Well what can I say!! An absolute joke!!! I have just enquired about a property they are advertising for sale, and the possibility to view. I have never experienced anything like it before and hope the owner/seller of Coombe Close reads this as they have just maybe lost you a prospective buyer!! Who do Harrison Murray think they are, and in a world where data protection now has a high security profile, they run their business like this. So Mr Owner of Coombe Close change estate agents ASAP to an agent that will pull out all the stops to sell for you. Shame because I liked your property.

After making the initial mistake of agreeing to things verbally, I found my request to have matters put in writing totally ignored. I used HM to be the letting agent. The initial contact was very good. The letting manager came promptly and put the house on the market promptly. However, thereafter the response was poor. They claimed a tenant was interested and would take it on if I could get some work done. I agreed but had no follow up contact from this so called potential tenant. They wasted 4 weeks. I went to another agent and within a week they had done 3 viewings and agreed a let with one of them.

What agent could do to change your mind?
Remove themselves from the letting market entirely pending a complete shake up of their staff and service levels - a new maintenance department ( i'm not sure if this is outsourced but they are horrendous) and perhaps an education on how to treat their clients?

I am 32 year old, employed woman, living on my own and had taken the property on for 6 months pending the purchase of my own house.
Lets put it this way, if I ran my department like this I would have lost my job 100 times over - the worst letting agent I have ever had the displeasure of dealing with. I was lucky that I had a brilliant landlord whom I ended up contacting directly!
I would like to take the opportunity to highlight what a disappointing service Harrison Murray and their maintenance department provided all of which I vocalised to my landlord directly (he has now moved to a new letting agent based on the bad experience we both had)
To mention a few points
- I did not see/receive/agree to or signed an Inventory/Property Condition List. I was promised this would be with me 7 days after starting my tenancy but was never received.
- The boiler stopped working over May Day Bank Holiday (first weekend in the month). I contacted the out of hours/emergency number and left a voicemail over the weekend with no response. I then called the office on the Tuesday (due to no response) and was transferred through the property management department where I raised my issues with a young lady who said she would call her engineers to arrange a time and that she or the engineer would call me later on that day to confirm everything. Again, no response. I then called again on Wednesday (finally managing to get through in the afternoon) and spoke to another lady who advised me that there was no record of any message on the emergency number or of my conversation or request the day before?!! The lady in question then said she would look into this and do what she could to resolve the problem and promised me a call back before the end of the day with an engineer's appointment. Very disappointingly I did not get a call back AT ALL from anyone.
By this point I had given up and emailed the landlord directly (thank god he had been kind enough to leave his contact details for me) to explain the situation (by this time I had been without hot water/heating for 5 days) and we agreed that I would call a plumber myself to get the problem fixed and get them to bill this back to him directly.
8 days without a working boiler and terrible service for both myself and the landlord who had taken out the fully managed agreement with them in fact, it has since been pointed out to me that perhaps I shouldn't have been paying rent for the days that a I was without hot water? I don't know much about tenant rights but it certainly is possible that they were in breach of their SLA's
Due to the service above any other problems were handled myself and resolved directly with the landlord. Surely, not the point of employing someone to manage the property?!!
Further to the boiler issue, I then received a slightly threatening letter in the post (received 07/09/2015) expressing that they had been trying to contact me to arrange a time to inspect the property - it was the first I'd heard about this. I had received no calls, voicemails, emails or otherwise asking to come and inspect. I was asked in this letter to call or email a third party managing agent to arrange a suitable time to do so which I did the same day and never received a response.
To clarify, I have never been difficult to contact, the landlord came to see me at the property in August as he needed to gain access to the loft area. This was all agreed without hitch via email correspondence so I don't really understand why HM were having such issues?!
Having now moved out of the property, I continue to have issues - firstly, upon emailing a letter of complaint to the main negotiator and her manager, the response I received was as follows:
Good Afternoon,
"Thank you for your email, the contents of which have been duly noted and the end date for your tenancy will be the 12th November 2015.
I can only apologise for the service for which you have received.
I hope this clarifies the situation but if I can be of any further assistance or if you have any questions or concerns then, please do not hesitate to contact us"
WOW - great customer service skills?! They haven't even bothered to investigate the problems and try and find a solution. They clearly don't give a monkeys about their customers.
Secondly, I am still waiting for my deposit - my landlord emailed me directly last week to say everything was fine on the checkout and upon chasing the agents today I was told that I hadn't received the money back because they didn't have my bank details. Pardon?? You have been taking money from me monthly for rent for a start - and secondly, why didn't you pick up the phone or email me for the details if you didn't have them anymore?!
To summarise the property was great, I had a great landlord who was very helpful however, my experience with Harrison Murray as a letting agent has been disgraceful.
Future renters and landlords beware - you will not get the service you pay for!

What agent could do to change your mind?
Answer their phones, hire competent staff and competent builders, and get repairs done quickly and properly when tenants need them. Communicate with your builders and inspectors, and stop giving people the run around.

