When dealing with Yellands found that they respond very quickly. The annual safety checks done without hesitation and at convient times. What agent could do to change your mind?
As for paying deposit back at end of tenacey did charge small fee. But when I questioned there reasons for the charge they where reasonable and decided that fee should be withdrawn and immediately returned my whole deposit intake.
