Absolutely awful experience! Very dirty flat, and they use a shady inventory report agency too! Which uses pictures of the dirty flat saying it is clean although it is clear that the surface on the picture is covered with 3 cm of dust and pieces of dirt. The check out report is twice as long as the check in report, showing new angles and places, which i by the way sent pictures of at move in date with comments on the damage. All reasonable arguments are completely ignored and deposit being held and not released. The check out report was delayed due to issues with access to the property: I vacated the property a say prior to the check out date.

Absolutely terrible letting agents, they were unable to deal with issues in the property from day and never got fixed for 20 months. Never had any issues with any other letting agents in 12 years renting in London. Their check out report was 100x more detailed then the check in report trying charge ... Read Full Review

Absolutely terrible letting agents, they were unable to deal with issues in the property from day and never got fixed for 20 months. Never had any issues with any other letting agents in 12 years renting in London. Their check out report was 100x more detailed then the check in report trying charge me for fittings and fixtures tear and wear. The property was in an excellent condition, took them for 2 week to find a new tenant. Look somewhere else if you are looking for a good propert letting agent. Never again.

I should have read these reviews before renting from them. The property management service (run out of Baker Street) was appalling and I can honestly say we feel traumatised by our experience. Please think about renting from another agent, even if it's a few more pounds a week. It will save you a year of enormous stress and significant expense.
It is entirely understandable that things can go wrong with a property. It's what companies do to fix things that counts.
When we moved in to a flat in north London, we discovered exposed electrical wiring, blocked sinks, a broken toilet flush, broken taps, and a broken oven. Engineers described multiple electrocution risks.
Later there was an infestation (through broken floorboards) and two gas leaks. We were also left without electricity for three days. The infestation was never definitively resolved.
Each time a device broke (even ones that were broken before we moved in), we were told we would have to pay a fee (£60) if we were found to have broken it.
It took dozens of visits to get these issues fixed during our tenancy. We were sometimes asked to pay parking fees for these engineers. When we refused, we were told visits would have to be delayed. This included a visit for a gas leak.
The contractors inevitably had not been briefed so didn't have the correct equipment and had to re-attend. This was enormously time-consuming.
It took a formal request for Knight Frank to return our deposit after several weeks.
The Google reviews for Knight Frank do not match ones elsewhere. That is telling. I believe that Knight Frank has rented out properties in London that are not fit to let. Even more importantly, when routine maintenance issues arise, we have found them to be confrontational and aggressive. It has been an enormously stressful experience.
If you can find a property managed by another agent, it's worth paying a little more to save yourself a year of stress. I have rented from other agents including Paramount West Hampstead and they were fantastic. Not all agents are like Knight Frank, so find one of the good ones.

2 months and we still not have our deposit back...
We have rented a flat for 3 years and give back cleaner (professional cleaning) and a very good condition.
In the last 2 months, they made several attempts to steal money from our deposit : - they claimed that the flat was not clean whereas the checkout inventory shows that a lot more rooms are professionally clean then the check in inventory.. - they claimed that a lot of items where missing whereas they allowed us (with e-mail proofs) to get ride of this items... - they claimed that 2 blankets are missing whereas they appear on the check out inventory (and one other items that must be in the flat), they asked 10£ for light bulbs after near by 100k£ rent...
I do not know who they think they are to try to swindle renters like that...it’s really really annoying...
Avoid KF if you can or be extra extra careful when dealing with them...

Knight Frank is a very dodgy company.

Knight Frank is a very dodgy company. The check-in/out was done by a so-called independent company appointed by KF. We were not allowed to select this company, but we did have to pay for them. The check-in report was very light and some of the issues we raised were not included in the report. Some of the photos were very blurry. We were told not to worry about it, and frankly at that time our main concern was getting the two sets of keys that were missing even though we started paying rent already. Two months before we vacated the apartment there was a mid-term check. As we kept the apartment very clean there were no remarks. Any remarks we had were left ignored. Upon planning the check-out KF did everything they could to keep us from attending the check-out process, as they knew we would be leaving the UK. We got a strange feeling from this, but the apartment was professionally cleaned and without any damages so we handed over the keys and moved on. At first they tried to withhold about 20% of the deposit for cleaning and damages. These items were outrageous, and ranged from 'a little bit of dust on the thermostat' to 'chips in the paint' for which the clerk had to get his biggest lens out in order to photograph it alongside the tip of a ball point pen. No blurry pictures this time. KF even tried to charge me for an item that was clearly marked as landlord responsibility. After pushing back on these costs KF stopped responding for a long time. After chasing them they decided to drop most of these items, but were still overcharging in my opinion. For instance, I asked for a price specification for their cleaning costs of nearly 200 GBP while the check-out report clearly stated the apartment had been cleaned to professional standards. They never answered this question. They rarely pick up the phone and are slow to respond to emails. It was only after I started the mediation process with the deposit scheme that things started moving. All of a sudden they accepted a settlement amount I proposed earlier, and they would call me within 2 days to verify my account details. They never did. It has been more than 2 months now and I still haven't received my deposit back. After reading some similar stories on this website I regret not knowing about this earlier. As it seems they show this kind of behaviour often. Be very careful with this company.

I saw an apartment - she was rude and pushy, and kept making up stuff. Also, when I called to see other property on Sat she bluntly cancelled last minute and said sales take priority as fee for her is higher. Also when I called to see another property she made up an excuse why I cannot see it that day (something with landlord doesn't allow viewings until next week). May I add, I called another agency, saw place the same day and rented via them. She also never bothered to start sending me properties within my spec, she would just send me a random list of properties. Literally the worst agent we ever worked with. Other agents/agencies in Marylebone were miles better.

Review of Knight Frank Property Management (KFPM): In summary, an expensive and very poor management service. The property managers themselves are reasonably competent but the overall system itself seems to be severely flawed - everything is outsourced to externals (inventories, check-ins, check-outs, periodic visits etc.) meaning the property managers are not familiar with the properties they manage since they never actually visit them. This can lead to issues at check-out re dilapidations. A seeming lack of communication between the lettings agents and KFPM can also lead to issues with re-letting and void periods. In my experience KFPM does not attempt to save their landlords money and will often use expensive contractors for works on the basis of one quotation only. My impression is further that the property managers will do everything they can to avoid difficult conversations with their tenants and would rather negotiate against their landlords. All in all a very poor service which comes at a high cost (in terms of high fees, expensive works, significant dilapidations which will never be fully recovered from departing tenants and void periods). Actually from my perspective there is very little "service" element to KFPM's property management service at all, and there is zero value-add. If one views one's property as an important asset / investment to be nurtured and financially optimised whilst providing high quality accommodation for tenants, I personally believe that this is the wrong agency for you.
