I was not impressed with the service received from SHH. I feel they are happy to rest on their laurels as a major player in the Glasgow property market and certainly do not provide a good experience sellers. Mark who initially visited was pleasant and easy to chat to, but from then on it was a round of filling in all sorts of forms before anything could happen, and then being handed over to Mitra who really was very offhand throughout our dealings and gave the impression that I was a bit of a nuisance and she certainly knew better than I did. Had I listened to her, we would have gone to an earlier closing date and achieved a significantly lower price. The firm also messed up the viewing days and appointment times, which was inconvenient our tenants. Reception staff always pleasant and polite.

They also gave me vague information about allocated parking and access and then failed to respond to my emails or return calls. I was planning to bid on the property I saw but not now. I was also giving them my flat to sell but again not now. I simply can't trust them .

HI. Has anyone came across this. I am being charged £15 plus VAT for "supplying info about my flat to HMRC" from Slater Hogg and Hi, a subsidiary of Countrywide. Countrywide has 85,000 flats. If each flat was charged £15 then that would be about £1.4 million fees from landlords to supply HMRC with a data dump from the Countrywide computer system. If due to a landlord having multiple flats if the charge was on 10% of the flats (which is low) it would be £140,000 that landlords have been charged. The truth will probably be somewhere in between. I think you will agree that Countrywide landlords are being over charged. I have been given the runaround by Countrywide/Slater Hogg. No one misses £15. But 85,000 times £15 is blatant overcharging. Anyone else experienced this charge?

I moved to Glasgow from abroad and at first I decided not to worry too much about the poor reviews that SHH had, as I really needed a place to stay, regardless of who the agent was. As far as I understood, SHH is one of the real estate brands of Countrywide (the parent company), which happens to manage property maintenance, repairs and emergency interventions. This system made things overly complicated for me: in around 6 months of tenancy I dealt with at least 4 different people among agents, property managers and repair managers. To make things worst, these people clearly did not communicate with each other, so whenever I had a problem (and my oldish flat had several), I had to re-explain the situation every time to whomever was assigned to the case. Asking for updates on repairs or interventions was often very challenging, as SHH and Countrywide employees seemed not to talk to each other very effectively. To try and solve the numerous issues I had, I often had to physically go to their offices, as I quickly grew frustrated with un-returned calls, un-answered emails and a general feeling of disinterest. I will here list some examples. First, at the property inspection, I was left outside waiting for 20 minutes, which is not ideal when you are taking time off work: the agent and some viewers had arrived earlier and started the inspection, the buzzer did not work and the agent would not respond to my numerous phone calls to let me in. Second, upon moving in, I noticed the flat was very dirty (black stains on the skirting boards, dust everywhere, debris from previous works in the cupboard, etc.) and I immediately notified the agent. I was promised a quote would be requested from a cleaner and then sent to the landlord for approval. This did not happen until ten days later (despite my numerous requests). At that point, I had already proceeded to clean the flat myself, which the agent noticed he was expecting. Third, around two weeks into my tenancy, I got stuck outside my property. The security lock failed and I couldn't open the door anymore. After around 5 hours, the locksmith came and remarked how the security lock was very old and should have been changed before. He unlocked the door, but could not change the security lock, as a full replacement was needed. Despite my numerous requests, I was left for a couple of weeks with only the door lock and no security lock. The security lock was finally replaced and I had a copy of the key directly from the locksmith that had been contacted by the agent (remember this detail for later). Fourth, despite the need for property managers to give flats to tenants "in working conditions", the interphone wasn't working when I moved, and this wasn't fixed until a month later. I stress the fact that I have always promptly notified the agents when I found out things that needed fixing. Fifth issue (but many similar issues happened in the meantime) happened at the final, check-out inspection. This happened once I had already given the keys back to the agent. The independent inspector arranged to meet me at the property (after the issues I had, I wanted to make sure I was present at the final inspection - which I highly recommend to anyone), after she dropped by SHH to collect keys and various documents (initial property inventory). I had to take some hours off work for this, which was completely useless, as the inspector did not have the appropriate key to open the door. SHH forgot to obtain a copy of the new security lock from the locksmith that replaced it months earlier (whom they hired), so the inspector was given the key for the old security lock. The final inspection had therefore to be re-arranged, and my partner had to attend it, as I couldn't. The final case I want to mention is associated with the final inspection. When all the paperwork was completed, I requested a full bond refund, as I gave the property back to the landlord in even better conditions than when I moved in. The landlord contested the full refund, mentioning several damages and an overall lack of cleaning, and requested to hold around 40% of the bond back. I obviously initiated a dispute against this, which costed me hours and hours of work and a lot of frustration to put together the requested evidence. After a couple of weeks, the situation became clear: on the final inspection, SHH failed to give the inspector the "Memorandum of Property Inventory", a document that I had filled myself after moving in. This document is a sort of 'feedback' that the tenant can provide against the initial property inventory carried out by the initial inspector (different from the final one). In that document (to prepare which, I remember, I spent at least 4 hours going through the entire flat when I moved in), I had already listed 90% of the damages (scuffs and marks) that the final inspector claimed were present in the property. Without the Memorandum, the landlord felt entitled to claim some of the bond back, judging that the initial inventory report did not have many of the damages reported in the final one. Had SHH regularly provided the final inspector with the Memorandum, the whole dispute wouldn't have happened. For completeness, MyDepositsScotland agreed to give me the whole bond back, except for ten pounds (10 pounds!) they decided to give to the landlord as the washing machine tray (the one where you put the cleaning product) had black lint in it. I hope this review will help people make a decision about this estate agent. Personally, lack of communication, size of the company (in the SHH+Countrywide form) and a general disinterest with regards tenants' needs are the reasons why I will not consider this estate agency in the future. However, reading other estate agencies' reviews, I have a feeling that poor service is quite normal in Glasgow.