Harrison Murray is a joke. When we first rented our property last year, they said that the place was cleaned. Particularly the stove. That was false, the stove was caked with grim and grease. We ended up purchasing an oven of our own, because we refused to use that nasty thing they left us. Not to mention, the place has a multitude of issues (even to this day). Botched jobs from the builders they bring in. That's if the builders even show up at all. We needed our bath tub replaced, as, I had a seizure, and, my knee punched through the side of the tub, leaving a hole. The tub was leaking of course when we showered. It took them nearly four months to get the tub replaced. Not long after the new tub was fitted, we noticed a leak again. It was coming down into our kitchen, cracking our ceiling. We finally got a competent builder in here, and they said that all our tiles around the tub need regrouted, and caulking around the tub needs redoing. Letting agent was trying to save money by hiring cowboy builders; and now are paying for their mistakes. We needed our kitchen sink tap replaced, and the previous builder botched it; he didn't check for leaks. The pipe underneath was completely separated, and needed a new O Ring. Problem after problem. Fence needed fixed, bannister rail needed securing, loose floor boards, cracks inside and outside, poorly fitted kitchen, plumbing issues, leaks, damp issues, holes in the walls, shoddy tiling, sticky windy paste on our bathroom tiles. The list goes on and on. We have to call and email Harrison Murray for months and months to get anything done. They even messed up our paperwork. We have a tenancy agreement. The same person that signed the agreement then sent us a letter stating that our tenancy was now periodic. I called Harrison Murray (and to my surprise) spoke to someone. They said it was sent in error. They are disorganised and completely incompetent. If you see a property of theirs for sale or rent, run away, as fast as you can. Not unless you like headaches.

Terrible experience so far...
About two months ago my girlfriend and my 2 year old and myself started renting a house through HM Lettings. When we arrived the place was - although promised it would be clean - an absolute mess. When we started cleaning the house we discovered loads of mice droppings in several location. Unfortunately for us we already signed the contract so we made a note of this together with all the other imperfections, like a faulty light a not working hot water tap in the bathroom and on later discovery a dodgy oven and a leaking dishwasher. We emailed the whole list including pictures to HM Lettings. As we never received any response we started calling them on a regular basis however it seemed almost impossible to get anyone on the line and left messages were not returned. After about a month - and some chewed through toys and clothes later - we finally got somebody from pest control to look at our mice issue and help us check the potential ways into the house for these creatures. Unfortunately he was only contracted to put some traps and check and fill some of the holes (we already did put some traps down and tried filling some holes) and he wasn't being paid to actually do the proofing and actually dealing with the source of the problem. At first the guy from pest control was only contracted to pay us one visit. HM Lettings seemed perfectly OK with him putting traps with possibly poison down and just leave it... Luckily the pest control guy told them he had a legal obligation to come back and collect the traps so we got at least two visits...
As of yet none of the other issues have been dealt with and none of our emails have been responded to nor have any of our phone calls been answered and none of our left messages have been returned.
These people don't care about you - all they want is the rent and an easy ride!! Stay away!

Using Harrison Murray Lettings to "manage" the letting of my house has been the most miserable, tiring and worst customer experience of my life. The level of incompetency from start to finish with these people is astounding. The entire letting was mismanaged from the offset with incorrect advertising of the property, witholding payment of rent and deduction from rent of unauthorised repairs and equipment bought for the tenant without our knowledge or any communication on their behalf.
Towards the end of the 6 months of torture, they then lost the management set of keys, changed the locks again without authorisation or communication and employed a contractor for furniture moving who damaged the property and who they couldn't get in contact with to organise repairs.
This is only the tip of the iceberg and I can't believe they can remain in business for much longer if they treat their customers this way.
I would strongly urge anyone thinking of letting their property to AVOID HM LETTINGS AT ALL COSTS.

What agent could do to change your mind?
We all understand a contract. But as a tenant that has paid rent on time without fail and maintained the property too a good standard they could have had the decency to let us out of the last two weeks of notice. They were quick enough with the excuses for cheating us out of a whole weeks notice. I wouldn\'t deal with this company. This is our lives they are messing with.

On the 31st july we received eight weeks notice too quit. The letter was dated 24th July, it was not sent registered. When I questioned why I had lost a week I was basically refered back too when they claimed too have sent the letter, oh and besides your tenancy is up on the 28th so it's only a few days.
Back when we first heard from the landlord he told us that we could go ahead and move if we found a place earlier than the 8 weeks. Said he wouldn't hold us too the contract. So we got lucky and found a place too move too. We told the landlord a couple of weeks back and he said fine, doesn't matter too me either way, plus it will give me a chance too get in there and do some stuff. So we're still thinking all is well. I write too the letting agents and tell them we will be moving out a month early. I get no reply. This is two weeks prior too the end of the month. We've spoken too the landlord again, everything is still fine, he asks us too leave broadband on over here and if there is oil in the tank etc. Finally mail Harrison Murray again and still no reply and so I call. At which point I am told that I cannot leave a month early because I haven't given enough notice (2 weeks doesn't cut it after two plus years of timely rentel) and the landlord agrees. Phone call too landlord and he claims the problem is with Harrison murray not wanting too lose out at their end. He calls them and following that he starts backtracking out of what he told us also. So between them they have taken any goodwill we had towards any of them. The woman on the phone tried to tell me they were legally obliged too stick too the contract. Of course they are but they appear too have talked the landlord into not honouring his verbal agreement with us. Talk about messing about peoples lives without a conscience. They'd much rather have that last months rent than any good will. And so be it.

They allowed him to pay by debit/credit card and the funds were never received via a standing order from a bank as per the agreement. HM failed to call back when they promised, supplied paper work late and generally had a "you're a landlord, you can afford it" attitude. Mulitple staff, failing to communicate, allowing a non paying tenant to be 10 days past due date before chasing the payment.... If you had a rating lower than terrible I would have chosen it!

I would never recomend this agency to anyone. There are never there when you need them and always behind your feet when they need something from you.
