If I could give Foxtons less than one star… I deeply regret having rented a property in SW London with them. Here is a short version of a long story. Details are available if Foxtons management is interested. We became interested in a property and contacted the Wimbledon branch in August 2021. The letting agent assigned (Rosie) was very kind and showed us the house in two occasions. We had asked a few questions on the price and other conditions, and she kept reassuring us that everything was negotiable. So, we put forward our offer (including some conditions, e.g. no furniture, some small repairs and professional cleaning, especially of carpeted stairs), which - we were told - was accepted by the landlord. Only later, after signing the agreement, we found out that not all the conditions we had put forward had not been agreed by the landlord - in fact, they had not even been shared. By the time we realised that, Rosie had already been fired ("moved on", as they said, although in a private conversation we were told the truth). We tried to resolve the issue with the line manager (Liz), who was generally unresponsive and, when we did manage to speak, she was vague in her answers. We realised that there was clearly a lack of interest in Foxtons to address our concerns: after all, the deal had been concluded and a contract had been signed - so why bother? Before the moving in date, Foxtons' silence had raised our suspicions, so we kept chasing Liz (phone and email), so I had to physically go to the office so that we could have a proper conversation about those unmet conditions and the state of the house. Only then (i.e. 48 hours before moving in), Liz - who admitted not knowing anything about the property (!!) - took us to see the house and check that everything was ready for us to move in. It wasn't! The house was in very poor conditions. It had a very clear damp issue affecting the living room and the dining room, it was really dirty (with rubbish from previous tenants), old and broken furniture was lying around, the lights were not working in all rooms, and many, many other issues. At that point Foxtons had to do something: so they touched up the damp-affected walls (!!!) and carried out a very rushed "professional" (!!) clean for us to move in. We were promised everything else would be taken care in due course. Liz then handed over the case to the property manager – who had not been looped in about anything! Once in, we discovered even more issues and the list had already reached over 40 problems. and remerging only two weeks after being touched up (NOTA BENE: the damp issue was well known and there was even a formal report by a damp proofing contractor), no check in inventory was carried out (again, something we only found out later), no carbon monoxide alarms (we had to buy them!), wall paints peeling off, loose tiles, no insulation/draught excluders in the windows, etc. We logged a list of over 40 problems, which we sent to the the property manager requiring action. To cut a long story short, after 5 months they have probably resolved 1/3 of them, while others have come up (as you would expect from an old house poorly maintained). The usual excuse is to promise that “they are on it”, but then little or no action is taken. To give an example, the kitchen extractor broke down and after 4 weeks we do not have any update at all. When you complain, you are back to the vicious cycle: you raise the issue, then many emails later they will call you to “update” you, which normally means that they are about to start taking some action, then they need to get a quote, which needs to be approved by landlords, and so on…At the moment our property manager (Alix - yes, they also changed the manager after they could see how badly the previous one was managing the situation) is slightly more responsive to communication, but still the pace of the action is ridiculously slow and we never get a full update of all the issues. The excuse is always that the landlord "is still deciding". Small note: we are talking here of a property rented at £ 2,200 pcm, so you would be expecting a better service at least. In short, our experience with Foxtons has been abysmal: we feel cheated (in bad faith), neglected or sidelined, exploited (we had to do much of their work because no one could be bothered to come and do an appraisal of the house conditions), and we are emotionally drained, plus we have been facing a number of extra costs. Foxtons look great and fancy, but it is all a façade. This has been by far the worst experience with an estate agent we have had. The appalling service has been consistent throughout the letting and property management departments, permeated by incompetence, inefficiency and lack of accountability. I would emphatically recommend anyone to avoid Foxtons at all costs.

What,??????? I lost 3h of my time to go on tour in car of properties I have not requested. Are you kidding me? Ok I went in the first property, nice but....asking price 1900 against my Max known budget of 1500. When I said...that she knows my budget she said....but you can ask ...sure landlord accepts 25% off because I am a good guy. I got upset and finally we went back to office without viewing the only property that I booked for. When I asked why she didn't inform us that this is politeness she said.....I didn't have the contact details.....laughinggggg. She had email and number of my partner but maybe she was thinking that for me would have been ok losing 1h of my time in car tour for unknown properties. I have been looking for flats in London for 10 years and this seems a unreal movie. Never thought that this could happen. Bye bye foxton forever.

