to correct me). We find it regrettable that you are happy to leave a negative review about us, but are not willing to put your own name(s) to it, so we can reply in all fairness and accuracy. In reply to your inventory comments, please can I remind you that on the 1st September 2015 you were all provided with your welcome pack" in this there was a section relating to the first day in your new home" which explained the inventory process: We would be issuing 1 copy of the inventory for your home, given to the first person to collect their keys to the property (you were in a joint and several lease agreement, only 1 inventory is issued, not individually). We explained that we would give that person 24 hours to run through the released inventory, for the whole property. If you needed to submit any amendments to the inventory, these had to be issued to us within the first 24 hours after its release. The reason you signed a copy in the office is because if the released copy wasn't returned with amendments within the first 24 hours, you would be accepting that there were no amendments to be submitted. We believe allowing our tenants to have 24 hours to go through the inventory at the property in depth, is a much fairer process. Then any amendments are discussed with us within the first 24 hours, any agreed amendments are then adjusted on the inventory to reflect what was agreed. No amended inventory was submitted to us by your group within the first 24 hours of its release. The inventory was released on the 2nd September 2015 along with one set of keys and the process of the inventory was explained again in person to that tenant. The other two sets of keys were collected separately (as requested) by the remaining two members of your group; on the 7th September 2015 and the 9th September 2015. It was only then a member of your home attempted to issue amendments for the inventory, as explained at the time, this was now far beyond the 24 hours limit to submit any amendments. You were never charged for anything as a result of an incorrect inventory, so I am at a loss to what you think we were tricking" you into exactly? We take complete exception to this comment. You state in your review that The day we moved in the flat was unclean and we all had to clean before we moved in." you did not move in on the same day, so this statement isn't correct. There was a week between the first person moved in and the last. However, what is more relevant is the full catalogue of pictures we have of the property when we released it to you, which proves it was fully cleaned. Which is not how the property was returned to us, at all. We even invited you all to come into the office to view these before and after pictures, after you vacated, yet none of you took us up on this offer. So we sent you a small before and after montage to show you the difference, which was very clear. The black bin was on the inventory for you to check, if it was missing within the first 24 hours of the inventory being released and you had reported this to us within this time frame, you would have received a replacement from us. However, you didn't report this missing within the first 24 hours so you were then liable for the replacement bin. You also left the black bin completely full when you vacated the property and we didn't charge you for emptying this, only on an ex gratia basis. Even though I had already asked you to make sure it was empty on the phone before you moved out. You state that no one answered the 24 hour emergency line, however, this is not true. One of you called my colleague on the emergency 24 hours line at 12.15am on the 21st June 2016, because your fire alarm was beeping, due to its battery running out. This is your own responsibility to change as per the terms of your lease and this was not an emergency. Please state the other occasions you have tried to call on an emergency basis and could not get through? Please state the date, time and the emergency? I have a list of all of the maintenance jobs you have issued to us and all but one had been completed during your tenancy, please can you back up your claim that 60% of the jobs were not completed? The only job not completed was the automatic gate release, we did as you know have two professional companies look at this, neither of them could find a solution. The gate could be opened by a key, or held to release the door manually. We do accept this would have been an inconvenience for you, but nothing more than an inconvenience. You were never told by us that there was a battery for the gate, I have checked all correspondences and this is not the case. Your washing machine stopped working due to items blocking the filter, so it couldn't drain, this was due to you not emptying your pockets before using the machine. This is user misuse and we did attend to unblock this multiple times for you without a charge. We issued to you all a vacate check list on the 24th June 2016, more than 2 months before you were due to vacate, and again on the 15th August 2016 and the 24th August 2016. If we had wanted you to simply walk out and not clean so we could charge you, we would not have issued this to you all and most certainly not 3 times over 2 months (this is not a legal requirement). The vacate check list contained detailed cleaning instructions and information about the move out procedure. It was clear you did not follow any of these instructions. Even with the 2 extra days in the property you didn't clean your home. You were only charged the minimum of £40 per person for cleaning as per the terms of your lease, plus £95 (£31.67 per person) for the specialist carpet cleaning required, due to the heavily stained carpets. This is stated as a separate charge on your lease agreement. We only charged you what we were charged by the cleaner and carpet cleaner, we even provided the invoices to prove this to you. We didn't charge you for any of our work; such as the second inspection required due to the property requiring cleaning and removing all of the rubbish, we waivered these charges on an ex gratia basis only. We provided you with all the information you could have needed throughout your tenancy so you could understand the process of moving in and out, as well as your obligations whilst you lived in the property. If you had read this information you would have known about the inventory process and the time frame for this. You would have also known things like the battery in your smoke alarm was your responsibility to change not ours. You would have also cleaned your home instead of leaving it unclean and just walking out. We were very clear about all of our charges in the lease agreement, which you entered into freely, and you were reminded of them throughout your tenancy. We have always been very transparent about our processes and charges. We gave you all every opportunity to avoid any charge. We would like you to get in touch about the review you have left and discuss the points raised please, because your review does not reflect the facts.

8 May 2018I agree with the original poster! Vanessa is awful!!! She's so rude and unprofessional. The property I rented was also not clean. They don't answer the phone and arsey when you want to book a viewing. Luckily I now own my own house. I wouldn't recommend this letting company to anyone. I had a big dispute after I left my tenancy. My house was dirty when I arrived so I had to clean it. They are money making and don't care about the tenants! DO NOT USE TRY SOMEONE ELSE!!!!!!!! As you can see from Vanessa's reply above!!!

If you do have genuine reasons why you are unhappy with our company, employees or service, we would like to hear from you about this. You can leave a review, as long as it is accurate, substantiated and polite, or we would prefer you to contact us directly to discuss your concerns. 11 May 2018I also have to agree with the tenant's posts above. I'm now a landlord myself and would never treat my tenants the way these guys do. I mean look at their threatening comment for legal action?! Take some responsibility for your incapacity to act as a morally competent landlord Venessa!

I don't know now, it was a long tenancy and things will have changed. But they have always been very reasonable. We had an old recliner that was not fireproofed so we couldn't move it in, they gave us a new 3 piece suite as a replacement and all the chairs / couches reclined, which was nice of them.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
