**PLEASE BE AWARE OF THIS COMPANY**
* of Homes4U told me that a reservation fee of £250 would secure my new rental property subject to passing referencing. Homes4U went quiet for 2 weeks after the payment and i tried to contact them on numerous occasions. a few days before i was supposed to be moving i was told i had failed a credit check, that the move had fallen through and they would be able to help me any further. They have failed to respond to several emails and calls since.
Personally I feel as though I have been robbed and have contacted trading standards regarding this company.
Had the company said that old debt management on my credit file would have affected the application i would have used my partner or parents as a guarantor , instead i was ignored. Please watch out for companies like this!!!

I specifically asked and was told property would be cleaned before i moved in, it wasn't. It took me an hour just to clean the stench off the microwave, not to mention the oven.
Half of the furniture are broken, one of the blinds is missing, one of the bedroom doors was broken(handyman only did a quick fix on the spot) and the bathroom door lock would have to be completely replaced so it was never done (why spend the money to fix the suckers door right?). the heating didn't work for the first couple of months and only after numerous call an electrician came to repair it along with a quick fix of some wall plugs that were somehow ripped off the wall (still don't work).Half of the plugs in the house still don't work so we have little to no lighting (property has hotel type plugs that are connected to the switches on the wall, none of those work.). The electrician said they'll have to ask permission to carry the work, but once again, why spend more money for the sucker? nothing ever gets fixed or replaced, only mended to be barely usable.
one of the toilets started leaking, it's been at least a week and whenever we call them we get the same responses not my department, you have to contact X and X is usually on his/her lunch break at all times. Some days after they find the time to communicate they do apologise though.

When I went to view the house I was told that the property was furnished. When I ask if I have residential parking I was told that no, but you can park your car outside the house like everyone else. On moving day I opened the door to discover there was no bed, no wardrobe, there was not even any table or place where I could put my stuff. After spending all day on the phone to the agency complaining they agreed to getting me some furniture. The bed did not arrive that day so my first night I had to sleep on a mattress on the floor. After living at my house for 2 months I got a parking fine for parking my car outside my own house. The agency said it's my fault, because I should use residential parking. When I rang the Oxford Road office and explained I had been mis informed from them selves I did not receive help in any way from Stephanie. She said that's it's not true and no one said to me that I can park car outside so in the same way I was called a liar. This was not an isolated incident because I have spoke to them on several occasion and they said perhaps you didn't understand what you were told. I informed them that I had my girlfriend with me who was helping me to choose a house and we both second checked the details with the agent at point of viewing. After yet another lengthy phone call with agency I was told that I have to pay the parking fine, because agency can't do nothing about that. I told them that's ridiculous as I only got a parking permit after I informed them about my fine. When the permit came the issued date was 2012 (two years old) with a invalid code to the gate so again I had to keep car outside the house where I may still get parking fines. The agency are blaming me for the fine and said that I have to deal directly with city council, but council said it's not their business and fault so please contact your agency. I am not blaming the council, because obviously it's not their fault they are just doing their job, the advisor who was showing us the house made a several mistakes and it looks like he doesn't have a clue what he is doing. He is trying to rent properties to people without the correct information about the house and the agency are not only unhelpful but they are rude, insulting and misleading.

I have recently renewed my tenancy with Homes4U for another 12 months. Both members of staff were very polite and helpful.
I first dealt with Anthony Waring in the initial stages of the contract. Myself and the other 3 tenants were originally given only 3 days to decide whether to renew our tenancy or not. As working professionals, not students, I think this policy needs to be looked at, as it really isn't enough time to decide whether to resign for another 12 months. We were also approached to make a decision at the end of November, even though our contract lasted until the end of July the following year. This is very early to make such a decision, given that proffesional lettings in the city centre only approach tenants 1 or 2 months prior to the end of the contract.
Anthony was helpful in this situation as he arranged for us to have a 1 month extension before making the decision. Had he not of done this, I doubt we would have renewed the contract.
Both members of staff were helpful and polite, often replying to my emails the same day.

When first moving into the property we were given no information about bills, the meter readings, emergency number for the boiler, and no information about the tv if it works or not. We were told before moving in that the house was originally 2 double rooms but after a month we still have not been contacted about changing the single bed to a double, even though this was promised before moving in. There is also a loud noise in the single room which makes it impossible to sleep in and after taking a month to take any action we were told there is nothing they can do because it would be too expensive to replace. All the staff I have talked to have been very friendly and professional, however I am not pleased in the way that we have been dealt with and I get the impression that homes4u simply do not care if there is a loud noise and that they are going to do nothing about it. I will definitely not be using homes4u ever again.

The agents were not good at returning calls and I had to continually chase them up.
The agents have not followed up requests of improvements that were promised to be made to the flat.

Move It Campaign, and are committed to the 'We Promise' Code: We commit to help you to buy/sell your home with integrity and

<p>In order to do this, we make the following promises:</p>

<li>We will declare any conflict of interest</li>

<p>In order to ensure that these standards are maintained, we have introduced a complaints procedure, which provides for any grievances to be handled internally.</p>
We commit to taking your grievance seriously. We will listen, investigate and confirm our findings to you in a speedy, impartial and honest way.
If you believe you have a grievance, please write in the first instance to the Manager of the branch concerned (contact us), outlining the details,
within three months of the incident. Your letter will be acknowledged within 3 working days, detailing steps that will be taken to investigate the matter.
Your complaint will be thoroughly investigated according to our in-house procedures, and a written reply will be sent to you within 14 days of
receipt of your initial letter. If you are not satisfied with the outcome of our initial investigation, we will offer you the further opportunity to have your grievance reviewed by the Managing Directors Office. If we fail to conclude our investigations within three months from when the complaint was first submitted in writing, it can be referred to the Ombudsman.</p>
<p>In the even that the final review as details above still fails to satisfy your complaint, then you are at liberty to have the matter referred to the Ombudsman for Estate Agents, to whom information will be provided by homes4u. You are also entitled to have your complaint referred to the Ombudsman should we fail to deal with matters expeditiously i.e. within 3 months from the date of written notification to ourselves.</p>