I can't express in words how disappointed I was by the service I received through Foxtons and the negative impact their actions had on my tenancy and my life.
I had often heard bad things about them in the past and so when I happened to find a house that was absolutely perfect for me, I was very conflicted.
Eventually, despite being warned about them by friends to avoid them, the house was simply too good to turn down.
However, during my tenancy there were so many incidents that caused turmoil. However, perhaps the two that were the most unsettling and damaging were:
1. They lost a set of our house keys, falsely blamed us for losing them - and then never replaced them or changed the locks, leaving our property insecure for the duration of the tenancy. 2. Their staff told us vital misinformation about our contract that cost me 1000s of pounds, forced my housemates to move out and irreparably damaged our relationship with our landlord
To their credit - their sales team are absolutely determined to get the deal done, no doubt to get the commission with other agents now circling. However, as soon as we'd paid our fees - we quickly became 2nd class citizens and yesterday's news. We all submitted our references weeks before moving in and then heard nothing from Foxtons.
We completed all the other various bits of paperwork and yet we only found out a day or before we moved in that they we hadn't submitted a couple of documents.
At which point, we were hounded for these and threatened that if we did not get these then we wouldn't be allowed the keys to the property when we moved in.
After a day of panicking and having to try and frantically now chase our own references (upon their request) - we then finally got the go-ahead to move-in.
We started moving in one by one into our new house and it was only when the final member of our house moved in, it became apparent that we were one key short.
Whilst 4 keys had been left with Foxtons and signed for, there was now only 3. This obviously caused a tremendous amount of inconvenience for us as we settled into our new property as we now had to ensure someone was in to let our final member of our house in everyday.
We were assured that an investigation was being undertaken by the manager. However, within a few days of communicating via phone to Foxtons - we learned to our dismay that we were being cast as having lost the missing key.
We fought this clearly and it was only a few days later that the Foxton team finally admitted that they must have been the ones who lost the key.
Despite this admission, no apology for the incorrect allocation of blame was forthcoming. Likewise, when we asked what they were going to do about the situation, we found that the issue seemed not to be receiving the urgency we felt this should be treated with and we received very little (if any) in terms of updates from the Foxtons team.
Eventually we felt forced to visit the Foxtons office in person on multiple occasions to encourage a resolution to this. At this stage, we were told that the key must reside within the office and that it was simply a case of locating what happened to it.
Despite these several visits, Foxtons' search was fruitless and no offer was made to make amends for their fault or replace the lock.
This meant that the landlord to help out, provided a spare key that was held by a close friend. The key was never been replaced by Foxtons and the missing key proved to be a continual source of great concern by my housemates, given that it effectively meant that the security of the house was effectively compromised.
Vital Misinformation
Rather unfortunately, in the middle of our tenancy, I learned that my girlfriend's parents who had been married for over 25 years had separated due to adultery, and that her father had eloped.
My girlfriend, heartbroken and unable to financially support her disabled mother - asked me to move in with her to help her meet the new financial demands placed upon her and support her in her new circumstances as soon as possible.
I agreed and promised to move in as soon as I could possibly move out as I would not be able to financially afford to pay 2 rents.
I spoke to my housemates at the time to explain my intention to move out and they all were supportive of my decision and indicated no desire to do the same.
With this being the case, I was hugely confident that I would be able to move out within 2-3 weeks (at the very latest) as I would only need to replace one room and one place in the contract.
I spoke to the landlords to explain my situation and they were also fully supportive and had no qualms with the change of occupancy.
However, things took a turn for the worst when I spoke to a member of Foxtons team regarding our change of occupancy to learn about the process and begin taking initial steps.
A member of their team explained to me over the phone that if I would be able to find an individual to replace myself, the landlord agreed to the change, references were approved and a fee was paid - that this could be done.
However, what I was not expecting was to be told that if I were to complete this change of occupancy that no further changes of occupancy would be able to be completed for a further 6 months.
Whilst I didn't remember this caveat, I trusted the information I was provided (and the conviction with which I was told it). As such, I felt obliged to tell my housemates about this, knowing that it could adversely affect them, and restrict their ability to move in the future.
After telling my housemates of the new development, 2 of my fellow tenants were understandably concerned about being locked into the contract for a further 6 months and so reconsidered their original position, both deciding within a week to also move out.
This hugely complicated the situation as it meant that we would now need to fill 3 rooms and agree on a common timeline for the move-out date, so that the change could be completed together.
My fellow tenants would also need to find new houses for themselves and so this would invariably add considerably to the time it would take. ⨠The landlords when they found out that 3 tenants now wished to move out, also transformed their attitude towards the change of occupancy - as this was a far bigger ask of them and created a large amount of uncertainty.
From having 3 established tenants remaining that they knew and trusted, they now faced the prospect of almost effectively a new house. Inevitably, they then need to deliberate considerably over whether to accept the change.
With all these delays, it became clear that the soonest all parties would even consider the move-out date now 2 months later than I originally hoped.
This meant that I was forced to pay over 2 months rent (£1000s worth) and it caused a huge amount of distress to myself and my girlfriend, as I was unable to move in with her to support her through this difficult time.
In frustration, I began looking through our tenancy contract, Foxton's policies to find out where this 6 month clause had come from. When I could not seem to find any basis, I phoned Letting Support and spoke to the same member of staff once again to clarify this point. Once again, she affirmed this clause and would send me an email with the details.
However, within 5 minutes she rang me back after a conversation with a colleague saying that she had made a mistake and that the previous information I was given was wrong.
It goes without saying that I'm sure you can imagine my absolute horror that this situation had been created from a member of the Foxton's team feeding me misinformation.
All I received for this error was a simple one line apology in an email saying âMy sincere apologies for the incorrect information earlier given.â
The landlords understandably were disappointed that my housemates had moved out too - so much so that they then took on a very different tone, for the rest of the occupancy change, they refused to speak to us directly and nearly refused to grant us permission to go ahead with the change.
This was extremely close to causing the whole occupancy to collapse. Yet even when this disaster was unfolding - we received very little help from Foxtons to smooth things out and I was left eventually to make a direct 11th hour plea to the landlord to go through with the change.
However, despite their eventual agreement - they were so upset that they imposed a whole new set of unfavourable conditions on the new tenants that would be taking our place, that would in effect lock them into the contract for 2 years.
Whilst this eventually got resolved, the stress and anxiety by this stage had taken a severe toll on my mental health.
For well over a week, I lost my appetite, was unable to sleep and even experienced heart palpitations - exacerbated by the lack of help, co-operation and support I received from Foxtons throughout this saga which was certainly in part caused by the misinformation I received.
Whilst I'm going through a complaint proceeding with them - I hope my story can act as a warning to any individual who is thinking of renting with Foxtons.

