A horrific experience in every sense. But I'll keep the review short and limited to the financial side. On an invoice for £340, they have applied a late payment charge taking it to £1,300. Having tried to explain this is wholly unreasonable, they have responded by threatening legal action. I find it extraordinary and would recommend any block using them to move away to any other factor. We did that and service and cost of insurance halved.

I have have been with this unethical company for a few years now.
I have come to realise a few things about them, for starters they absolutely do not have their clients at heart and if in any way possible will try and unfortunately succeed in extorting their "clients" as we the bill payers have no choice but to abide by their way of playing since the complaints procedure is non existent on their behalf nor do they care, The work carried out is shoddy and can take up to and over a year for problems to be fixed if they are even fixed.
From the moment I moved into my property I knew this so called factoring company was no good as the front door of the apartment block was getting vandalised on a near monthly basis which lasted approx 6/7 month, The door would get smashed and then come the H&P to "save the day" and of course the residents would have to pay for the fix each time, not only could they have done something to prevent this from happening, but no they do not prevent which would save themselves time and the residents money which would be the honest thing to do, they are more than happy to overcharge for a door to be fix, then there are the fact that the door handle smashes into the wall when opening which leaves a dent which again will need to be fixed and charged at a rate that I am starting to think the numbers are just made up between them and their maintenance guys, again could easily be prevented by adding a doorstop costing a fraction of the price of plastering the wall over and over again, but no this would be too beneficial for the clients saving them money is not the priority for them.
Of course I find it difficult to part with what little money I make as it is when they cannot do their jobs competently and charge excessively for things of which I do not even understand sometimes, then come the letters the "admin" letters which are charged at x amount,the court letters which are charged at £200+ (different for different people from what I can see) then come the letter stating that the property will be blacklisted another £200+ baring in mind they charge each time a letter is sent out, that is nearly more than my actual mortgage! yet they seem to get away with this time and time again - if 99% of the people are calling you a crook then more than likely you ARE a crook, there has been evidence of this company bribing people to leave them 5 star reviews.
When speaking to people in the relevant department mainly dealing with Heather, she was dismissive short and unwilling to help in anyway - for instance I spoke to her who advised me that if I get in touch within one month we can sort out a plan which i agreed to only to receive another letter 2 weeks after said call which stated that court proceedings will commence unless a payment plan is set up, I am starting to think these court letters are somewhat of a extra income for these guys now.
Another strange turn is when I asked Heather to email me in writing about the plan in which we spoke about she was adamant that she did not need to, that a “note” would be left on the system - My response was “I have little faith in your company and find your company to be incompetent so could you please put it in writing?” To which she was adamant that she did not need to do.
The Irony of this situation is that a plan was set in motion for the whole amount to be paid off within three weeks of receiving this letter so my question is what did they want me to do set up a DD for the full amount of which we spoke about paying off anyway? I just don't understand their logic, maybe she is just on some sort of power trip and maybe has had such an unfulfilling life that she has to get her kicks by messing around with other peoples lives? when the maintenance issues were brought to her attention her response was "This is not my problem, nor is it my department" this is the level of customer service you should come to expect.
I am currently suffering from covid and do not have the energy or the income for them to be threatening me so I have grudgingly paid for the sake of my health.

The worse service ever! No communication, ridiculous amounts of money and no idea where the money goes as the cleaners don't even seem to clean my landing (they just lift the mats and leave), nothing seems to be covered under insurance, no one informs you of what work is to be done and no one asks you if you approve of it. The gutters supposedly get cleaned and you can literally see them flooded as soon as it rains and the water gushes down your window.No one checks if the work has been carried out as they say they just 'trust' the companies they work with.I requested to speak to the manager in May and it is now November and even after so many emails, no manager has contacted me. Every time you call they are away on lunch or sick or on holiday. When questioned on the work carried out you are promised evidence of damage etc to then be ignored and not sent it. Would not recommend this company to my worse enemy. I would actually not have taken my mortgage if I knew these people would be looking after the building.

Watch out for this company. They have been factors at a property I own in Glasgow. Initially I did not receive their invoices and so they apply administration and late payment fees. When I don't pay these, they place a liability order on the property preventing me from selling it unless I meet all of their financial demands.

I sincerely don't how they're still in business, if they're in business to screw people over, over charge, not take any reasonable care for their customers (ie. Landlords, Owners and tenants/residents).
This is the most consistently irresponsible and careless business I've ever come across in my last 8 years in business.
They are unapologetic about not completing works up to standard, overpaying favoured suppliers, not comparing quotes to seek better pricing for their customers (perhaps their suppliers give them a kick back, who knows), and therefore overcharging customers.
All factors need to be taken in only after careful consideration. But Hacking & Paterson would be, in my opinion, the worst choice on the planet.
If everyone who has them as their factors decides to fire them, they would either improve their services dramatically, or they would fold, to the pleasure of thousands of poor victims (their customers).
Their customer service team is on mental auto-pilot. Anyone who works there sounds terribly miserable, they sound so unhappy to be there that you'd even feel sorry for them...

Hacking & Paterson are the worst management company I have ever dealt with, we are charged a lot of money for sub standard gardening work, also we in our estate have been trying to get an area on our oval dug out and have some small shrubs put in at the owners cost , we have had quotes we have e mailed telephoned conversed with different people in the Glasgow office, and nearly a year on we are no further forward to getting this small amount of work carried out, also we have some very large trees that need cutting back we had the tree surgeons out and Hacking got the quotes we were told a few of the trees were a health and safety issue we were then told the tree surgeons would carry the work out end of November still waiting, they are just not interested in looking after their customers needs their only interst is collecting their fees, if I could give a no star rating I would have

I did write a very scathing review of H&P but I was contacted by a whiny voiced peon of theirs named Gordon Buchanan who threatened legal action if I didn't remove it. So here's a point by point version of why they suck (you asked for it, Gordie):
No close cleaning or communal area care service (we were offered these services but the prices charged were much too steep).
No back lighting for over a year.
Questionably high building insurance fees.
Extortionate management fee (despite the fact that none of the above services are provided).
Other factors offer a better, cheaper service (Milnbank, for instance - but shop around, even self-factoring is preferable to H&P).
Refusal to allow us to terminate our contract with them.
There are more but I think 'm running out of character space. Buyer beware.

Undeniably the worst company I have ever had the misfortune of dealing with. Even before COVID, they were unconcerned, arrogant and often rude with any and all communications.
During COVID I have been threatened with legal action TWICE on bills of not much more than £200. No concern, no empathy, no reasonable solution offered. Instead, they suggested that they increase my payments by 50% for the next 6 months to then reduce them back to 100%, but on a monthly basis instead of quarterly.
It is obvious this company's sole focus is on PROFIT.
Think twise before buying a property managed by them.
