** REVIEWS NOW TAKEN OFF FB by I Am Sold !!! *** BUYERS BEWARE. A buyers nightmare ...the company took over 6200GBP ...seller then took property off market, Deposit non refundable. HOW is this allowed in the UK in 2017.?? We tried many ways to still purchase the property. Sharp tempered sales staff with too short answers (IamSold not Estate Agent) offering a below par level of support and little guidance. Generic "We are award winning" email responses to criticism .. (Currently reviews and comments sections on FB taken down, there's an embarrassing amount of 1*) . Basically, the Award crests scattered all over this company's pages aren't of value or to instill confidence in potential buyers. Remember, even Donald Trump has won many awards ... Awards are often bought and well .... meaningless. Its the positive public opinion that should carry a company forward. Online i see lots of negative opinions regarding this company from buyers. This company works out of HIgh Street Estate Agents on occasions creating drama and urgency to encourage bids, ("i know you just viewed this house @3pm today ... but you have to have your bid placed by lunchtime tomorrow") often leaving buyers without time to flex due diligence, nor being offered safe professional advice. The people who buy from Estate Agents aren't usually auction hunters, so this method of sale can take advantage of the inexperienced buyer. Quite often the HS sales agent is hazy about this sales method too, Extra training required in some locations i guess. Buyers be aware that you DO still have rights despite what their contract states.. Buyers If you believe your High Street Modern method of Auction experience was misrepresented and you were mislead or mis-sold. PLEASE PM ME, i luckily have a contact to potentially take this story up nationwide. Buyers are the only victims when the sale breaks down. Vendor has no requirement to put cash forward. Many 5 star seller reviews, mostly 1 or 2 star buyer reviews. Facts based upon me and my families experience. Thanks *** I AM SOLD'S REPLY *** Hi Mark, As advised previously you are not a client of IAM-Sold, however if you are associated with a client who is unhappy, then please ask them to get in touch so that we can assist them. They can do this by calling 0808 208 4294, by emailing customerservices@iam-sold.co.uk or by writing to the Operations Manager at IAM-Sold, 7-8 Diamond Court. Kingston Park. NE3 2EN. For now I will confirm that our properties are advertised in an online auction, typically for a period of 30 days. All auctions have an end date (confirmed with the listing). The properties are offered with a collection of legal documents and it is confirmed that surveys are not included (this is because lenders always instruct their own). Interested parties are advised to attend a viewing of the property, carry out their due diligence and instruct any surveys before bidding. I can appreciate this may not allow much time if an interested party comes across the property close to the auction end date, however we have no control over that which is why it is for the interested party to fully consider the property and the auction terms before deciding to proceed. The winning bidder is required to sign a Reservation Agreement (a contract committing them to purchase) and make payment of a non-refundable Reservation Fee. The amount payable, when it is payable and confirmation that it is non-refundable is clearly advised throughout our website, the property description and other marketing material. It is also verbally discussed with any interested party before a bid is taken and also confirmed in writing within the reservation agreement that is sent to the winning bidder to read and sign. A sample reservation agreement is also included in the collection of legal documents advised above. These steps are taken to ensure interested parties are fully informed in relation to their financial commitment and obligations before proceeding. As with all auction transactions there are timescales in which the transaction must complete and if the buyer is having difficulty, IAM-Sold use every endeavor to help keep the sale going. We are not ourselves able to breakdown a sale and we remain impartial, however under the Terms and Conditions of the agreement that both parties sign, the vendor is able to breakdown a sale and re-offer the property when one, or all of the following has taken place: • the buyer has breached the terms of the agreement. • the buyer has not met the timescales of the agreement and/or any extension the vendor has given to the timescales. • the buyer advises they are no longer willing to proceed under the terms of the agreement • the buyer is financially not able to complete the purchase. If the buyer withdraws, or the vendor withdraws due to the factors above then the non-refundable reservation fee paid, as per the contract terms and conditions of the agreement, would be non-refundable, however we do review each case individually. Based on the feedback we receive from our buyers, sellers and partner Estate Agents we are satisfied that the majority of our customers are happy with the service we provide. We pride ourselves with the customer service we offer and if we do get things wrong we take appropriate steps to satisfy our customers and offer our clients an Independent redress scheme, by way of the Property Ombudsman, if we are not able to resolve an issue to their satisfaction. Thanks for replying, though i feel there are inaccuracies with your reply. Firstly, note that i am involved with a property purchase breakdown (388 Burton Rd, Barnsley) and therefore you can treat me as a customer. So far your response to my complaint and FB review is to BLOCK me from your FB page and then remove reviews. Admittedly the amount of low ratings were looking rather alarming ... Erasing customer reviews is a cause for concern. Blocking and erasing reviews on social media in general isn't a standard procedure to expect from a professional award winning business. Also i want to point out that we did NOT view the property on an online auction page, but saw it listed in a bricks n mortar estate agents with no clock ticking stipulating an end date. We were only advised of the end date when we had shown positive interest. The end date was around 5 business hours later. This appeared tactical to create urgency and drama around the property. ** There is a recent case in the state of Florida where a similar business was successfully sued for applying this method to property sales. ** We were also told by the Estate Agent (RightMove Barnsley) that if we offered 36000GBP then you guys would take it off the market. Is this really how a timed Modern Method of Auction works ? What about the other interested parties you claimed to be interested and the one who had apparently already placed a bid ? Were they to be cheated out of entering a bid by ending early for me? The property was again listed on your website .... My question is: Are you in breach of your own terms and conditions? Is the acting Estate Agent (RightMove Barnsley) and your staff member unclear in their approach to your business protocol? Three solicitors think so. I'm just choosing which one to choose. IAMSold are responsible for the breakdown of the sale. Offering slow, little or no response to our vendor queries. Playing tactical to force us over the 30day period. Offering no advice, just contractual jargon replies which helped no-one. A truly unfathomable service, leaving us flabbergasted. Still, we have had no communication from the vendor, and we truly believe that this could have been sorted with a successful outcome if better and more open communication had been created between ourselves, IAmSold and the vendor ... something which IAMSold deprived us of. The vendor and EA both stated facts which couldn't be backed up. We paid extra to a surveyor to prove otherwise. IAMSold, shut down communication. No chance of a resolution. Buyers must be made aware of this kind of business. I am currently researching similar stories before my findings are handed over to professional journalism to take up the story. We need to get the story of our experiences out there so fewer buyers become victims to IAMSold.co.uk This method does not lose you a few quid. You lose out on a potentially lifestyle hardening 6200GBP upwards.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
