We have signed one year contract. At the end of it, the agency asked us to pay 648£ to renew the contract even if in the contract there was no mention of renewal fees. After raising the complaint to the Property Ombudsman who said that the agency was not entitled to get any renewal fees since it was not agreed between the parties and it was not specified on the contract, the agency told us if we did not pay that money they would evict us. As last resort we offered them to pay 150£ and they accepted. When we went to sign the new contract we discovered that they added a new clause on it saying that renewal fees are due each year. We kindly asked to specify the amount of the fees on the contract but they refused and they told us that if we did not sign the contract by the end of the day they would serve us the notice to vacate the property. We had no choice to sign the contract as they had bullied us but we will start to look for a new property to stay soon.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
