We have been operating in King’s Heath for 20 years now and are amongst the most established agents in the area. The Oulsnam office lies on the High Street by the junction with Station Road, in an area full of retailers, coffee shops, pubs, and the local library, so we see a considerable amount of foot traff
ic and window browsing. The King’s Heath office markets and manages properties in the surrounding suburbs of Birmingham such as Stirchley, Selly Park, Billesley and Yardley Wood. The area contains properties ranging from Victorian terraces to Edwardian villas and new apartment blocks. The office is managed by Lynda Williams who has been with Oulsnam since 1997.

I used Oulsnams in Kings Heath in connection with the sale of a property. Their service from start to finish was 1st class. Their initial valuation of the property was spot on meaning that the property was marketed at a sensible price. They were able to assist with regard to contractors to assist with house clearance, cleaning and gardening services, and attended to all the viewings meaning I didn't have to get involved in any of that. I got a feedback call after all the viewings and their advice when competing offers came in was excellent. Michelle in particular really worked hard on my behalf, even after the sale was agreed pushing the process along so that it was concluded as soon as possible. I have no hesitation in recommending Oulsnams in Kings Heath to everyone.

Just bought a house using Robert Oulsnam and Co in Stirchley...
It was a long protracted process, but the Staff at the branch, especially Sue and Tim , were fantastic. I had updates from Sue, on a weekly basis and any issues were acknowledged and dealt with.
Considering we completed in the coronovirus lockdown, solutions were provided to help with the sale and taking possession of the property WITHOUT any "social contact".
I can't thank the office enough for all their support and help in the process..

Good value fees. As with all agents, negotiate the fees and be clear about where and how the property will be advertised. You may find lower fees (eg online agents) but I felt the quality of service I received was worth the money Oulsnams charged.

I engaged Oulsnam's to sell my house on the basis of a fair property valuation, good value sale fees and their presence in the local area.
From the very beginning I felt the information and opinions I received were clear, fair and realistic about the local market.
The property particulars were well written and had good pictures to show the property well, both online and in paper form.
I asked Oulsnams to handle viewings for me (I travel with work) and on the occasions where I met the agents doing the viewings, before I left them to it I felt they knew the property and would give a 'good' viewing for potential buyers.
After each viewing, within 24-36hours I received a phone call giving me feedback from each of the viewings and information about when offers might be forthcoming.
I received a couple of offers before agreeing the sale and when I asked for opinions or advice about the offers, I felt it was fair and impartial.
Once sale was agreed, communication continued and I feel the team were still engaged with the process to assist a quick and efficient exchange and completion.

I had already negotiated a reduction in view of the poor start with this agent. Even so, for the level of service I received, I thought the cost was excessive.

Over two months, as the exchange and completion date neared I had only one e mail initiated by Michelle; all the rest were responses to my queries. My vendor's agent rang me immediately, whilst I heard nothing from Oulsnam.
A formal complaint which I had to put in a letter elicited the same lack of concern about the indifferent level of service from the complaints manager and Andrew Oulsnam.
So if you want a good estate agent who is prepared to put the work in all through the sale process as Heritage of Kings Heath did for my purchaser and Bradleys in Exmouth for my vendor and support you as their client, then I would advise you to avoid Oulsnam Kings Heath

I cannot praise the team at Oulsnam's King's Heath highly enough! I sold a property with them and everything was exceptional: valuation, information, particulars, photos, marketing, advice... right through to completion. Their communication, responsiveness, friendliness and professionalism was first class.
Michelle was the main agent I dealt with and she was truly outstanding! Friendly, knowledgeable, responsive, professional and truly helpful. Lynda was also very helpful and professional as was Maxine who often sent things (like particulars etc) via email.
The house was valued by Michelle and higher than I expected. She was friendly, clearly very knowledgeable and highly professional. I was given a pack of useful information (whereas another Agent provided nothing) and Michelle's valuation letter was emailed to me the same day (whereas the other agent's valuation came three days later).
It took a while to get the house ready for marketing, but Michelle was patient and helpful. Once ready, the photos taken were superb and the particulars were excellent (I was sent a draft and asked for a few minor amendments which happened immediately). The marketing was instant and across various sites, though they also had people registered who were looking in the area! I was delighted with the level of interest generated and there were numerous viewings and a number of offers. After just 8 days, the house was sold for the asking price! The after-sales communications were also excellent, enabling a smooth and easy process right up to completion.
Thank you to Michelle and the team! I would highly recommend them to anyone - selling or buying! Tom

We recently sold our house through Robert Oulsnam Kings Heath and can not fault the excellent service provided. They were extremely efficient in arranging and managing our viewings and always quick to answer phone calls and respond to messages. Michelle in particular was extremely helpful in moving things on towards the end of the process, telling us exactly what she was going to do and phoning back promptly with confirmation. The team made the whole process much less stressful for us and we would use this agent again without hesitation.

Absolutely disgusted at this branch. I would like to say that she may have assumed I was a member of the household but only the day before the same estate agent who drives this black Audi A1 showed myself and my wife around a property on derwent drive kings heath and she did not even introduce herself or say hello which we both found very rude, the property was ok but not for us but the estate agent just couldn't wait to get us out the house.
When I called the office to make a complaint the girl on reception would not even put me through to a manager so I couldn't even voice my complaint.
Definitely won't be purchasing a property via this agent. I was absolutely disgusted and shocked at the level of customer service and respect shown by this agent. My only guess is it must be the colour of my skin that's the issue.
