First time buyer, called to book a viewing last Friday, got told that Jack would call me back Monday at 9:30, had no call. Called on Tuesday and booked the viewing. Had no confirmation, so called on Thursday to confirm, which was correct. Turn up at the property today (Saturday) and no one is there. I called Romans and Francesca told me it was definitely confirmed and that Jack was out the office so must be on his way, only to find out from Kieron that the booking was never made.
As a first time buyer viewing my first property this has left a disappointing stamp on my experience and I will be looking at other estate agents.

Nightmare from start to finish.
They seem to have a new property manager every few months which goes to show they can't keep a steady position at that place and you get fobbed off to someone new who don't know what they are doing or what's happening with your contract.

Awful. Avoid like the plague! I was in my property for 5 years, rent was always on time and I had inspections every 12 weeks through the whole time so they were aware the house was always spotless. I moved out on Friday and the landlord agreed to give my full deposit back but Romans have added over £260 'admin' charges that haven't been mentioned until the inventory was sent. I am now disputing these charges and await even longer for my deposit to be paid back to me. Even throughout the tenancy their service is appaling. I've had countless property managers that couldn't care less about repairs that needed to be done or the cost to me regarding the issues. No house is worth dealing with this company again. Save yourself time, money and a heap of hassle and find another company!

Complete rogues, I would never use Romans again for selling. They will give you the highest valuation so that you obviously sign up with them, then a week later call you to say that you need to drop the price - surely that amounts to admitting that their own staff are incompetent?! More likely it's just a shady malpractice to get people to sign up with them in the first place. Apathetic staff, house descriptions are lazy cut and pastes. Amongst the highest fees and definitely the worst service.

They do not care about the landlord or the tenants and only seem to look after themselves (and charge for everything and hold on to your money whilst sorting their issues). Their communication is terrible, rarely follow up, do not take ownership of issues and struggle to produce even an accurate financial statement. I would recommend that anyone considering them look elsewhere first.

The worst estate agent you can imagine!!! After dealing with sales and lettings department I can't describe the frustration and stress they have caused. Agents are misleading about sales and are unable to answer simple letting questions.

I am a Landlord with two properties, until May of 2016 they were manged by Leaders who were merged with Romans who took over the management. They are dire.
One potentially useful feature is online statements and other details, this is good except that when I want to change my own personal details I can't as my postcode is wrong - I live abroad. They have not fixed this software.
I find now that they appear not to have communicated the office change of address at takeover in any event ground rent and service charge demands have gone astray.
Several monthly statement have been wrong and needed correcting, for example one month the TDS charge was missed.

Contradicting content/feedback on queries depending with whom you are speaking with. There is a clear drop of customer focus once a 'deal' is completed, forget about post offer/acceptance, exchange up to completion support. Makes one think as soon as they secure their 'fee', they do not care at all about the customer (buyer) in this case. This rude behaviour was experienced on more than one occasion by different people acting on behalf of the buyer.

Tried to squeeze money out of me and my tenant at every opportunity including trying to get us both to pay an annual tenancy renewal fee ( tell letting someone agents you want a rolling contract and this will avoid those charges - something they won't volunteer to tell you!). Also kept money back from me without my prior consent or knowledge. Use openrent website!

I started the process of placing my property on the market and arranged viewings with a few agents, one of which was Romans.
On the morning of the viewing with Romans, we found out we had lost a baby. My partner had called Romans asap to explain we had had some bad news from the hospital and we would have to unfortunately cancel, but we would call them back to re arrange. The week continued with Romans leaving no less than 5 missed calls on my phone daily from 930am until 730pm!!! Which I'm sure you can imagine being harassed at such time of being in and out of hospital is not ideal!
We are unfortunately currently having to deal with Romans again now, they have just used our offer that has been accepted to market the property offers over the offer we have had accepted - I'm so thankful we don't love the property otherwise we would have been disappointed by observing Romans dirty tricks through Rightmove!

