I felt I had to vent my frustration regarding this shambles of an organisation and to save others having to go through what I had to. I found Eric Clarke to be truly incompetent for a number of reasons: • They failed to reply to my submission of offer email (which I did upon their request and after phoning them) - this defies common courtesy - and they didn't follow-up via a phone call either • The following point's a subjective one but I felt the staff were not jolly or cheerful at all, neither on the phone nor when conducting a viewing at the property; they had an air of couldn't-care-less / uninterested attitude about them, especially when compared to other estate agents • They failed to let me know, despite my going through the hassle of getting the money (to purchase the property) together (by borrowing from family and friends), that the previous offer (someone else had just submitted their offer) was close to completion - in fact the lady at their office told me quite the opposite: that the bank would keep the house on the market for a number of weeks as the property was repossessed and, therefore, to go ahead and submit the offer • I decided to have a final viewing of the property, for which I'd already submitted my offer two days prior to that, and was obviously curious about the status of my offer as I had not heard from them at all about it so I asked the representative and he said in a rather matter-of-factly way that you're the one who submit the offer that was only x amount more than the previous offer so the bank won't take it into consideration. Then, why, for heaven's sake, did they not let me know about that when I phoned them regarding submitting my offer and the amount I was offering?! • They failed to let me know that the house had been burgled (and had copper stolen) - did it happen before I submitted my offer? I only came to know because when I went for a final viewing (after I had submitted my offer) and was only told upon asking the representative as to why the doors and windows had been boarded up (and the double-glazed windows had been replaced with a metal sheet that had holes in so the rain could find its way into the house and cause other problems) that thieves had broken in • Finally, their website is pretty sub-standard and relies on RightMove to provide details of properties they're selling I'd say to any prospective buyers: be on your guard when dealing with these guys!

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
