Absolute crooks. Quick to send you bills demanding payment within 7 days and send you threatening letters but when it comes to them refunding you money they will drag theirs heels and wipe out money owed to you with sudden new random fees. When I moved out of my property, I was expecting my £100 float money to be refunded but apparently I now owe them £100 in management fees due to the sale of my property, despite them having little to no involvement in the process other than changing the name of the property to the new owner. Absolutely disgusting. Avoid them at all costs.

We sacked Hacking & Paterson. They were shocking. Our development lost all trust in any of them. They were caught out not being open, honest or transparent in their dealings with the residents, tried divide and rule, kept owners separate by claiming water ingress issues were not felt by others. Telling individuals it was only their property - when it was systemic ingress across the development which should have gone through the insurers. Once they were exposed, we sacked them. Took 6 months. It was easy! Don't listen to those who say it is hard. It really is not. Sack toir factor if you are not happy. All it takes is a majority vote. Our new factor is Taylor & Martin. They are superb! And highlight the pitiful service we have had by H&P for the last 16 years - a factor which puts developers and their contractors before residents.

Late fees applied at will and demands, Harassment and threats of legal action on small sums which become big sums by applying late fees constantly even when late fees applied due to them sending bill to wrong email.
A £6 /month factor charge amounted to hundreds of pounds annually. There is little comeback and they milk every penny. Best either never take a property with them as factors or band together and have them removed check your deeds … its is possible with right number of owners..
Absolutely disgusted.. took food out my kids mouth to pay them whilst they line their pockets Law needs changed or them held to account.

Having lived and owned a number of properties that have been serviced by factors, I can comfortably say that Hacking & Paterson are truly the worst of the lot – and to be bottom of the table in a sector with such a poor reputation is saying something.
My experience over the last decade plus of dealing with them is consistent with the majority of the contributors on this website, which tells its own story. From the multiple service failures to spurious charges to questionable (being polite here) insurance and reinstatement valuation practices, to random and invalid float increases to contract renewal without notification - they are fundamentally not property managers, they don’t actually ‘manage’ property. The service provided by our current property manager Caitlyn is diabolical, she doesn’t respond to communications, continually defers to her junior assistant and can’t answer any semi challenging questions.
In my current home they have visited the building once in the last 7 years, they have absolutely zero interest in building any sort of relationship with residents. They do not like to be held to account for their poor service. Despite what they might say externally they benefit from the fact that owners are mostly apathetic as it makes change more difficult and enables them to enjoy profiteering for longer. They don’t seem to remember or care that they work for us, we employ them.
Having endured them for a long time I can say with certainty that the service provided by them has deteriorated significantly, their staff turnover alone is testimony to that. When you attempt to make a complaint, you are advised to do so in writing (a deterrent) and if not resolved it may be referred to a director…if you have the misfortune to deal with Gordon Buchanan then you will quickly realise why Hacking & Paterson are as poor as they are and why some of their practices are borderline unethical.

Ohh I thank God so so much for giving me the chance to recover my loss from the skammers who almost ruined my life. They introduced me to a fake investment platform called Coin24invest, i made surface research about the website for a few days before i deposited 23,000 USD in their wallet, it got multiplied in 2 weeks and then they kept asking me for more and more money until i payed them 178,000 in total. Then recently i met this female hacker for hire online who i was skeptical to work with at first because of the reviews i heard that most online hackers are skams, i decided to give her a try and it took us just 48hours to get my entire funds recovered and sent into the new trust wallet i created newly. Since then i read many people go through similar skams, infact it is a very common skam which get peoples lifes ruined and i decided to spread the word on how to prevent it and also recover what you lost previously to them. Prices for what they offer are extorniate - especially for flats - Not quite sure people understand that although your Buildings Insurance and Gutter cleaning is included you could source that yourself for approx £200/£300 per year Max Instead of paying them upwards of £800 to £1100.00 per year

She (Melissa Wright) was cheeky and constantly spoke over me when I queried anything. She was defensive and when I asked her to please speak in a quieter voice as she was shouting, she roared: "I AM NOT SHOUTING." Appalling customer service. And that's only the start. Wait till you see the bills!! They've gone from £75 every quarter to over £300. Go figure...
