NIGHTMARE AGENTS VERY CUNNING, SAY ONE THING DO ANOTHER, GIVE NOTICE ON PROPERTY THAN CHASE THEM UP, APPROX £10, DAMAGE IN PROPERTY AND YOU GET APPROX £200 OFFERED BACK, MANY THINGS TO LIST , ANYONE WITH A CONTRACT DON'T GET ONE DAY LATE WITH YOUR NOTICE, I PERSONALLY DONT THINK PROPERTIES ARE INSPECTED AT ALL TWO TIMES I HAVE BEEN SENT A LETTER FROM THE COUNCIL REGARDING NEGLECT OF PROPERTIES. IVE BEEN TOLD BY TENANT THAT THERE HAS BEEN A LEEK FOR MONTHS , THEY HAVE ATTENDED THE PROPERTY CHARGED THEIR HIGH CALL OUT CHARGE LEFT A HOLE IN THE CELLING THEN LEFT THE JOB WITH A LEAK . I WOULD READ OTHER PEOPLES COMMENTS WE CANT ALL BE WRONG.

8 Dec 2014I am extremely disappointing to hear that you are not satisfied with the service you are currently receiving. When we take a property onto the guaranteed rent scheme a photographic inventory is taken of the property FREE OF CHARGE. This inventory is used to check damages at the end of the agreement. However a landlord cannot expect to be paid out to put a property back to a higher standard than when it was first taken on. In this instance you have claimed £1300 for new laminate flooring though out the property when budget carpets were originally supplied and could be shampooed, fully re-plaster the property for £950 when there were only minor scuffs on the walls, £250 for a electrician to replace a cracked light-switch and a large amount of money to replace a kitchen which is 15 years old and had 1 cupboard door missing. There were also other items which are either not classed as damage or have had a quote supplied which is well above industry standards. If a landlord is not satisfied with the amount that has been offered the contract allows for an independent surveyor to assess the damages and provide a professional opinion. Properties are inspected every 8-12 weeks and reports can be sent to landlords if requested. It is a requirement of the contracts that we hold with local authorities that we carry out inspections at these intervals and all tenancy related issues such as damages in properties are referred to councils. If you would like proof of these inspections these can be provided. I understand that the letter you have received relates to the up keep of the garden. If a tenant does not keep the garden in a neat and tidy manner then we will intervene and arrange for this to be completed FREE OF CHARGE. As per our repair procedure we arranged for an ElliotLeigh operative to attend FREE OF CHARGE to attend and repair the leak. As this was from a communal water tank in the loft space a specialist engineer was needed. A charge of £60 was agreed for a specialist to attend. This is all that has ever been charged to you since we took on the property. The ceiling was damaged as a result of this leak which requires repairing but we have not yet received confirmation as to when this will be completed. We are very proud of our excellent reputation and the numerous positive reviews and will always do our upmost to please clients. We understand that most clients have very little experience in property lettings / management and that it can be both very confusing and stressful for individuals without an in depth knowledge of both industry standards and property law which is why we always offer as much support as possible to clients and do whatever we can to guide them. The directors of ElliotLeigh have held numerous meetings with you to resolve any issues and explain some of your queries (as they would do for any client) and have continued to provide information to you on an almost weekly basis. Most of these issues would have been dealt with quickly and efficiently had the correct documents or information been provided by yourself when requested but we are sorry that you feel this level of customer service is below your expectation. If you would like to discuss further then we would be more than willing to hold further meetings with yourself or discuss over the telephone.

16 Apr 2015Interesting what has been said about requesting inspection reports. We have requested a report at least 3 times by email and have verbally requested over the phone, and this was months ago. There has been no response to emails let alone any report forthcoming.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
