*AVOID* Empire, lettings & property company failed this apartment with shocking housekeeping/lack of it. When attempting to use neatly rolled towels placed on the bed, it was evident someone had utilised a towel as toilet paper!! I found it difficult to believe the cleaner would not see faeces that evident!! The bed linen looked as though it had been slept in for a week and smelt unpleasantly stale. To reach Empire to flag this proved difficult to get them to answer their mobile or landline or answer my emails. Such a shame as the apartment itself was lovely and in a great location. I will spare you of the photos!

I was confirmed for a viewing to purchase a property by Paul Tanner. When we went to the property at the set time, there was nobody there. We spoke with the customer service and Paul called back. Anyway, It was a bad experience and I will not be using their services to invest my money.

Every time I came back from work there were items missing from my room, I do not remember leaving a sign in my room 'saying help yourself!' What is going on here? I thought. I spoke to the agent from Empire who arranged the viewings for me, I stated the strange goings on and said "I feel like the Company should be paying me a Deposit! Look whats happening to my property? Some one is removing my things every day!" They teach the agents to lie, because the property obviously have cameras, yet Empire figure they are not working! I escalated my complaint in writing to Paul the Manager-had 'no' reply. So I rang the Empire Company and was told Paul got my letter a lock change was imminent. I had to call 'again' as I seemed to be given the same importance as a 'cracked toilet seat!' Not very high on the maintenance list even though it's an extremely serious issue!

Any way a Lock change commenced i felt relieved. I went to work on a Sunday, this was over time. I left out early, the other tenants were fast asleep. I came back in the late afternoon. I couldn't believe it! Despite the lock change; my room had been ransacked, items removed again! Items included face book and email passwords, plus I.D documentation I had to ring the Fraud office for advice and I.D protection due to the serious nature of the event. (An agent who introduced me to the property already had my I.D credentials for house tenancy clearance so it wasn't that particular worker) It was like 'an Empire worker was trying to re-invent me,' for any kind of 'sick' fraudulent purposes. It was clear to me as there was 'no forced entry' that it was definitely an Empire worker. Either on the Cleaning side, the Maintenance side or the Office worker/agent side. They also had full access to 'a new key' to my room. I again had to make a 'dis-satisfied' complaint to the Agent who found me a room at the house. I expressed a desire to leave, to which I was quickly reminded of the contract I signed and that 'I can not just Leave.' Yet, the cameras do not work right? Okay. So who would know that I was leaving B29 at that time in the morning, obviously dressed in work clothing, so would be away along time when every one is asleep, the only witness are these cameras? (One out the back of the property and one out the front, panning the front door) That Empire claim do not work, but yet on the 'first' room when you enter the house a yellow sticker on a tenants door informs you the property has CCTV!
Okay, so I came back to regular 'Dirty greasy smells' a nasty B.O in the room, my work drinks removed and other times opened and partially drunk. 'All these thefts are thirsty work right?' As the Empire-associated-perpetrator surveyed my room like 'an Aladdins Cave.' Knowing; due to camera intel-'no doubt' that I was at work-so would not be back to interupt their 'dis-gusting acts.' Lots of DVDs going missing, Great smelling Shower gels gone, toilet Tissue packets gone, Good quality Jumpers removed, good quality Tops removed, Tape, work bags, money, one example of this: I left 50 pence on a table and came back from work it was gone! I mean how desperate are they? Even Trousers were stolen!
This list doesn't even cover 'every thing' that was stolen from the room. I noticed the Cleaning Operatives walked around with 'all the individual keyring sets - of Tenant room key's' on a Hoover! When I saw that, I couldn't believe my eyes! As I turned away and went out I said to myself 'Tell me I didn't just see that.' My mind kept re-showing that image, because it felt wrong that; that is being allowed to happen. OH THAT'S REALLY SECURE! It just flagged up the total disregard of Tenants safety in my eyes, and that Empire feels it does not have to apply any type of 'care' provision towards its hard working paying tenants.
Then the electricity went, leaving food to rot in the fridges, Empire did not respond to tenants calling them, people had to 'spring up at the Empire office to get some answers.' This went on for over 14 days!
It was in Hot weather, you can imagine the smell!
I would regularly come in from work to 'the sight' of Empire agents leaving a Tenants room; padding around the house 'with no shoes' to go and meet up with the Cleaning Operatives in the Kitchen. So who knows the scale of the 'organised room thefts' by this dis-graceful Company? Who knows how many of them pack into your room mooching through and removing 'your items behind your back, treating you like a Lesser human being;' while your innocently working hard to cover your 'Empire' rent!
So 'Empire' are 'fully' aware of the poor work the Clean Operatives put in and their practices, and don't care because they are 'all' the same, a sham! I deep-cleaned a bathroom soon as I moved in, as it looked filthy, you would not believe any Cleaning Operatives ever came to that house.
Empire have no 'Fire doors.' The doors that are thick and padded and have 'metal extended arms' that extend and retract as and when doors open and shut. So let me warn you; if you get up early 'you will be a nervous Wreck' here trying to get some sleep for work. As the loud slamming 'richochets' through your body, startling you out of your sleep as the doors 'Bang and Slam!' All night! This is due to the doors having no proper insulation, or any type of noise reducing padding and are not 'Fire doors.'
When I was leaving, in the last month, bare in mind Empire knew I was going; I wrote a letter of complaint, sent it 'under special delivery,' which is tracked, signed for and guaranteed next day arrival to the desired destination; which of course is Empire. Now clock this; it was sent back to me with in 3 days! Then in the last 14 days, 'One pair' out of the many missing Trousers that had been stolen from my room; turned back up, flung on top of my Wardrobe to look like 'oh it had always been there, you must have missed it, your eyes were not seeing very clearly.' Not many of my items came back to me, how ever 'glasses' that are used as eye protection in certain work environments, that were stolen from a 'locked room' returned, but placed in the Kitchen on a counter!
Empire clearly showed its guilt right their! It seems Empire should stick to house selling but not tenant-room renting! This is a 'nasty piece of work' Company that does not care about 'you' a hard working tenant. Rent from them if you want 'to come home from work to absolute torment!'