I chose Romans and Oliver after speaking to him a two of his competitors. The brief was to let out my 3 bedroom property which I have recently finished renovating to a very high standard. On our initial and subsequent meetings and conversations until I signed Oliver was very bouncy and positive. His initial strategy to market my property was to run an open house. Oliver was also very bullish about the level of rent he could achieve, higher than his competitors. The charges at Romans are significantly highe than their competitors and I chose Romans because I genuinely thought that they would provide a higher quality service and find a better quality tenant.
I signed (in my naivety) a 14 week exclusive contract with Romans just before Christmas. This is when things started to go wrong. Less than a week after I signed Oliver wrote to me explaining that the market had dropped off very quickly in the run up to Christmas and that the people most suited toy property were holding off until after Christmas.
The service deteriorated from this point on. Contact was only at my instigation and the proposed open house was not implemented. The only strategy Oliver proposed when I initialed contact was to reduce the rental asking price. Feedback and reporting from Oliver was very haphazard and a requested weekly report detailing what efforts he was making to let my property rarely appeared After 7 week of the exclusive contract when it became clear to all that it was not working Oliver decided that it was in both his and the customers best interest to hold the customer to the full term of the exclusive period. Only one offer was received on the property during nearly 4 months of marketing. This offer was well below market value from a tenant who did not meet the rent/income ratio and came with pets.
Finally after 14 weeks I was able to dispense with Romans and Oliver's services and I took my business to Prospect. I signed a 4 week exclusive deal. Six days later I had an offer at full market value from a recently retired couple with a healthy pension income and savings they met the income/rental ratio, had no pets, and wanted to move in almost immediately
In short my advice to any prospective landlord is to avoid Romans and Oliver at all costs

When I first rented my property (managed by Romans) in August 2013 with the help of Charlotte, I couldn't praise her more. She was very helpful, polite and more importantly replied to me quickly.
Sadly this service was not backed up by their property management team. My property manager is Sylvia Reid who I can only describe as a lazy snail posing as a human.
Sylvia not only does the bare minimum of work (copy and pasting an email that she has received from my landlord to me, gosh composing your own email must be mighty difficult) but she takes at least a week to complete such a strenuous task. Numerous times I have emailed a notification or complaint to have not even received an acknowledgement of my email, I am left wondering if the snail has even received it. I (sometimes) will receive a reply within the next 1-3 weeks. Having previously called Sylvia to chase on a response, lucky for her, I am happily greeted with her voicemail.
I am very grateful that my landlords actually live down the same road as I do and have provided me with their own mobile numbers therefore removing correspondence, or lack of, from my stress levels. Having reported an issue directly to my landlords at 11am one morning, they attended the property at 6pm that evening when I had returned from work. My question to Romans now is, as my landlords take such quick action, why is there a delay from your company??
Previously I have requested a copy of the company complaints procedure, I am yet to receive this 2 months later, I remain hopefully for the end of the year.
I will never rent from Romans again should the property be managed.

I am currently coming to the end of a 12 month tenancy (originally managed by JM lettings, but taken over by ROMANS), and the Landlord has decided not to renew the tenancy as he plans to sell the property. I only managed to find this out as one day I was in work and I received a text message from Romans stating that my checkout of the property had been booked for a said date. - myself and my partner had no idea the landlord was planning to sell as we had yet to receive any notice that our lease was not going to be renewed, not even had the section 21 issued or delivered before we got this text message.
I am an Ex soldier having only left the Army a Year ago after almost ten years of service, but essentially Romans informed me that my lease wasn't being renewed (as the landlord is selling) via a text message before formal /legal notice had been served. When I complained first of all the Bracknell office were apologetic (verbally) and admitted to a mistake being made, but when I asked for a detailed apology in writing and a detailed breakdown of how and why they made this mistake they initially agreed. I then received another phone call stating that they had not done anything wrong and would not be sending me a formal apology as I did not deserve one.
I then emailed head office, who then made the Bracknell manager ring me the next day to apoligise again formally and to put that in writing, I am still yet to receive a detailed breakdown in writing of how this mistake was made
On a side note we have now been looking at other properties being LET by ROMANS, and I was going to put in an offer on a place we viewed yesterday, However have put that on hold for the time being having been informed of the admin fee that ROMANS charges - for myself and my partner to rent a property that is 750pcm, I would have to pay ROMANS an admin fee of £624 in total (after VAT). As an existing tenant i am entitled to a 15% discount but still £624 pounds for to people is insane - its almost a months rent ??? how is this possible? how are they allowed to charge this amount, as my original fees were exactly half a year ago??? also am liable for a separate charge of anything between £70-£140 for a check in, shouldn't this be included in the admin fee. When i asked the letting agent of a detailed breakdown of what my admin fee paid for exactly he was not able to tell me or assign cost to any one process and was quite panicky about the whole subject. I have done a rough costing of what everything is required in an admin fee, and when i crunch the numbers i cannot get a figure more than £200 pounds - that's including labour, as all the checks etc that are required are relatively low priced, and anyone can do them, you definitely don't need any qualifications or degree level education there! Also how are Romans fees this high when other agencies are half the price?
