Worst than poor !!Tenants and landlords should stay clear of Reeds Rains letting department, their lettings are not managed locally they are managed by Southampton branch who do not respond to emails and refuse to return calls. Worst than poor !!Tenants and landlords should stay clear of Reeds Rains letting department, their lettings are not managed locally they are managed by Southampton branch who do not respond to emails and refuse to return calls. Regular inspections were carried out by local employees and reports were always house clean and well kept and when it comes to exiting property Southampton will try everything possible to delay process, try and charge ridiculous in explainable fees and make the process impossible for both the tenant and Landlord, I can assure you they are not interested in maintaining your investment or property they are purely interested in delaying the process for as long as possible and attempt everything possible to take money for nothing from both tenant and the landlord, 4 emails and calls in one month and not one response, very disappointing. The Southampton branch clearly have no idea what is happening in the local area and their refusal to respond to emails and telephone calls only worsens the matter for both the tenants and the landlords. I have dealt with landlords and letting agencies and never experienced such catastrophic failings, their attempt to make extra money from both Tenants and Landlords for doing nothing are unjustified, If you have a property you need to Let go to a local estate Agent, if in Calderdale area use Francine Turners, they know the area and are able to resolve situations quickly, they are in close proximity so your property and investment is well managed DO NOT give it Reeds Rains they have no interest in your property other than taking your fees

If you are considering renting a property thru Reeds Rains Hebden Bridge consider going elsewhere
. After signing the paperwork everything it seems is dealt with at a chaotic , disorganised office in Southampton : tenancy renewals , maintenance for example & they are utterly incompetent : this from first hand experience . When the gas boiler was serviced the plumber did something where the thermostat wouldn't communicate with the boiler , he left & it was only when the heating stayed on I realised . The original plumber refused to sort out the issue & another plumber was sent round & the landlord ended up with the circuit board being replaced . The branch don't use tried & trusted local trades people , they come from anywhere in around a 25 mile radius coordinated thru the Southampton office , so as a landlord it's anyone's guess who'll come round & what sort of job they'll do .
The tenancy renewals are a complete shambles , I had four different ASTs sent thru Southampton until they eventually got the paperwork right . I paid the rent , then two days later had a voicemail from Reeds Rains telling me my tenancy was finishing the following week unless I paid the money !
Another time I was away in Edinburgh & the Hebden Bridge branch rung telling me they were coming round in a couple of hours for a routine visit , when I explained I was away they said that's okay , we have the keys & can let ourselves in !!! Yes this really happened . I told them to visit another time when I was in .
I had a routine visit three months ago & reported damp in the entranceway & the bathroom light fitting needed replacing . E mails are routinely ignored by both Hebden Bridge & Southampton offices , there is often a nil response to anything you send & you cannot get hold of them on the phone . I have had no working light in the bathroom for three months & counting despite numerous e mails . The Carbon Monoxide detector has needed replacing for two weeks , still ongoing . I've called the branch & left voicemails but like the emails they are never returned . The Hebden Bridge branch treat the rentals at arms length once they have you or your property signed up , the staff rarely reply to e mails & are not in the slightest bit proactive at managing the rental properties .
If you want an agent who proactively manages all aspects of renting a property from within the local branch with all the benefits that brings , then you are better off going elsewhere than the Hebden Bridge branch of Reeds Rains . This review is based on first hand experience as a tenant .

2 days later I received a call to see how the viewing went. I explained the problem and the appointment was rebooked.
1 day before the viewing the estate agent then rings again to let me know the property is now under offer so there's no point in viewing it (he had completely forgotten that I was meant to view the property over 10 days ago).
An absolute shambles from start to finish, very poor attitude from all involved, and have potentially lost the vendor money, and definitely lost my house sale as a result.
So so frustrating. My advice would be to use somebody else if possible!

In enquiring about and consequently applying to rent a property in Hebden Bridge via Reeds Rains, we had excellent help throughout. Sam dealt with our case with great professionalism, but was also very friendly, open and flexible - definitely the human touch. She went out of her way to help us view the property out of her office hours, despite it being an extremely busy period. She chased things from other people that were needed to keep our chain moving swiftly, nothing was too much trouble and constant communication with her from start to finish made the whole process easier and less stressful on my part, faultless.
Reeds Rain in general are outstanding in my opinion I have sold two properties with them and both times could not fault any one of the staff. For mortgage advice Kay was brilliant.
