I have had the misfortune to attempt to buy a house via Ms Moore at YOPA. As a direct consequence of her actions , I am over £400 out of pocket. I have never encountered such a wilful and flagrant disregard of the law, legal procedures and due process in all my life Ms Moore advertised the property in question without a EPC. This is illegal. I believe that the agent has 28 days to produce a certificate. This never happened within this period. I should have walked away from this transaction at the point when I realised that MS Moore was in the habit of breaking the law. But she promised me that the EPC would be produced as soon as possible. I never saw the EPC. I placed an offer on the property with conditions attached. Ms Moore passed on my offer to her client but did not inform her off the conditions. This is illegal. The vendors accepted the offer Ms Moore put to them but it was invalid as it was not the offer I made. At This point, MS Moore issued a memorandum of sale. Two hours later she informed her clients That I had withdrawn my offer and MS Moore then withdrew the memorandum of sale. This all take the appearance of a Brian Rix farce. I told Ps Moore that I absolutely refused to do business in this manner and I complained to YOPA head office. YOPA head office did not even bother to reply to my complaint. They totally ignored it. I never withdrew my offer. MS Moore lied to her clients about that. I only continued with my interest in the property as the vendors personally intervened and asked for my interest to continue. I reluctantly agreed. I realise now that given MS Moores proclivity for law breaking that I should have walked away from this purchase there and then. Dealing with MS Moore was a complete nightmare as she continually resisted my insistence that she follow due process. At this point MS Moore put an offer to her clients an offer that was never made. They accepted an offer that did not exist. This was only confirmed when I made a second visit to the property I intended to buy and the vendors knew absolutely nothing about my original offer. Furthermore, they confirmed that MS Moore had not passed on the full details of the original offer Therefore I made another offer and it was accepted by the vendors. Throughout this period, I asked for the EPC and was told that it had still not been. The solution is simple. Produce the EPC and lets see how the dates compare with the property in question dates of listing I am paying cash for the property. It was agreed that as soon as my solicitor confirmed my funds that the house would be taken off the market and surveys would commence. Ms Moore was informed of my funds at 10am on 12/11/18. At 6.15pm on 12/11/18 Ms Moore phoned me to say that she(yopa) had just accepted another offer on the property. I had already employed a surveyor and electrician to conduct surveys Ms Moore is without doubt completely unscrupulous, immoral and totally adept at breaking the law. As a consequence of her actions I am out of pocket for at least £400. I will be complaining to YOPA(again) and then the ombudsman. I will be reporting Ms Moore to County Durham Trading Standards and I will be issuing a claim in the small claims court for the money I have lost as a direct consequence Ms Moores actions. She can either pay me or dispute the claim. Should she choose to dispute the claim then she will have to explain her dubious legal actions and activities throughout my unfortunate affiliation with her. I have wasted over 6 weeks finalising this property purchase. I am an altruistic person and If I am being abused in this way, then given Ms Moores alactrity and propensity for disregarding the law, it's not unreasonable to assume that I am not her first victim nor will I be the last. I have asked Ms Moore three times which trade association she belongs to and three times she has refused to tell me. Initially she told me she is not accountable to YOPA rules as she is a franchisee and last night she told me to complain directly to YOPA because she is accountable to them. Which is true? MS Moore tells so many lies then I suspect she no longer recognises the truth anymore. Ms Moore may think that she is above the law, but she is not On the basis of my experience it is my contention that Ms Moore is unfit to practice as an estate agent and her licence and status as an estate agent should be revoked immediately pending an independent investigation. I am appalled that such a person as Tracy Moore is allowed to practice as an estate agent. She is a disgrace to the profession.

The sales pitch day one was strong and full of impressive “stats". I signed up for the premium package with a pay later option costing £2,499. I cancelled it after 6 months as I was really disappointed with the progress being made. While their advert production and online marketing were good, beyond that, the service simply didn’t deliver. Despite a competitively priced central London flat, I had only 2 viewings in 6 months, even though there were 10 people who expressed an interest in the property online. The Yopa portal is vague and uninformative, showing no detail about what was actually being done behind the scenes. Yopa promise a lot upfront, but it became clear there was no real incentive for them to sell the property once the fee was committed. In a sales process like this, you need a strong middle-person actively progressing enquiries, this just didn’t happen. After raising my concerns a couple of months in, the head salesperson said he would follow up directly with interested buyers, and he happened to find 1 buyer who expressed interest from weeks before (1 of the 2 mentioned above). In the end nothing meaningful came from months of “interest.” It felt passive and superficial. The moment I moved to a traditional agent, I had multiple viewings within days. That contrast says everything. I am now disputing Yopa's entitlement to full payment with the Property Ombudsman, a hassle I could do with out. To summarise, they have a slick pitch and polished advert, but very poor follow through. "Buyer" beware! They will point to the T&C's at the end and say to you that they "do not follow up buyer enquiries and that any such actions are discretionary" - so ask yourself what purpose do Yopa actually serve!

This is specific to Yopa - Cambridge. The agent did not provide any feedback from the vendor on the offer made. Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
