Reeds Rains in Cheadle recently found new tenants for one of my properties in Stockport. Poor service from day one. Had to constantly chase up stages of the process when putting our house up for sale. We had people knocking on our door who had tried to arrange a viewing with Reeds Rains, however Reeds Rains hadn't got back to them. We also had people turning up for viewings which we had not been notified about, even though we had asked for 24 hours notice! The branch manager, Holly would then avoid our calls for at least 4 days then tell us she knew nothing about our complaints - why? and to quote - 'not to cut our nose off to spite our face' when we asked for our property to be taken off the market with themselves - absolutely disgraceful service and attitude!

Very poor communications, record-keeping, follow-up, and dealing with repair issues. Sent contractors for quotes and in first instance did not follow up for quotes for more than a month after I (TENANT) chased them. Second instance, they sent a man to look at a problem with a party-wall being unexplainably wet. Contractor said problem was due to leak in roof and rain. I replied that it had not rained. The man replied, "It is always raining somewhere". He insisted I find lessee of party wall for access; then he did not arrive at time he set for meeting! More problems with people not returning calls or making accurate notes. Complained to HQ, to have three different customer service people provide different responses, with no apology or statement of their procedures for dealing with repair reports. One month after report of new problem, still no confirmation of receipt of my report of the matter, or statement of what procedure / time frame they should follow. They do not record calls and I have found the staff failing to keep promises or accurate records. Do everything in writing and avoid phone or face to face interactions when possible.

Do not ever rent a property through this agent, I originally rented my property through another agent who subsequently sold the rental portfolio to Reeds Rains they failed to check the property and neglected to tell me that they were unable to gain access. It cost me a fortune to evict the tenant through the courts but even worse over £1000.00 to remove rubbish all the way through the nightmare they were on the side of the tenant rather than the landlord who was paying for them to manage a property they were clearly not managing! And forget any refund they have a very long very complicated complaints procedure designed to put you off
