What agent could do to change your mind?
They could have looked at my complaint. Despite me raising several issues I never got a response. I was expected to wait month after month whilst the buyer keeps changing his mind. I asked them to leave the property on the market but this did not happen. No viewing took place and I lost a lot of money because of their negligent way of handling this matter. They turn a blind eye to all issues raised.

I am amazed at the way this branch operates when I tried to use them to sell my flat. They apparently found cash buyers or investors, all of whom proved to be time wasters. The cash buyer turned out to be a mortgage seeker after all and thus wasted our time for 5 months . It also came to light that this branch is flouting a lot of rules set out by ombudsman. I sent a complaint and gave them 14 days to respond . They don't seem to have a complaint procedure in place as yesterday was the deadline of 14 days and no response. They charge astronomical fees and are supposed to be acting in the best interest of the person who is paying them but yet they breach that code of conduct and act for buyers too, thus making money on both sides. I have looked into this and it seems there is a conflict of interest. That is why I am taking the issue to the ombudsman. They wasted my time with stories after stories. You have to make 10 calls before getting one response. I got the impression that they had the interest of the buyer as priority and yet I was expected to pay over £6000. Crazy way of running a business . I made a mistake of not checking reviews before hiring the services . .

Insisted that the vendor would only accept my offer if I used their in-house services for conveyancing and mortgage. Even tried to tell me they'd had a higher offer from someone else who was refusing to use their in-house services, yet still accepted my lower offer. This is against The Property Ombudsman's Code of Practice to which they say they adhere.
Finally fought them off on the mortgage front, but still didn't want to use their solicitors as by now I had no trust in them. It all seemed highly dodgy to me. The vendor was in a hurry and I had already instructed my solicitor and started the process but according to FJ Lord she'd rather pull out and find someone new who will use their solicitors than complete with me.
It's probably tied in with the fact that the vendor's new property is in one of their developments. Had they been honest with me about the reason, I might have accepted using their solicitors. As it is, I did not believe their solicitor would be acting in MY best interests which is why I refused to go on with them