However once we signed and paid they instantly lost interest in us and instead worked out ways to extract more money. Of the few viewers we had they failed to follow up. Open days were held with little or no advertising. However after 6 months on the market we went to pull the property. On the last day we were told we had a viewer. This viewer couldn't be more disinterested and was clearly told inaccurate info. However because we had a viewer we were charged another 6 months advertising costs. Angered by this we removed the property from Slater Hogg who then advised us of the NO SALES charge they have of £300. So essentially for doing nothing and failing to achieve there primary goal they reward themselves with another £300. We refused to pay and were taken to court by them. This is a disgraceful company who no one should come within a mile of unless they want poor service for extravagant and unjustified fee's

WHAT A RIP OFF!. Please do not make the same mistake...

Without a doubt, the rudest and most incompetent agents I have ever had the misfortune of dealing with. Didn't show up to a viewing, doesn't return calls, doesn't email home reports, the staff are rude and the management are even ruder. So many good estate agents in Glasgow, I am baffled how this lot gets any business they are so rude and downright hostile to their clients! Avoid at all costs. I'd rather be homeless that deal with this bunch of cowboys!

Slater Hogg have been useless and staff member Julie was in particular very rude. There's clearly a very buoyant rental market in Glasgow and the result is that companies like Slater Hogg have no incentive to make any effort whatsoever to provide their customers with a decent service. A quick web search highlights just how many others feel the same as I do about these cowboys. It doesn't matter if they're buyers, sellers, tenants or landlords, we can all agree on one thing - Slater Hogg are the lowest of the low (and that's saying something coming from the cesspit of local letting agents).
A flat came on the market for rent that we loved the look of. Knowing how much demand there is in Glasgow's West End, we immediately picked up the phone to arrange a viewing. Despite the flat being on Zoopla and their own website, apparently Slater Hogg knew nothing of this property and claimed I must have got the wrong agent... I hadn't. After 4 further phone calls, we managed to arrange a viewing... Or so we thought. They had actually arranged a viewing at the wrong property. We phoned again to tell them what had happened and to arrange a viewing at the right property. Did we get an apology? Of course not, in fact every time we called it seemed like we were bothering them. Before they will even talk to you they bark their standard set of questions down the phone to make sure you're 'good enough' to rent a flat from their esteemed organisation.
Luckily we managed to find a lovely flat on the same street through a much friendlier local letting agent.
To sum up my key points a concluding sentence, Slater Hogg are the devil and staff member Julie is nothing more than the serpent who guards the gates of hell.

I am new to Glasgow and moved here due to job change and rented a flat at 99 Queensborough Gardens. The letting agent insisted that i had to pay from 1st of October despite that i could only move to Glasgow around the 7th. However, this is only the beginning of my nightmare. My flat is on the ground floor, recently decorated and pricy, but i thought i liked the location, so it would worth it. However, after moving in, i found out that this flat was freezing cold and there was cold damp air continuously coming from the gap between the wood board. An engineer told me that it was because it was empty basement underneath and there was no insulation layer at all. It is very cold in my flat, despite that this is only October, so I began to email the Agent, but they are very unhelpful and told me that the flat was taken as it was, because i saw it before my contract, and that the landlord said i felt cold was because i came from the South, and that the heating was sufficient in this flat. Jennifer refused to do any work to stop the cold coming from beneath and my flat felt like an open space. I went to the branch on the Byres Road where I rented my flat and told them what happened. A staff suggested me to contact the manager of the Department of Property Management at the Centre of Glasgow. When I called them up, a girl refused me to speak to her manager and told me coldly that her colleague called Stephanie Bennet had been dealing with it and that the landlord was unwilling to do any floor work. However, the two emails i got from this property management is that the flat would be left as it was. This is my second week in Glasgow and my experience made me feel awful as i never met an agent as unhelpful and rude as this one. They forced me to pay a week more rent before I arrived, as they knew i was not local and i had to find a flat quickly, and after i reported the insulation problem, they decided to leave me alone. I felt helpless, as it is getting colder and colder. I have spent a lot of money in buying rugs which did not help. if i want a warm flat for this winter, i will have to move out soon, which means that i will lose my deposit as i signed 6 months contract. Could anyone suggest what i could do in this case? Could any one help? Is there any law and regulation that protects a tenant? Thank you!