I had the unfortunate experience of living in a property "managed" by Empire. During that time they were slow to respond to repair requests, tried to increase rent without following statutory processes and failed to provide consistent heating and hot water in the property. They also failed to ensure my deposit transferred to them when they took over from the previous agency. I then needed to argue on the phone, to get them to agree to pay for a solicitor to witness my statutory declaration form, so that I could get my deposit back from the DPS. This agency are unprofessional, incompetent and unreliable. They didn't even turn up at their own office on the day I was due to check out. Avoid. Look at their website with spelling and grammar mistakes to see how professional they are.

I'm unable to recommend Empire as my experience was poor and caused me a lot of stress. The issues I experienced were as follows:
- CLEANING
On moving in to my room, I found a toenail on the floor. Lovely start. The advertised house 'cleaner' did almost nothing (when she did turn up). She repeatedly didn't show - its a 6 bedroom house & cleaning was essential. In the summer, there were bug eggs in the kitchen due to the fact that there were so many tenants and no cleaner. It was absolutely disgusting, I've never seen anything like it. Empire were told about this & provided with photos to which they repeatedly said that the cleaner would be coming to sort it out... on the next two visits she didn't even sweep, let alone remove the eggs. She then apparently did a 'deep clean'... I don't know what kind of deep clean it was because you couldn't even tell she'd been.
- DRUG SMOKING
At least two tenants smoked weed constantly in their rooms & when reported Empire again did nothing as they said they couldn't "prove" who it was. Who knows what other criminal enterprises were going on in the house - some very dodgy characters in and out who disappeared at random.
- APPLIANCE ISSUES
The dishwasher was full of mouldy crockery & mould inside, it was probably a health hazard. The tumble dryer door was faulty so it wouldn't turn on until one of the male tenants could wrestle it shut. (It was eventually replaced.) The boiler was locked and the heating is controlled by the agency. The shower and sink (top floor bathroom) frequently blocked so by the end of a shower you'd be ankle deep in water. There was some kind of alarm in the hallway just as you entered the house and this beeped CONSTANTLY. It wasn't a quiet beep and yet again, nothing was done.
- INTERRUPTED IN MY ROOM BY A STRANGER (TWICE)
When I was in bed watching TV the door opened & someone from the agency & a viewer stood looking in, apparently they 'thought it was empty'?
The agency unbelievably did this twice, I wasn't given any notice of these viewings (a legal requirement) and I received no apology.
- The agency itself
Empire's attitude shows ambivalence and a lack of respect towards tenants. After escalating complaints to the supercilious owner Paul, he actually said to me 'I don't usually allow tenants to email me directly'. It's a laughably arrogant statement to make to a tenant, without whom you'd have no business. You don't have to 'allow' me to do anything. No one owes you respect - you earn it. He made the usual promises on the phone but failed to return any calls, and I never heard from him again regarding any of my queries. The only time I ever saw staff at the house was when they were showing people around or hurriedly clearing out the room of someone who'd presumably done a runner.
In the interests of balance the rent was low and the PMS they use (Arthur) is easy to use. The landlord also replaced the mattress at my request (thanks to the landlord, not the agent).
Making money, money and more money is really absolutely all this agency is interested in. They say all the right things on the website, but they are no different to any of the others.
