Oh dear Sterling Properties. It appears most of the reviews are negative for this company. I used to work for this company years ago and to be honest, it does not surprise me at all. Oh dear Sterling Properties. It appears most of the reviews are negative for this company. I used to work for this company years ago and to be honest, it does not surprise me at all. I could see the workings from the inside. Many properties substandard, high rents and repairs nothing to write home about. Quick at taking deposits, reluctant to offer refunds, which sat uneasily with me, considering most of the tenants were on low income. Definitely had a tendency to be vague and not telling the full truths (in my opinion). Staff turnover seemed high. Management definitely set in their ways, almost a closed shop. If your face fits great (irrespective of how badly you do your job). If it doesn't fit and you dare to show initiative and flair, your a marked man, definitely with the 3 or 4 Senior Managers. Very clicky, not inclusive. If i sound bitter, I'm not! I learnt good things as well from SP, especially the main man SK. I decided that if my talents and skills were not to be appreciated, I would move on and work for myself. 15 years later, well as the say the rest is history! Now, I can afford to take it easy (a bit). No regrets. Not all bad, worked with some great guys at Sterling, esp the guys and gals on the phones, who at times were getting it from unhappy tenants....mostly around repairs. Peace and Love to All.

AVOID AVOID AVOID unless you're a drug dealer of course. Rented an apartment for 1 Yr, numerous issues throughout the tenancy which sterling were extremely reluctant to fix and when they did so it was half a job. When I moved in I requested a deep clean before I moved in as it was in an unacceptable standard yet this was never carried out. On leaving the property I've had to wait 29 days before being told they want to make a deduction for cleaning costs despite me cleaning top to bottom before I left. When trying to complain about this delay was told there's nothing they can do yet are reluctant to even put in writing so I can dispute it with the deposit protection company. Absolute sham of a company will be reporting to Wigan Council. Though I'm sure all the drug dealers in the block had a great experience with them.

I rented a shop from them for 10 years, the tenancy ended in January 2020, they let the property, deteriorate to a terrible state. But hiked up the rent, the last rent increase they wanted an extra £200 per month on top of the rent I was already paying, but only on an agreement of me taking another 2 year lease they increased the rent by an extra £130. Glad to say I'm out of it now. PLEASE PLEASE PLEASE don't rent from these vile people!!! I left the property in better condition than when I took it on, and followed all the rules but they refuse now to release my deposit. Stay away from this company.

my girlfriend got very ill from living in one of their properties*,
They did not want to sort anything in the house boiler was playing up all the time, ants everywhere windows single glazed and was freezing cold hear the noise off the a49 which the house was on we left the house in a better state than what it was in when we got it but yet they still say we owe them money for broken parts in the house = over £800 what a joke stay away heed my words!!!!!!!

They attempted to illegally evict a friend so they could sell the property, after a surveyor I paid for found £16,000 worth of repairs needed doing immediately. They owed the tenant under £1,000 and said he could have it when he moved out,never do this they never pay up. They refuse to use a rent deposit scheme.
I took them to court on my friends behalf and the judge found with proof I submitted they had falsified and forged the tenants signature on a tenancy agreement. In the end I won for my friend and he got several thousands comp, and they had to pay all costs his and theirs after a year of court what fun it was seeing managements faces when they settled out of court.

AVOID AT ALL COSTS!! Had to pay £200 to sterling to carpet the propety. The propety was carpeted with no underlay and was carpeted with everything still underneath. Nails, a bottle cap, leaflets and god knows what else! One of the workmen had told us Sterling has been sued numerous times for people cutting their feet on the debris left underneath the carpets. Our boiler leaked constantly and was held together with duct tape! We were assured it was safe! No heating or hot water for 4 days in the middle of winter and we wer told there was nothing they could do until after the weekend(we rang them on a friday)! And nobody showed to fix it on the monday! We were told they showed up but we werent in which was a lie! No problems with the collection of rent obviously! When it came to leave an agent was ment to meet us on the last day to collect the keys and a water bill. Nobody showed. A letter was left on the window sill saying nobody came to collect the keys and to contact us to rearrage the collection. The note was still there 2 weeks later and no contact from the company. Rent was collected out of our account again a month after we had left the property even though sterling knew we had left the property a month before and we were paid up in full!! Luckily the bank could stop it and returned the money to our account. Constant phone calls regarding our deposit and constant excuses as to why they could not send out the deposit. The latest of which is we owe £214 on a water bill which even united utilities has rang sterling (which was above and beyond from an assistant named jack) only to have united utilities ring us back to tell us they were being argumentative and rude to them and would not accept his word that our account with united utilities was actually in credit! Three months on we still have not recieved our deposit back!! We have told them we are reporting them to trading standards and the lady(i use the term loosely due to her horrendous attitude) insisted there was no need and that they have an in house complaints department which im sure means send us a letter and we will bin it!! WORST LETTING AGENCY I HAVE EVER ENCOUNTERED!! WOULD HIGHLY RECOMMEND AVOIDING STERLING PROPERTIES LIKE THE PLAGUE!!!

Listened, done their job properly, carry out repairs and carry them out to a higher standard, stop letting their Properties out to smackheads and low lives.

This company is the worst I have ever had to deal with. One word: AVOID! Moved in over a year and a half ago and 2 weeks ago got a guy move into the flat above. We live in a house converted into two flats we are on the ground floor. This guy moved in doing drugs, drinking, stomping so the walls shook, playing music very loud after midnight. Victor who is the property manager told us to get in touch if there were any problems. After a week things were so bad we emailed with 3 pages of evidence including dates and times. Surprise suprise no reply. Then we had a phone call off Zoe Joyce and she asked us to explain our side. Before we even could she was said they will refuse to sign any documents from environmental health if we report it to them, saying he can do what he wants. We have always paid rent never in arrears. Zoe was very rude kept talking over us. Also repairs are crap quality freely admit mould everywhere was there before we moved in. Still waiting for repairs reported in June now end Of October. Wish we never got involved with this company, don't care at all about decent. Hardworking people, just money grabbers.

I live in a flat managed by Sterling Property and the service has been appalling. The one good thing is that the staff are friendly and appear helpful, but the good point(s) end there. Agency fees are extremely high. The maintenance department have never responded quickly to urgent repairs. A leaking water tank took over three weeks to repair and damaged the surrounding walls. Damp reported in November was not followed up until the following year. Broken guttering and masonry from storm damage months ago is still unrepaired. When I ring to follow up reports it appears maintenance requests had been forgotten about or not logged in the system. One of the worst letting agents I have ever rented with.
