I have recently been looking for a property to rent and I applied for a property through Zoopla with Roger Deans, I was informed that to proceed I would need to pay a fee and deposit the rep called me to discuss he pointed out that there was a fee and I would have to pay a deposit, he informed the fee was non returnable but the deposit was, the fee was for their administration charges. I duly paid and after 14 days I had had contact chasing up employer references but no decision as to the property itself and had I been successful. I had also applied for another property and this I had been successful so emailed Roger Dean agent and advised I would be pulling out from their property imagine my surprise when I received the following message:- Because you reserved the property from 3rd September 2014, we will be deducting 14 days rent from the deposit, which amounts to £241.64. I was gobsmacked charging rent on an occupied property? Well unsure if legal but would think twice about using them again.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
