billed for a broken slat on a fence 62 houses had to pay yet to see where the fence was broken never on site when they say they where (liars)

h&p think only of 1 thing is ripping *me off as much as possible,stealing money for doing absolutely nothing,*.i owned a flat for 3 months ,they done absolutely nothing and the corridor ,building inside start falling apart,outside no maintenance,for 3 months owing 1 bedroom flat,they took £453 when i sold the flat
avoid absolutely this factor,they don t care of you or the maintain the building or outside,they just want my money by any means as much as they can.
with their incompetence,if someone doesn t pay his factor fee ,the next owner of the property get the bill***

Have just received my final bill and feel as if I have been totally SCAMMED! Sold my house on 30 Nov and my previous quarterly bill was to 27 Nov so have been expecting a refund of £40-£45 on the basis that my original deposit was £50 and only 3 days charges outstanding. However, a fee of £75 plus VAT has been applied described as an "Apportionment Fee" and i assume this must be the administrative costs to split the latest quarterly bill between myself and the new owner! This means i owe them, "the con men", approx £40. How on earth can this fee be justified!? Feel totally numb and seriously annoyed but after the stress of selling the house I do not feel I have the strength to contest it!!. I feel violated just as I did many years ago when my house was burgled!

Now sold our flat and settled the so called final bill, they have managed to wangle a fee to take half your float.
Constantly chasing with emails and no response, and quality of contractors workmanship is well below par. If they are your factors, then id move house or change factors.

We took a vote, as per the title deeds, to have them removed. The legal requirements were met and by a 2 to 1 majority we voted to sack them. H&P rejected this decision and will not leave. They simply refuse to accept our decision. We may have to go to court to remove them.

If I could give a minus review I would. I have no words for how appalling this company. The last straw was today when the landscaper smashed my car window and Mr Dinsmore has called it a regrettable accident.

Never in my existence have I ever met more corrupt, greedy and above all inept company. The world has never seen the coming together of crooks in this way since the Kray twins. Lie, hussle, steal and swindle seems to be their motto. You can expect to pay 3-5x more in factoring if you have Hacking and Paterson as your property factor, I would strongly advise not go near a property where they are involved in essence you will pay considerably more on top of your mortgage!

They rip us off at every opportunity. Over �115 to replace a couple of lightbulbs. Over �1000 to refit a railing that had become detached from a decorative wall.
They have now had the audacity to call meetings to try and get us to change the legal document. They claim the legal document is badly written. Who are this bunch of unqualified muppets to suggest a lawyer hasn't done their job properly?
The reason they want to change the document is that we currently have the power to stop them inventing work to charge us more money each quarter.
Almost every review on here is one star and quite rightly so. This mob are a bunch of lying, thieving scumbags.
If you ever pass their office you will notice they are all driving around in luxury cars paid for by all the people unfortunate enough to have them as factors. They work in non skilled jobs yet have the money to afford these luxury cars. That's what all our fees go towards.

I concur with all previous poor reviews of this company, they are a real problem. They regularly itemise exorbitant fees for works which I can't see having ever been carried out, with grass cutting the only exception. Christ, if I can make over �1000 to cut 3 small areas of grass once a month over a quarter, I'd gladly head out and purchase a lawnmower and do it myself and charge half the amount! �75 for a playpark inspection - what are these people doing?! I only wish I could get out of paying for the fee's especially as I live in a townhouse and not a flat. This company is a real problem and are very well aware that they can simply sit back and take your money. I only wish we could fire them.

I have not met 1 person who has anything good to say about this managing agent. There willing to take £50 a month off me which they want to raise but I told them where to go.... £50 for what*? They simply don't manage it, they sit in a office and do nothing. I fell down a flight of stairs in my communal close because it took over 2 weeks to fix the lighting and for them to turn around and say sorry. Sorry isn't good enough and their service is a appalling. They actually anger me, if I purchase another flat and they are the managing agent I don't think I will go through on that purchase. Purchasing my current property with them as my managing agent is one of biggest mistake I've made.
