My experience with Martin and Company has been worse that I could have ever imagined. Below is the letter I needed to send them to get them to finally come to my apartment. And when they finally sent someone, they sent me a bill for 35 pounds
Consider this a formal written request for our landlord's name and address. We were told today by Marie Littleford that this information was private. However I believe we are entitled to this information. I am basing this on the Landlord and Tenant Act 1985 section 1.1 – 1.2 states:
(1) If the tenant of premises occupied as a dwelling makes a written request for the landlord's name and address to –
a. Any person who demands, or the last person who received, rent payable under the tenancy, or
b. Any other person for the time being acting as agent for the landlord, in relation to the tenancy,
That person shall supply the tenant with a written statement of the landlord's name and address within the period of 21 days beginning with the day on which he receives the request.
(2) A person who, without reasonable excuse, fails to comply with subsection (1) commits a summary offence and is liable on conviction to a fine not exceeding level 4 on the standard scale.
Consider this a formal complaint as well. We moved into 91 Warstone Lane Metalworks Apartment 46 on January 26th, 2017.
The next items that I would like to point out is that we told your office that we had a door to the outside of our ground level apartment that did not lock, either from the inside or with a key on the outside. It has been a week since we have moved in, and this lock is still not repaired.
We informed your Marie Littleford that there is clearly water damage in the bathroom near the window, and it appears there is an on-going problem. This has not been inspected, nor has the cosmetics of the very large area of damage been addressed.
We informed Marie Littleford that we did not have all the necessary smoke alarms or lightbulbs for our apartment. We were told that a third party had been hired. Though this third party answers to you, and you answer to us. We have no relation to the third party. We are still without smoke alarms and have since purchased our own lightbulbs.
We informed Marie Littleford that upon move in the apartment was filthy. She informed us that a third party had cleaned the apartment. It is very clear that it was not clean as the basic areas of showers and floors were disgusting. I'm curious as to whether Marie was trying to imply that we were lying about the apartment or that she just didn't care, because for this (nor any other item) was any sort of empathy or sympathy shown.
We asked Marie Littleford how to set the alarm, given that our door doesn't lock. She told us the instructions were in the apartment, without any other help. We told her that given my wife cleaned the apartment for 5 hours upon move in we knew for sure there were no instructions within the apartment. She did not respond to this.
We told Marie Littleford that the outside gate does not lock properly. She did not respond to this. For more information on this item, the pedestrian gate does not shut completely on its own so that the lock engages.
WE informed Marie Littleford that the drain in our shower was clogged upon arrival. There was no response to this.
Over all Marie's attitude towards us has been highly offensive and she has been of no help.
If our lock is not fixed tomorrow Friday, February 3rd, we will be sending this complaint to The Property Ombudsman, the Birmingham City Council, and any other entity we find necessary
