Apparantly we've had squirrel management services. I think this refers to them and their financial practises not anything to do with wildlife! Dreadful company do not use!!

VERY POOR CUSTOMER SERVICE. Having dealt with H&P for a number of years if you have a choice I would strongly recommend that you go elsewhere. Their customer service and attitude is absolutely appalling. I recently had a drip coming through the ceiling in my flat, a small 5mm crack. H&P instructed their chosen contractor to attend. The contractor turned up with no key to the loft, duly cut the padlock and entered the loft with no contact with myself. First I knew they had been was when the knocked the door to say they were finished. When informed there was now a hole (5 inch) in my ceiling they said they must have disturbed the ceiling when they were in the loft. They then without authority put a bigger hole in the ceiling ( baseball size ) and stapled a plastic bag to my ceiling and coving. I then contacted H&P to get help in having this rectified. The property manager didn't want anything to do with it. Stated that this was a temp repair and the ceiling damage was nothing at all to do with H&P. Even though their chosen contractor damaged the ceiling. The property manager was arrogant, cheeky and bullied me on the phone - I do not wish to deal with them again. I have sent in a formal complaint and await a response. I was left to then contact the contractor myself and to their credit they accepted fully that they had damaged the ceiling and were not surprised at H&P. They turned up 3 days later and fully repaired the ceiling. A company that listened and put the customer first - very unlike H&P. All I was asking for was help from H&P and what I got was cheek and intimidation from their property manager. I do not normally complain and don't write this review lightly. Please be aware and if possible I would go elsewhere and avoid H&P very poor treatment of their customers.

One star each for Compliance, Integrity, Ability, Transparency and Ethics. That’s the only way this company could ever get 5 stars. The most devious, dishonest and unethical company I have ever come across.
In a telephone call Hacking and Paterson (HPMS) advised they would update the block buildings insurance policy under which my property was insured to reflect my property would remain vacant until sold. Five months later when my property was flooded the insurance company rejected my claim as Hacking and Paterson hadn’t bothered to inform them which as policy holder only they could.
Using the General Data Protection Regulations (GDPR) to obtain a copy of the telephone call I was twice refused a copy (illegal), misled as to the reason the insurance was rejected, issued with a partial transcript which turned out to be misleading in any case, on multiple occasions received financial demands to release transcripts which had not been sought, advised that releasing a copy of my telephone call would be a security threat (we are talking about my personal telephone call here) but refused to elaborate further if this was a national or public security threat and finally my complaint was rejected as it was not an exact fit to their own code of conduct. Fraud never would be.
A quick recap, instead of sending me a copy of my original telephone call HPMS elected to issued 37 pages of edited transcript, 3 formal letters, 35+ emails and commission an independent report on my telephone calls from a 3rd Party even though it is highly illegal to share my Personal Data. Nothing to hide in the original telephone call then?
The Information Commissioner’s Office (ICO) took a different view and a ‘copy’ of my telephone call was eventually released to me as an MP3 file 225 days after it was first sought however instead of having a created date in the properties only a ‘Modified’ date of 12 Dec 2018 was recorded, this is 180 days after the call was made on 14th Jun 2018. Not unexpectedly 3 – 4 minutes of the call dealing with the insurance had been deleted which clears HPMS of voiding my insurance with me picking up a bill of £11,000 instead of HPMS.
The ICO found HPMS to be non-compliant with the GDPR however they explained they would only take action if they received 10 - 20 complaints. The ICO advised I may wish to consider court action to obtain the original telephone call. Just how many more people have been on the wrong end of HPMS’s negligence only to be shut down with the threat to national/public security being cited and their GDPR rights violated?
Like most people, I do not have the financial means to take HPMS to court, something they are well aware of. I have therefore set up a GoFundMe page (https://www.gofundme.com/f/exserviceman-seeking-gdpr-justice) to pay for a court petition to obtain the original telephone call. The various solicitors I have spoken with have all advised any Petition would be appealed by Hacking and Paterson so sufficient funds would be required to counter the appeal. Estimated costs are £7 – 8,000. Please support my appeal by publicising this review and donating if possible.
I have raised a complaint with the Parliamentary Ombudsman relating to the above and a further complaint to the ICO regarding the illegal sharing of my personal data with a 3rd Party.

A tree surgeon has just cut a tree in 2 minutes costing £260.

Fees are extremely high in relation to the service provided, because no service is provided at all. Don\'t fall for this scam - go elsewhere.
Possibly the worst firm in Scotland. It's never nice to see someone lose their job but everyone at H&P deserves this as they are so useless, and I can't honestly see how they could be employable elsewhere one this shambles is deservedly put out of its misery.
We've just got rid of these monkeys as our factors after years of mismanagement. Here's how it works with H&P - they take your money, and provide no service in return. As in, they literally do nothing. It's a scam. Our new factors have remedied a backlog of about 2 years of work in the 3 months since they were appointed - such a huge change from the H&P days.
Andrew Harvey is a particularly useless individual. Given a simple list of tasks to follow on your behalf, he fails to deliver, time and again. Then stops maintaining the list, and loses it. So you don't even have a record of what he was supposed to be doing. It's so mindbendingly stupid, it seems like a deliberate ploy of his.
And they keep on charging you for this dross.
As almost all others have said here - AVOID!
Easily Scotland's worst firm, and thoroughly deserve to go out of business for being awful. We took our business elsewhere and are delighted - it's such a refreshing change from dealing with these scammers.

We paid our final bills on the first two flats at Tollcross Road and were charged an extra £75 each for an "Apportionment fee" given no explanation what this was. The next flat at Ibrox Street sold 6 months later again after paying our final bill their APPORTIONMENT FEE this time was £150. Fortunately we have no flats that are factored by Hacking and Paterson. If I could give them zero stars, I would without hesitation. One of the worst companies I have ever had the unfortunate pleasure of dealing with. Con artists! They were the chosen factors when I moved into my development some time ago and they are the main reason I decided to sell up and get away. I'm gutted about selling my beautiful flat but I'm now in a nice new house and don't have to worry about pissing my money against wall with this lot. I can now put 'MY' hard earned cash into my own property and surroundings and change a lightbulb for free. They are total cowboys and rip off merchants! When I first moved into my property I was assured that the monthly bills would be approximately £50 per month.......very good, didn't last long. Quickly escalated over the coming months to over £300 per quarter and the most being over £500. Tried to scam the whole development for over £100,00 also, by this point I had had enough of them. They provide a mediocre to non existent service, take days/weeks to get anything done and then charge a fortune for the privilege with very little or no communication. If this company provide you with your factoring services, get shot of them pronto as they'll bankrupt you otherwise. Never resented any company so much in my entire life. Since moving, I feel a big Hacking and Paterson weight off my shoulders. Good bye and GOOD RIDDANCE!!!!

Do not employ these incompetent clowns otherwise you will be ripped off and never get rid of them. They truly deserve to be called Factor which is a dirty word in Scottish property management. Indeed they know all the dirty tricks since 1922 and will readily use that against you if they don't get their fees. Expect to be charged recurring fines until you are taken to court by them for their belligerence and greed. They do not do site visits so will not inspect your premises instead provide a purely admin role. The contractors they nominate are "preferred" so are in each others pockets. They take a 25% commission on any block buildings insurance at the expense of owners. Do not expect to get your deposit back as some excuse will be given for its confiscation. In the years we had them they caused more harm by their shoddy contractors botching jobs. Lastly when you finally sack them they will go kicking and screaming: it took us six months to get free of them! You have been warned....
