From the moment we signed up for the flat with Alan Cooke we incurred problems. Before signing the contract they had promised us that the flat would receive a professional clean - it did not. We emailed about this and after a torrent of emails they finally sent someone round with a few wet wipes which we later found in the bin. We then noticed that the standing order had been set up incorrectly, for the full amount from all the tenants' accounts. When alerted to the fact, there was no apology just curt replies. During the 13 months I was in the property there were a number of occasions where workmen and other visitors came to the property without Alan Cooke's giving any notice to us. The extractor fan in the bathroom did not work and we had problems with damp in that same bathroom. We asked if this could be rectified but nothing was ever done. On moving out of the property money was deducted from the bond on account of the damp. At Christmas time, there was a huge leak in the kitchen floor. Alan Cookes had initially had a workman come round and try a quick-fix solution. When this did not work and the floor was still leaking 2 weeks later, the whole flooring had to be taken up revealing a damp stinking mess. We were then left to live without a kitchen floor for 4 weeks over Christmas. When asked, we were never granted any money from our rent. When I came to move out of the property, my family and I spent a whole day cleaning the flat to a good standard. We were not surprised however when I was charged £90 for a professional clean. As you can imagine, I am sure it will be another wet-wipe job. I tried to question this deduction but Elissia, the manager told me that we couldn't have cleaned that well as the flat was dirty! She then provided photographs taken where they had obviously moved whole units of furniture to find a scrap of dust. Photos taken behind the oven were also included. Despite the events that happened during my tenancy, my biggest grievance was the appalling customer service and rudeness of the staff. They were inefficient and difficult to get hold of at the best of times. My emails would be left unreplied to, to the point where I would take time out of work to call in so I could get some kind of response. I was relieved to move out of the property and never again have dealings with this agency (who incidentally charged me a landlord reference fee for my next property). They took 6 weeks to return some over-paid rent and just under 6 weeks to return my bond. When I asked who I could make a complaint to, Elissia the manager told me there was no-one higher than herself and no governing body.
What agent could do to change your mind?
Better customer service would go a long way, including better response to emails and complaints, and a better attitude towards customers. They were very incompetent at almost every step and did not maintain professionalism. Addressing complaints and regarding customers in higher esteem would have made a huge difference.

We had a bad three and a half years with these guys. Any problems with the house were either ignored or dealt with at a very slow pace. I found the meanwood Alan Cooke very unhelpful, after renting a property for 4 years and once I left the service was awful and I was treated like a 2nd class citizen. Completely negligent company. Just went to check our property that Alan Cooke have supposedly dealt with and have been showing people around. What agent could do to change your mind?
Communication would be great. From the reviews, it seems they value sales to lettings. If that's the case then, they shouldn't do them. It took us 2 weeks to even get the viewing, as they weren't replying to requests.
