I worked with Manny at Dexters in Hammersmith and found her very hard working and honest to work with. She was realistic in her pricing of my property for rental and though another agent beat her to finding a tenant in the end, I did enjoy working with her and felt her very trustworthy and honest... Rented a property though Dexters in September 2020. It is stated in the contract that the water damage in my room should have been fixed before we moved in. I kept emailing them since day one about all the issues in the flat and they kept passing me from one property manager to the other and had to explain my situation and send pictures over again. They only bothered helping us when we didn’t pay a month’s rent. Took them almost 5 months to bring someone in to open our windows that had been painted shut (!) and we couldn’t ventilate the property. In the meantime, the water damage in my room has grown way bigger and is causing trouble in my health yet the only thing they’ve done is threaten to evict us because we didn’t pay the rent. I even asked them to allow me to break the contract since I can no longer live in that room but they wouldn’t let me. I am really disappointed and I hope someone higher up reads this because it is really dangerous for me to keep living there and I really need help.

Constant coming and going of multiple people screaming ( pub like noise) and it is a very small 1 bed flat.
When I told the agency they said it was not their problem and that I had to call the council.
Had to call the police a few times when the smell of weed was so bad I could not even keep my windows open or stay in my garden ( in the summer it is not a nice thing to experience).
I have lung issues which I had informed the agent and having people smoking next to me is not an option.
To add to injury the front of the building has been cleaned 8 times in a year and a half ( the amount of trash was so overwhelming we started having rats )
And it took 6 months for Dexter's to even acknowledge the situation and had to get the council involved then magically rats traps appeared.
Tiles are falling from the roof , I made them aware about a year ago as it is dangerous but nothing has been done.
Now I have waste water falling on my kitchen countertop and they did not respond until I threatened to take them to court .
I had to go to citizen advice bureau to ask for help as the smell was so unbearable I could not stay in the flat .
The landlady came personally in the flat
And orally told me she would let me go from the lease but when when I contacted Dexter's they said they did not recall such thing and ignored the whole situation . Never speak to these people as they have no honour, everything has to be via e.mail.
So now I am stuck in a 3 years lease ( 1 and a half year left with ) with waste water coming down on my kitchen countertop so I am not able to use the kitchen as that filth splatter everywhere.
No exactly what I bargened for when I signed the lease.
The flat from hell.
Stay away these people are dishonest.
There is no brake clause in their contracts.
They are after your money .
