I'm a longtime local landlord with a lot of experience of local agents.
Elizabeth and her team work very hard. They go that extra mile and are invariably a pleasure to deal with. Most importantly, they have just delivered me two sets of good tenants. Quickly, and at a difficult time of year.
But more than that, they remain calm and positive under pressure and do their utmost to respond to any special requests/problems. Their bosses are very lucky to have them, because they really compensate for the fairly high fees and fairly tough terms & conditions imposed from above.
I also want to comment on the very hostile review (more about the flat than the agents) from someone called Jake. I suspect the manager of another competing local agent is trying to put a spoiler on some really high calibre competion. It has been known to happen and can be taken as the sincerest form of flattery!

We received an spontaneous email from the agent to ask about our property on the market. It was marketed through another agency but we did not have any luck with prospective tenants for a month before this one emailed me. I found it very odd and a bit uncomfortable that Morgan Randall contacted me at my personal email address out of blue as I had never given them my email address - to be honest, we did not know them before they contacted me.
Nonetheless, I replied to the email out of urgency and found them OK so agreed to move to joint sole agency with the original agent (Portico) in the area. Morgan Randall brought many prospective tenants which was impressive but some of them were clearly not very suitable (bringing a pair of dogs to no pet allowed premises, for example). They found us new tenants at the end. Job was quick and efficient, for which I rate this agent highly.
Now we received the bill for rent management only service (but you still have to chase up tenants if they do not pay. Rent management means they retain money between when tenants pay the agent and the agent pays landlords), which charges landlord 11%+VAT for the initial term - in our case, that was an 18-month contract, so came out as nearly 2.7 months equivalent of rent we receive, or 8-month equivalent of our BTL mortgage. What I was annoyed was the fact that they were not clear about other charges such as tenancy agreement fee (GBP350 + VAT), tenants reference fee (GBP65 per tenant), etc. The only fee I ticked on the form was check-in which itself was more than double compared to you finding an independent one. Our previous agent charged much less on tenancy agreement and was clear about it from the beginning. Also, they retain rent for 10 working days after they collect rent from the tenants - what kind of business is there for you to pay them higher than average commission to retain your rent (i.e. they have free working capital available for 1/3 of the month!)...... Us landlords are not protected if, for example, these agents go burst. I think if agents retain clients' money they should be regulated by an authority like FCA, or are they?

By far the worst customer service that I've ever come across. We have lived in the property for almost 2 weeks now and still have not received the correct keys. They gave us one of the keys and told us we had to get more cut because we moved in late! What is the most ridiculous thing I've ever heard! After complaining there eventually gave us another set but then the lobby key did not work! I was informed by the landlord that she had told them that they had to get the lobby key done by a specialist key cutter, they obviously didn't listen to a word of that. We currently still do not have keys when I messaged them about it, I was told I had to return the keys because they were a lot of money! I think the woman that is dealing with us has obviously never worked in any hospitality before! or has no manners They did not apologize for giving us the wrong set of keys they have not said that they are going to get more cut even though it is in the contract. The complete absurdity of this whole situation irritates the hell out of me! That I can't even get into the property that I'm paying for.
But there is more! When we moved into the property of the hot water wasn't working! It is still not working we have to get a new boiler! They said they checked it a couple days before we move in but the way the company is managed I very much doubt they did. We also have problems with the furniture that is unusable! The table in the living room is completely wonky the chairs scrape against the wooden floor, so at the minute I'm eating my dinner on the sofa. Until my order comes through on Amazon because God knows they are not going to get any new ones. Our double bed in our room has got wheels so every time we get on it I feel like I'm dancing on ice! The shower head is completely screwed! The doors to the balcony do not open!
I could probably go on for days! Yeah, so a long story short you are probably best off not using this company. Save yourself the stress and use someone else I wish I did.
