I was satisfied with the hard work the agents put in for a successful sale of my Farnborough property. However: I was advised to purchase a sellers pack for £320.00 which I was promised would be repaid on the completion of the sale. The sellers pack consisted of a folder with photos, epc docs and the inclusion of my house details in zoopla and other websites. It also had the option of using a conveyance that carson & co recommended. I was quite happy to purchase this pack (nothing to loose) but I decided to use a local solicitor for convenience and let the agent know of this decision. Upon completion I asked the agent on how do I go about having my £320.00 refunded as promised and was told that not using their preferred solicitor voided the refund. Carson & co charged me @£4500 for the sale, surely the fee is quite adequate in itself without having to take another £320.00 that was promised to be refunded. Call me old fashioned but dick turpin springs to mind here.
What agent could do to change your mind?
Spend more time on initial visit and explain the sellers pack to the full.

With regards to the Enhanced Marketing Package, we did leave the signed terms and conditions with you showing how to claim the £200 on completion and the £120 discount off the Conveyancing to cover the majority of the package cost. The package was to include enhanced services that are in addition to our standard marketing that we offer to all our sellers. The additional features as part of the package you took included:- Rightmove and Zoopla Premium Listings, Rightmove Featured Property Display, Audio Agent, Professional Photography, EPC, RICS Floor plan and Fast Start Conveyancing. All of these features enhance your property presentation and help to achieve the best possible price. As you rightly said the cash back is subject to using our Conveyancing service. When you took the package you signed the Conveyancing terms of business to confirm you were happy to use them and be eligible for the £200 cash back and £120 discount on completion of the sale. However once we agreed your property sale we respected that you wanted to use your own choice of solicitors but this meant that you were no longer eligible for the cash back.
