Fees can be considered a bit high, but having bad previous experience in non-managed property, I gladly accept them.

Horrible from beginning to end. Property Manager does not respond to emails, impossible to have the repairs done and they will do whatever possible to keep the deposit after the tenancy ends - unbelievable excuses. Be careful with this agency, they are the worse ever. Overprice quotes sent to tenants to ask them to pay for what landlords should, always use the same contractors.
One star ranking is much more than what deserve.

Absolutely shocking. DO NOT USE THIS BRANCH. We were in a property managed by them for almost 2 years- we experienced a severe leak which ruined some of our belongings and furniture. It took them 3 days to get someone out to look at the leak ( just for quotes) and weeks to get it fixed. We lived with buckets and bowls in our bedroom. once the leak had stopped it then took over 4 months to get the brown roof repaired. Absolutely shocking. After all this we handed our notice in. They are now holding our deposit which they have had for 14 days (legally under the TDS they are only allowed to keep for 10). No one will get back to us- calls unanswered, emails unanswered. Michael Aidoo is the property manager- he will not get back to us- absolutely outrageous

They urgently need to improve their customer service, more and more people I hear are saying the same. What are we paying them for?

This is the worst company I ever dealt with after foxtons, even at foxtons I have had better experience overall. They only take care of you before you sign the contract, as soon as you pay, you no longer exist. They do not reply to you email, have nothing useful to say over the phone, keep telling you to be patient and arguing with you just not to take any blame or responsibility. They don't care for the property as well, or the landlord, even if you have a water or gas leak they do nothing. They made sure to protect themselves with tons of obligations from the tenant and almost nothing from their side. Even if they are obliged they will not necessarily follow theirs. They will deal with tenants like they are second class citizens, milk their money and provide no support whatsoever. It's cruel, but it is up to the people, this company does not seem to have human values at base. They are rude, incompetent, slow, irresponsible. Beware! Unfortunately I only figured this out after I signed the contract.

Simply horrible service.
We got an apartment through JLL, during the viewing the staff member was very polite if a bit rushed. He ensured us all the details of the property, rent/parking etc. We moved in soon, and soon things started going wrong.

They could have helped in a lot of ways, like managing the property issues like they were supposed to.
Not imposed useless charges on us, and not given away our parking spot to someone else without telling us.

Simply horrible service.
We got an apartment through JLL, during the viewing the staff member was very polite if a bit rushed. He ensured us all the details of the property, rent/parking etc. We moved in soon, and soon things started going wrong.
All problems with the property were managed by JLL, so when we had issues with heating we called them, got no support. Our heating did not work for various days (sometimes 3 days in a row in winters), and we got no support. Just standard boilerplate emails saying they are looking into it, and then nothing, with us having to call them again and again.
Now to come back to before mentioned parking space, which we were ensured at the time of viewing that it was part of the rent. They gave away our parking to someone else in the building, basically rented it out to someone else without informing us. Then argued with us that our property never had a parking spot, when we argued and provided evidence in form of an email, they said that yes our property had a parking, but it has been rented out so nothing can be done about it now. No support then.
During checkout, we got into various headaches, they repeatedly asked us to get professional cleaners, preferably through them (I am sure they were getting some sort of deal), when we declined, they imposed cleaning charges on us, even though we cleaned the property thoroughly and took pictures as evidence, which matched with the pictures taken by the inspector. Also added admin charges for us to check out, even though we did not ask to move out, the landlord asked us to move as they were selling the property.
All in all horrible experience.

What agent could do to change your mind?
-Communicate all facts at relevant time points e.g. INFORM your tenants that they cease to have any authority over the property once the check-out has been arranged even if the tenancy has not ended - why should we continue to pay rent then!?!?!? Not everyone is an estate agent and \'should know\' the rules.
-Follow up with any work that is due to take place
-Use the same check-in and check-out inventory clerk

We had numerous issues with the property when we first moved in and subsequently. The inventory clerks that they hire to carry out our check-in and check-out inventory have DOUBLE STANDARDS - for example, the check-in clerk missed a number of glaring issues such as 2 massive dents on the floor (luckily I noted this and gave this as a comment after going through the report) and the check-out inventory clerk claims that there are 'spot marks' on the sofa when it was clearly the design of the material and this can be verified from from the pictures taken during the check-in inventory and at the check-out inventory. They also asked us to arrange for an early check-out inventory and DID NOT TELL US THAT WE CEASE TO HAVE ANY AUTHORITY OVER THE PROPERTY AFTER THAT (e.g. not even to place items in the flat!!)! Not everyone is an estate agents and such IMPORTANT information MUST be communicated to customers!!

DISGUSTING, DISGUSTING, DISGUSTING! Beware of this agency and their snobby selves. Contacted the manager, who defended an undependable estate agent, and replied with attitude. They should closed down. Awful. I'm not surprised to see all the reviews are one star. Get away from them until you can. Because of their behaviour we are left now without a house and a bunch of furniture we no longer need.

What agent could do to change your mind?
They should keep the landlord informed of all mails sent to the property. They should pay help landlord to pay the outstanding charges in time. They shld do a sanity check on the tenant during check out to make sure he has made all payment before he leaves.

I am a foreigner who had purchased a property in the E3 area. As I am a foreigner, I had engaged JLL to manage and let my property. It was a terrible experience with them. They never helped to pay for our service charge in time and also never help to pay for the council tax during the vacant period while awaiting for tenant to rent and in the end I had to pay for all the outstanding penalty and fines for late payment. They being my management agent never even paid a visit to the tenant to check on the condition of my house or collect letters related to my property and by the time I received the fines notification. It was the ultimatum. After 1 year, we decided to remove them. I also advised those Singaporean who bought Uk property, do not use them if you have a choice. The tenant that they found for you also not checked background properly. My ex-tenant was one of those who missing in action and not contactable at all.

I just want people to know that when dealing with this estate agent, please be warned they will leave you high and dry. After accepting my offer on a new-build property, and instructing solicitors, the seller went back on his word and decided to not accept my original offer price. I withdrew and had to ask Jone Lang Laselle to refund my £1000 holding deposit. I had to chase them like mad and they were very unhelpful throughout. They help secure the price, but made sure they stepped well away when the seller changed his mind on the price agreed. The estate agents deliberately ignored me, avoided me and most importantly, did not apologise to me. Only when I asked for an official opology did they then 'reluctantly' do that.
I warn anyone who wishes to uy new-builds through them. Avoid! They are so desperate to accept any offer they basically lie to the devoloper about the offer amount and hope that once conveyancing takes place it's not possible to go back. They will never admit it though, so please remember who they are representing. It's definitely not the buyers1
