Kind and polite... until they receive your payments.
After that, forget about them. They won't be of any help, totally useless. They become very responsive again at check out, when they will find a way to deduct what they can from your deposit. Useless.... Read Full Review

The WORST company to deal with. The property management company Countrywide made us wait over 7 months for house repairs, then Gascoigne Pees agents made my husband, baby and I homeless over the new year period and then expected us to STILL pay rent with an offer of outdoor porta potty!!!! Not what we signed up for. We were just expected to live amongst the smell of raw sewage and rat infestation even after environmental health condemned the property. They have no interest in human well being nor any compassion for others. This 2-bed semi-detached house in Bramley, Guildford is NOT worth £1200 per month, so be aware if it ever goes back on the market. Gascoigne Pees and Countrywide; Bunch of charlatans!

I felt I had to write this review even though my daughter left Uni 3 years ago because the treatment received by this branch and specifically Andrea was disgusting.
I was asked to act as a guarantor for my daughter AND her housemates ! Andrea was rude to my daughter and her housemates, treating them like children even though they were more than capable of dealing with the house move. The girls were in their final year at University. She failed to explain things properly and give out information. I also felt Andrea overcharged admin fees and had the girls over a barrel. Would never recommend using this agency - cannot express how rude this woman is.

We had been satisfied customers of Gascoigne-Pees for the last 7 years, but a recent outrageous lapse has diminished our satisfaction considerably. When the tenancy ended on our property last June, Gascoigne-Pees changed our electricity supplier to E.On (whom I had never heard of and therefore deeply mistrust). This was done without our knowledge or permission, and discovered by accident when I telephoned our favoured energy supplier.
I immediately changed the supplier back to the original one, but that didn't end the problems. Because we live abroad, sorting out the mess involved numerous emails and long-distance phone calls, causing much inconvenience, frustration and distress, which would not have occurred had the company left us with our original supplier.
As a further insult, E.On sent us an invoice, followed immediately by late payment reminders and letters invoking court action, because we hadn't paid their invoice for 21 pence worth of electricity. We did not receive the invoice or threatening letters until 7 months later, because they were mailed to our let property where of course we do not live.
My ensuing investigation has convinced me that Gascoigne-Pees is rewarding its employees for switching customers' accounts to E.On. A bizarre ploy, considering that E.On is the UK's third worst energy provider, according to customer complaint numbers reported by the BBC.
The only bit of good news I can report is that E.On maintains a "do not switch" list. If your property is on this list, the energy supplier will not be changed to E.On when the property becomes vacant. To have your property added to the E.On "do not switch" list, contact your Gascoigne-Pees representative, or write to this (modified) email address: Countrywide *at* eonenergy.com
(I wonder what the judge would have said when asked to adjudicate on a lawsuit involving the stupendous sum of 21 pence?)

What agent could do to change your mind?
First of all tell the truth upfront. Secondly provide some compensation, in case they fail to provide property on rent even after agreeing for the same.

I have recently tried to take a Property from this agency. First of all, the agency fees was note mentioned to me, even I asked for the same over Phone. They told me that they would let me know later. Once I got the good faith document from them. It indicates that I need to pay 600 GBP as the agency fees. All the other agents are charging much less than them. which is in range from 350 to 400. Then they said they would consider reducing the agency fees once I will provide some commitment to take the property. Once I reached there office, it was told to me that it is not possible for them to do so. So I have to agree to pay the fees. Then after few days, I got a call saying that the property is no longer available to be on rent now. This is quite ridiculas, that once you get the documents signed, later it was told that property is no longer available.... More over too many lies ... I know that they would have kept the money with them if I would have withdrawn to rent the property after signing the good faith document.

What agent could do to change your mind?
The Agent must understand that the customer is a tenant. A branch manager like Andrea does not seem to have the business sense to understand who is and isn\'t a customer. A customer has the right to choose a service and the right to exit from the service when there is a need to. People like Andrea have left a indelible mark on my impression of letting agencies which needless to say remains negative. If she had displayed patience and politeness in her dealings with me, I would have been less stressed and my impression of them wold have been positive. But sadly this woman\'s behavior leaves me in bitter taste.

I wonder how she could tell me (the tenant) that I was not a customer and therefore cannot be expected to be treated like one. She spoke like she cared a damn and was not one bit helpful. Absolutely rude and very unbecoming of a branch manager. To quote her exact words " YOU ARE NOT THE CUSTOMER, THE LANDORD IS OUR CUSTOMER SO DON'T EXPECT ME TO TREAT YOU LIKE ONE"
I am from another country and I used to go about telling my people what a great country the UK is and 2 years into my time here and i see the cracks in the system where letting agents and utility companies give hell to the citizens of this country. What happened to the english-like politeness and courteous behavior that the british are known for. People like Andrea disgrace the system and destroy the trust of the consumer. No systems, no processes and no service whatsoever. In some countries, such rude bahvior with the customer would result in the employee being fired or disciplined but here are people like Andrea King who run letting agencies in a way that ridicules and bullies it's customers.
If i had the time and luxury, I would sue this company for the amount of displeasure and trouble they have given me. The most unethical company I have encountered and I am not suprised that they are ranked among the top 10 worst leeting agencies in the UK. They can actually top the list if they hire an Andrea each for every office.

My wife and I decided towards the end of 2011 that we planned to move. We decided we wanted to rent out our existing home and were advised to contact many of the lettings agents in Guildford. I think we met nearly all of them and were dissapointed to say the least. it was a Thursday afternoon when i was contacted by Andrea King the lettings manager of Mann and co guildford. After a brief conversation we agreed that Andrea would come over to the property the next day. Andrea promptly arrived and proceeded to give me a very comprehensive evaluation and explanation of what services Mann could provide. It was agreed that Andrea would instruct her team to start approaching potential tenants on the Saturday with a view to booking a " block " viewing the following tuesday. I was contacted on the monday by a member of andrea's team and the block viewing was arranged. On the Tuesday the block viewing went ahead and by 5pm that day Andrea called me and informed me that they had received 5 confimed offers of the asking price! By 7pm that evening my property had been sucessfully let.
As i mentioned i met many lettings agents but Andrea and her team managed to contact me, view my property and let it all within 4 days of initially calling me. I think what has impressed me most about Andrea and her team is there honesty and attention to detail in everything they do. Everytime i have asked a question ( believe me there has been lots ) Andrea or any member of her team has answered my queries very quickly and always pleasantly. I am so impressed by the manner in which Andrea has sought and let my property that she is now rent collecting on another property i own.
In summary if you wish to let your property and have complete peace of mind then call Andrea because from the very outset Andrea and her team will find excellent tenants and completely take care of everything from the tenancy agreement through to the inventory.
I understand that letting your property is important but I am so pleased with the service that Andrea has provided us that i would gladly recommend her to anyone wishing to let their property.
