Agent totally unprofessional (eg. sent me a nasty & unwarranted email; copied me--the buyer!--into emails between himself, Seller & sellers Solicitor (all 3 best mates) to 'prove' the point that I was a buyer "incapable" of proceeding to purchase. All it did was contradict this...as in fact I had been sent the wrong Title Deed and was never sent a further vital document. The 'hidden agenda' appears to have been 'gazumping'--as there was a refusal to list as 'under offer' or SSTC throughout. I had the property "withdrawn" from me 5 days before the 'exchange' date...after it had been for sale for well over 43 months! And it was immediately withdrawn from the portals. Agent had once said he would buy it if ever 'de-instructed' from selling it. Professional legal advice to me afterwards :"seems you were screwed"

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
