I cannot praise John Browns Estate Agents enough for their patience and professionalism in seeing through a sales transaction that became far more challenging than it needed to be. They arranged loads of viewings and secured buyers on 3 separate occasions (the 1st 2 fell through in bizarre circumstances). David was great but I must reserve the highest praise for Nicola who went way above and beyond the call of duty. I can thoroughly recommend this company

Services : Letting( As a Tenant )Date: 23rd Aug 2019
If I could give a minus score I would. Expected us to complete a tenancy in, what can only be described, as a filthy, cat urinated, dilapidated property. Agent firstly requested us paying for the cleaning of what had been a 5 year tenancy...think not! When signing for the property and visiting (having been advised it had been cleaned, etc), the bedroom stunk of cat urine, the bathroom was disgustingly dirty (so obviously no cleaners had attended, as was assured would have occurred after me advising I was not liable for such costs), no lightbulbs operative, smoke alarms weren't working, no keys for garage or internal door, white goods left in garage full of old food, blinds to window dilapidated and mouldy. The kitchen was a disgrace - their response as to why the oven was so dirty was "we don't get ovens cleaned"! Prior to me signing, there was a tenant in situ for 5 years - I'm suppose to use a 5 year old dirty oven, not)!!! The kitchen work surfaces were dilapidated, with the surface peeling - very unhygienic. When confirming not legally accepting the property, I was advised the Agent knew about the cat stained urine carpets and they had been cleaned - the room stunk of cat urine! I reported all aspects of our disappointment and told "but we aren't managing it, just a let only" - the Agent knew how the cleanliness was paramount to us, yet expected us to live in what was considered to be an environmental health issue. Agent/Landlord taking no responsibility (more so, no apology has been expressed for this situation). Firstly, I'm informed the property will have work undertaken by 30th, and larger scale of works could take no longer - now being advised they need Landlord approval. Agent being reported legally now to all authorities for this experience. Our family has been left without a home from next week now and the Agent is not accepting any form of responsibility in their failings, hence our legal action against them. The staff in St Helens are unhelpful, unprofessional and, when visiting the office, very abrupt within a very unwelcoming atmosphere. No answers to any of my questions are forthcoming and the Property Advisor, Linda, has advised one thing, then another reversing her original comments. The matter has devastated our family and cost us financially redirecting mail, removals having to be cancelled (by the way - Linda told us we shouldn't have had mail redirected so won't bear the cost of having to cancel this now). The entirety of this matter has been dreadful and, being in the industry ourselves, we are appalled at the level of competency throughout - the Landlord has now blocked us contacting them direct also.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