I was unable to view the house I let in person because I arranged it from abroad. The photos they showed me were misleading, and the house was damaged, dirty, and mouldy. My cat did cause some damage to a carpet, which I was happy to pay for, but they withheld my entire deposit, claiming that I caused damage that was there when I moved in. Agents were also very rude and gave little notice when showing the property. I would never use their services again.

Our treatment by Wimbledon Foxtons Branch,and particularly Jarryd Reay, was absolutely brilliant. They respected the fact that I work in a hospital and can't accept calls during work hours and contacted me via email which was preferable. Jarryd took time to sort through the properties and we were only shown ones that fitted exactly to our requirements. Everything was dealt with in a friendly and professional manner and we heard back about our offer on a property within a few hours of making the offer. Definitely recommended!

It made the house buying, exchange and completion process much, much easier than past experiences. In dealing with Tom it has also greatly improved my image of Foxtons, and he is an asset to your branch and the group.

Please do not use this agent to rent out your property. I did and wasted thousands of pounds as a consequence. Please do not use this agent to rent out your property. I did and wasted thousands of pounds as a consequence. They may have a nice office with "free drinks" and they may drive nice cars, but that is about it. All they care about is getting your money and then they leave you high and dry. They got a "grade A" client for my luxury flat in Wimbledon on a 2 year fixed contract. The tenant never paid rent on time and after 2 months decided he had to terminate his contract. Foxtons didn't help me at all, caused a lot of stress and did not respond to my repeated phone calls or emails. I will never ever use them again to rent out any of my properties, and will stick to more local agents. This happened last year and they had the cheek to call me and ask if the property was coming up to renewal and if they could help me. I told them were to go ! You have been warned !!!!

