Continuous email requests for further information from Ludlow to me when already I had already sent the info asked for. Lack of notification or confirmation when documents sent, not even an acknowledgement email to advise documents received. Lack of clear explanations of what was expected of me in terms of payments due i.e second instalment of £500 to remove property off the rental market. Despite requests to Ludlow to confirm tenancy agreement agreed no definitive answers given, only explanation provided by Ludlow representative was "if you haven't heard anything it must be ok" Repeated requests for second visit to property not properly managed as representative was slow to respond back to me despite emails or text messages sent. Once a date and time was finally agreed I turned up to the property in question only to be told that he (Kenny Kamara) didn't have the "right keys to enter" clearly wasting my time and thus showing how unprepared and un-professional Ludlow show themselves to be. Very bad reflection of the company and gave the impression of acting like cowboys. I therefore did not get a second viewing prior to signing the contract, very dissapointed on how this was dealt with, it was as if Ludlow did not want me to see the property and just wanted me to sign the contract. My partner, despite several requests to remove her telephone number and email from Ludlow records continued to receive countless texts and emails regarding the property I am solely proposing to rent. Even whilst abroad my partner received texts and emails when it was already communicated to Ludlow that I was taking sole responsibility for renting the property. Combined emails and texts received by my partner are over 80 and were sometimes sent to her phone at night after 10pm disturbing her once already asleep. I also keep getting nuisance sales calls regarding contents insurance and broadband set up since I registered with Ludlow trying to sell me these sevices . It's obvious my details were passed on much to my dissapointment and just compounded my dissatisfaction with Ludlow. I advised Ludlow I would be away for a week for work but despite this notification Ludlow kept pestering me and leaving messages to call back after I had informed several people at Ludlow I would be away and to only contact me by email. This request was clearly not acknowledged and appeared to be ignored and also not advised to other employees from Ludlow who dealt with my proposed rental. Extortionate fees charged by Ludlow (£1000) this is before property was taken off the market. Initial deposit is double the amount what local estate agents charge. I wouldn't be so agitated if the service provided matched the charges but they don't, it's a very poor service overall as per reasons stated above, very disappointed with how Ludlow conduct and perform in what should be basic. Upon the signing of the contract I was given contact details by Stephen Graham but no proper introductions to the landlord or accompanyment to the property before signing to make sure property was in all In order and suitable for rental. When I moved into the property it was not in a good state of cleanliness which is the minimum I would expect. This should have been reviewed prior to me moving in by both the landlord and the agent - Kenny Kamara. Stephen was called by partner on this issue and advised he would call back but never did. Very poor customer service overall and gives the impression Ludlow doesn't care after you sign the tenancy contract with them. When I contacted the landlord he did not even know what date I was moving in and was surprised to hear from me. Again very poor communication between Ludlow and all parties concerned. I would never use Ludlow again for either property rental or purchasing any further properties due to the reasons already made. Overall very disappointed in how matters were dealt with, lack of timely responses to my queries. Lack of acknowledgment when I did supply information and clear lack of co-ordination between Ludlow employees, namely the Lettings dept and the referencing dept. Furthermore for the agent fees I have paid I would expect some kind of refund back and should I not get an adequate response back from someone at Ludlow after my feedback has been read then I will take my complaint to the Ombudsman and TV and newspapers. I trust that I do not have to do this but I will if I am not satisfied with ludlows response on my horrible experience in dealing with your company.

The monthly fees are ok, checkin/out fee + agreement fee seem high, and I do not like how they make you pay the fees upfront. It should be evenly spread across the contract

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
ludlowthompson prides itself on being able to fulfill customer expectations, and meet their needs. Whilst it is always our desire to achieve this, should there be a concern from our client we would always wish to be able to resolve it quickly and be given the opportunity to demonstrate our commitment to quality customer service. In order to do this, and engender an approach within our business of ownership and responsibility by all our team for the service provided to our customers, we apply the following approach to any customer complaint \/ concern:
1. Please refer all complaints initially to the Department that they relate to. (Lettings\/Sales\/Management\/Accounts). Presenting your complaint directly to the party you have been liaising with.
Whilst we would anticipate that this party will have been able to resolve your issue at this stage, should you not receive a satisfactory response or resolution to your problem:
2. Please refer the complaint to our Customer Services Department. (customerservices@ludlowthompson.com).
Once the complaint is received at Customer Services the matter will be acknowledged and investigated. A full response will be received from the appropriate ludlowthompson representative within 7 working days.
This representative will be a senior member of the team managing the issues on which you have reason to complain.
3. Upon receipt of the response if this is not satisfactory please advise Customer Services and the matter will be referred for review. A full and final response from a ludlowthompson representative will be received within 7 working days.
We would obviously anticipate that no response would leave issues unresolved having been considered to this stage. A \'full and final\' response will be advised as such within the detail of the response and will have been provided on behalf of ludlowthompson by an appropriately senior member of the management team to ensure it has been given appropriate review and consideration.
4. However, should this \'full and final\' response not be satisfactory please find detailed below the website contacts for each of the following bodies to which ludlowthompson are members. Each will ask you to have ensured you have received a full and final position from us prior to you being able to lodge a complaint with them for review and will guide you on the necessary steps to take.
ARLA (www.arla.co.uk) or NAEA (www.naea.co.uk) or The Property Ombudman (www.tpos.co.uk) . They will then consider the complaint and review the matter.
