I had a bad experience with Shipways letting Agents , went for the house viewing in February and upon viewing they were some furniture in the house and the Agent Leah said they were going to remove the furniture and deep clean making it ready for us, On the 26 of February we received a call from Isiamel one of the Agents and asked us to come to their offices the following day to collect the keys,we went there and they said we need to sign the contract and pay the remaining rent as we had paid £254 for holding deposit ,we paid out Standing balance of £847 to Shipways account and signed the contract, all was in rush,we even mentioned that we can't sign the contract as we need to read first they said the moving date was supposed to be that day 27 February so we need to do everything by the day, We got the keys and went to the house, We got the shock of our lives,we were welcomed with dirty and dusty carpet,the cupboards were so filthy ,the shower glass with limescale and marks ,we took the photos and WhatsApp the landlord as she was already communicating with us,email the pictures to the Agents as well and they ignored,the landlord said she had cleaned and painted the house and it was ready for us to move in, Ringed the Agents to ask if they saw my email they said yes and they are taking landlord's word that she had cleaned and painted, on that note after communicating with landlord she blocked me and my husband on WhatsApp. We are very disappointed and hurt that someone can just take our money we worked very hard for just like that and we even told them that we do not have any more money to secure another house and this situation is really affecting us and our children at most as they are worried that we will end up homeless but they are not even bothered. We returned the keys the following day to the Agents and asked them for refund ,when we ask them they said we already transfered the money to the landlord ,imagine all this happened in one day ,how can the Agents say they already transfered the money to the landlord in 2hrs after tenant paid? They told us to report anywhere we want and they cannot do anything about it, we have given notice at where we are staying and spent the money we had ,we so disappointed as we paid for the services we did not receive, When we ask the Agent about the refund they tell us to speak to the landlord but for God's sake how can we speak to the landlord when we paid the money to the Agents ,we will not let this one go until we get our money back

paid a significant amount in rent and fees expecting a clean and well-maintained property, yet I’ve been left dealing with filth, urine stains, and severe hygiene issues. On top of that, I had no working cooker or hobs for over a month, which added extra costs and inconvenience. I’ve only been here for two months, and this entire experience has been unacceptable. After taking my money, you refuse to take responsibility for making the flat livable

Terrible estate agents, they will rip you off on the selling fees. The offered to sell my house at £200,000 then two weeks later said the market had crashed and needed to drop the house by 10%. Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
