I first used Brookdale 12 years ago to manage one of my properties and they now manage all 3 in Peterborough. I have used other agents in the past and have 5 properties in Norfolk managed by a national agent. If only Brookdale had a Norfolk base I would immediately move all properties under their management. Why? simple there onboarding of a new tenant is rigorous meaning I have had little in the way of tenant problems and they follow up and check tenants are looking after the property, if the tenants is not abiding by the tenancy agreement they get it sorted in a professional manner, something I have had to chase other agents for. If there is a maintenance issue they agree a time and go out provide contractor access without quibble, in contrast I find my national letting agent in Norfolk won't lift a finger other than to show a prospective new tenant around. Brookdale charges represent good value, for example they lodge the tenants deposit at no cost to me, yet other agents will lodge the deposit and then charge £49 pa as a service cost. Any AST rolls over to a monthly basis with no cost to me where as other agents want to sign up another 6 month AST and charge £114 for the privilege to both tenant and me as landlord. The real test though is when you have to go to court to get a malicious tenant evicted and this is where Brookdale came out as stars providing good advice and building a body of evidence to help evict the tenant and provide expert witness testimony. (please note Brookdale took over this property from another agent, so were helping me sort out a mess from a property I bought with a sitting tenant). In summary I have been very pleased with the management of my properties through Brookdale and know how good the service is when I compare it with my national agent, there is no comparison. As landlord you want to have faith and trust in those managing your property which I why I have moved my properties to Brookdale and have enjoyed 12 years without any major issues.
Fees are good as I believe I am getting value for money, something I cannot say about other agents
