Turned up house had sold sign on it
No viewings agent turned up at viewing time
Later 4 other people turned up for same viewing .
All booked in at same time .

If you are a tenant, avoid this company. If you are a tenant, avoid this company. If you wish to terminate your contract early as my son needed to due to current property no longer being suitable, plus landlord made excuses about repairs that he was fully aware of, Reeds Rains will force you to pay the fees they charge a landlord to get another tenant which they stated was £720!!, but they will provide no breakdown of what these fees cover. Staff are condescending in their replies including the area manager and one member of staff when my son said we would have the property ombudsman look into it, just said 'well you can but it won't get you anywhere'. The branch manager said he would provide more details but heard nothing from him since and the area manager implied the fees include advertising and board, search fees etc but all they did was put old photos they already had back on their website which costs them nothing and all their responses just keep saying that they charge a landlord that amount. We have needed to pay the fee but will continue to fight this and even at the end within 4 days of providing the bank details for money, my son had a threatening email saying if the money wasn't received straight away he would not be released from the contract (not too sure what they would do with the new tenant who is due to move in tomorrow and will have paid their fees and rent up front!!).

Both were very proactive in setting up 6 viewings in the short time I have available this particular day.
All the staff in the office were very pleasant but Matt and Amy are a definite asset to your company
My experience so far of other agents in Stoke is not what I would expect to say the least, and i think to my self these people would not last 2 minutes in London Hence Matt and Amy were a very pleasant surprise

I recently sent an enquiry through for a property advertised for rent. Two days later, I called to make an appointment as my email hadn't been acknowledged and advised the staff member I would be travelling from London due to relocating to Royal Stoke Hospital. I was booked in for the next available appointment a week later due to issues with access with the current tenants. To my disappointment, I received a call an hour before my viewing to say the property had been taken the day before, having been in the car for two hours already. I questioned how when I had been waiting a week and was told it was first come first served. Not impressed at all!

I have been dealing with Andrea Tighe who looks after my property, she is not based at the Newcastle Under Lyme branch. Andrea has always been quick to respond to any emails/calls regarding the property. She has always been polite and proffessional in all her contact with me. The reason I have rated it as average is not down to Andrea as she has always been very helpful and answered any questions I had. The reason I marked as average is due to the service from the branch. On a recent inspection of the property it had been noted that there was a leak with the water tank and that the tennants had advised of this issue before, this was the first I had heard of this leak and after speaking with Andrea there had been nothing noted on the system from the branch. The tennants had in fact reported this leak at the end of December and no one had advised head office, or myself of this issue. This has since been resolved and as soon as I made Andrea aware she was quick to arrange for someone to visit the property.

Lack of communication between head office and the local branch is a major issue.
First tenant that RR put in - paid 6 months up front. No problem. After a few months we started getting messages from neighbours of the property. Police were called for disturbances. They found no problem we were told by RR. We were given reports of inspections by RR and told everything is fine and all looks good. Well how wrong we were to believe RR. Its as though they were saying they did the inspections but didn't really. We went into the house when the tenant had vacated (owing 3 months rent subsequently) and found that door frames had been ripped off, the tenant had decorated to an atrocious standard, plug sockets that had blanking plates on had been ripped off. Carpets had been badly soiled. In fact we have had to spend thousands because of that, redecorating the whole house to get it into a state that is live-able. But RR had said that all was OK!!!
We were willing to give them a 2nd chance and they found a new tenant who were due to move in this Friday. A few weeks ago when we started looking for tenants again RR arranged the Gas/Elec inspections ready. We weren't informed of any issues and assumed all was OK. 4 days before the new tenant should be moving in we got a phone call off RR saying that a couple of things failed the inspection and needed to be sorted else the tenant cannot move in. And had the gall to get stroppy with us as it may delay the new tenants. Well if they have told us when the inspection happened the work would have been done well in advance. Hence to say with that and the very high costs that we have discovered (out of 6 months rent we would only see about 3.5 months money at the most) we have told them to stick it where the sun don't shine!!
It just seems a shambles of an operation that take your money and do very little for it. Avoid at all costs!

Reasons:
Terrible on communication
Never returned calls
Unable to get in touch when I needed to speak witht hem
They ignored rightmove internet enquiries - I know as I sent a few
Didn't follow up on viewings
I sacked them as my agent at the end of the 2nd week.
Meanwhile my house went up with another agent wh appear to be miles ahead of Reeds!