Simon's experience, professionalism and sound advise have been invaluable to us (especially in the more stressful times), and we could not be happier with the outcome. We accepted an offer after having the property on the market for less than a week, and achieved over asking price.
We were guided through the sales process very professionally. In particular with regards to negotiating on exchange dates towards the end, Simon really helped get this over the line without having to concede anything important. Another example which stands out to me is the help Simon gave us in tracking down people to get the house emptied out and ready for handover at very short notice, which was a real lifesaver for us as we were moving abroad and couldn't take many things with us, or spend much time traveling back and forth to sort things out.

Oliver was outstanding through the whole process. We first contacted him two years ago to value our property as a neighbour made an offer. We also had two other agents do a valuation. We decided not to sell at that stage yet Oliver was the ONLY agent who regularly but politely stayed in touch. We then did put the flat on the market with Hawes & Co who had been managing the rental as they were offering us very low fees of 1.25 per cent. Still, Oliver stayed in touch. Because he's so experienced he knows things can change. And they did. Two buyers dropped out (investors) so we switched to Oliver. And because Oliver obviously stays in touch with everyone he quickly found us new buyers. Even when things were fraught and the buyer (another investor) dropped out and I got stressed out (we are based in Australia) Oliver was very professional and within a couple of days found us new buyers who were motivated and wanted to live in the flat. He often made the effort to call me in Australia (at the right time) and always kept us up to date. You can tell he is extremely driven and determined. And that's what you need when you are trying to sell and when buyers mess you around! In the lead up to exchange there were some legal hurdles and Oliver even personally took paperwork to the workplaces of my freehold neighbours to sign so I could exchange. Just brilliant! I would say he is the best sales manager in London. Yes their fees are a little higher than others sometimes. But it's worth it. If we had signed with Oliver from the start we would have sold the flat far quicker I'm sure.

What agent could do to change your mind?
Her attitude was completely wrong from the start. She appeared stroppy and didn\'t listen to my requirements despite giving them to her several times. She didn\'t seem interested in renting me the correct property, just about getting commission. Then refusing to even give me the addresses of the properties until she took me there was just a joke! Clearly trying to protect her commission again.

From the very start I was wary about using Foxtons due to their terrible reputation. And Adrienne lived up to the worst of my expectations. She was always stroppy and frankly a little rude from the start. She tried to get me to see properties that were not in the area I wanted and had to email my requirements to her several times before I started getting what was actually of interest. Seeing a property I liked, I asked about fees. You would think I was trying to rent the whole street! Disgustingly high. But, liking a few properties she had finally sent me we booked in some viewings. But she refused to give me the addresses of these properties, she wouldn't even give me street names for the ones that weren't being advertised yet. I advised her that I had a full day of viewings (nearly 20 properties booked in that day including 5 with her), and so as not to waste her time or mine, could she give me the road name and ideally house number to ensure we hadn't double booked. She outright refused. I told her that I'm not interested in passing this info to other agencies, just didn't want to waste my time seeing the same property twice. She became stroppy and still refused to give me the information and so I cancelled the viewings with her. I then got a stroppy email and voicemail from her asking why I am cancelling the viewings. I don't listen to gossip or others reviews, I like to decide for myself. But trust me on this one- avoid Foxtons and Adrienne. Moving house is stressful enough!

Overall good rating. Foxtons managed the property and responded to all issues raised. Once Foxtons left us with blocked communal pipe as they could not contact landlord / building managers due to bank holiday weekend, however they have compensated us financially for the inconvenience, which I believe proves that Foxtons treats its clients respectfully and cares about reputation. Foxtons responded to issues raised with minor delays and we had to chase them from time to - however always within reasonable time. I and my family were slightly disappointed that as soon as Foxtons realised landlord wishes to sell they sort of jumped on that opportunity to earn commission from sale without consideration for tenants (no one contacted us to offer us viewings of different properties, we arranged new place ourselves), but overall good impression.
