St Ives area guide
This small town offers great living spaces and sightseeing opportunities. As a typical old market town, St Ives has a lot of small lanes and winding alleyways to get lost in. The main attraction in the town centre is the very unusual bridge with a chapel. St Ives is perfect for family living with great bus routes to Cambridge for a day out in the Science Park. Within a week of being on the market, our perfect house went on the market, also with Thomas Morris. We were desperate for it, but so were lots of other people! Katy and the team pulled out all the stops and offered great advice which led to us getting the house of our dreams! I feel that Katy was just as invested in the property as we were and the team at a whole empathised with us the whole way through the process. I can't thank them enough! Would recommend them to anyone in a heartbeat.

We contacted Thomas Morris in the first instance to pop round and discuss valuing our property with the prospect of getting to market within a few weeks.
Having not sold a property in a long time we were delighted by the personable and friendly approach within the team coupled with solid advice about our property value expectations.
Paul Blake was our first point of contact and he answered all of our burning questions, valued the property and got to work with photos to get us promptly to market . Paul made us feel relaxed and installed confidence that we would sell our house pretty quickly.
After about 4 weeks of the house being up for sale the flow of potential buyers slowed down and here Paul and the team had some ideas of how to refresh the interest and get more clients through the door. Simple yet clever ways to put us back in front of potential buyers like new professional photos and a slight adjustment in how we market the price tag without showing a drastic and possibly desperate price drop.
The rest of the team (but notably Katy Poore) where on hand for questions, bookings, house searches and advice throughout our experience until we happily sold for just under the asking price which was great news for all involved.
The agents that showed potential buyers around were always respectful and showed a high level of insight and were great at advising us immediately of feedback and offers.
You can tell that Thomas Morris as a whole team work like a family and show real caring toward their clients.

At the start of the process actually getting the house to market & TM doing an open day for us was fine. Where the chain of events leads me is with the conveyancing team. There was limited communication although TM was more than aware our buyer wanted to be in the property by the end of April, There appeared to be no rush. When I called it was we are waiting for X, and I would call and call even though I was promised calls back. We got to the point yes we are ready to exchange & low and behold there was something else that the conveyance team had not organised, and so it went on. If Agents cannot meet the deadlines required an open conversation should be at the start of the process to manage expectation, although I think 4 months is way over the time limit. I would never use TM again for this reason.

From the word 'go' everyone was extremely helpful. Whoever answered the phone dealt with your query quickly, and when they had rung you it was followed up with an email. We were surprised at the great communication and were very impressed, its not something that is done very well nowadays so 10/10 for Thomas Morris! Both Rebecca and Danielle went out of their way and I must say the whole office is amazing too and they were all determined to get our sale through. For this executor sale (of a house initially tenanted then vacant) the branch manager and several members of staff did a lot of work over 6 months to show it to potential buyers. In a slightly difficult market these efforts were eventually successful at a reasonable price and at a reasonable agents' fee.
Some room for improvement in that communication between staff members was sometimes confused or lacking. Messages and explanations to one member of staff were not always passed on to others, who might ring with a query which had already been answered, or fail to comply with some agreed request. Also, some emails I sent (requesting something or replying to some request to me) received an out-of-office reply and were not passed on internally, it was up to me as the customer to re-send it to another staff member who might hopefully be 'in'.
A separate point is that the instruction to "'always keep the seller informed" was taken too literally by some members of staff, who would routinely ring me and say " I've tried to ask Mrs X for feedback on her viewing but she didn't answer so I've left a message".
