**AS A LOCAL GOVERNMENT EMPLOYEE I SUGGEST YOU DO NOT TOUCH OR GO NEAR THIS COMPANY** Not sure if the better reviews these guys are getting are mainly for the sales department but the lettings department leaves a lot to be desired! Ran by a bunch of teenagers who left my sister hanging for weeks whilst also being in breach of the tenant fees act. When my sister pulled out (rightly so given how she was spoken to and what legislation was breached!) they tried to hold onto her holding deposit. They also left her standing in the property she was meant to be moving into with 2 other family members present who had also filled their cars up to help with move in day and then said she couldn’t move in as they hadn’t sorted the landlords signature on the tenancy agreement. Horrendous and so in breach of the law. Never answer their office phone which is hilarious considering it’s the only way to book a viewing when wanting to rent. Left a voicemail letting them know I work for the local government and know the tenant fees act like the back of my hand. I also stated what legislation they were in breach of. I told my sister not to continue with the rental as the company and their approach was not one of professionalism. Second I’ve left a voicemail stating this my sisters holding deposit miraculously goes back into her bank account. One thing I will say is at least they saw sense and didn’t end up in court over their illegal breaches! Happy to receive your generic response to this review Bairstow Eves. You are well aware of what scenario I am referring to in your letting history. I am not interested in ever liaising with such a company going forward who are meant to be professional and law abiding in nature. I will be, and have been, letting everyone I know not to go near you

1. Fees are an absolute rip-off. Nearly £2000 up front for... I'm not sure what... £700 deposit fair enough... one month's rent fair enough... but nearly £600 in fees you are joking? Other letting agents in the area it's around £250!
2. They lied to us. When we first signed up we asked if there would be a tenancy renewal fee. They said no. Lo and behold 11 months later they ask for £120! And then phoned us several times over the month asking us to pay it even though we said we would pay it on a specific date.
3. They don't fix things. When looking at the property we were promised they would fix a fence panel. We contacted them once a month for three months and no response. We fixed it ourselves.
4. Our cooker broke and they took days to contact the landlord.
5. They phoned us the day before to schedule something, hubby took the day off and they didn't show!
6. Contacted them many times and they just don't fix things! That's IF they answer.
7. The office is seemingly run by kids who really know very little. They didn't even understand how a marriage certificate proved change of name or even spell the name correctly.

Having been a customer of this estate agent I have found them to be unprofessional where some of this staff behave like 1980 cowboys from start to finish. The manager in particular has awful reviews online and I can only agree, we have been coerced and threatened: it has been customer service of the lowest standard. Do not trust this branch. You have been warned!

The minute they knew about the notice they were calling me non stop about viewing or when will I be leaving the property. While I was at the property I was having problems with a few things, which I notify the maintenance team about nothing got done. I gave the keys back on the 5th of July more than a month early than I should and obviously still paid my last month rent. Only to find out from the walsall council that before I even leave the property they rent the property to someone else which I was still in contract until the 18th of august. When I contacted the estate agent they she told me the council is not telling the truth. So anyway asked about my deposit and was told that they will contact the deposit team and get back to me which was over 2 weeks ago. I then called today to speak to the manager I was told that the manager is on the phone. I then explained my situation he told me that there's nothing the manager can do about that, then gave me the number of the deposit team and slammed the phone down. I have just had enough wish I didn't used this estate agent and will never used then again. All I want to do is get my deposit it back and that's it.

I made my enquiry following acard being put through my door saying that there were people interested in buying properties in my area ( they soon disappeared.or didnt existg).
They originally put a sign up before we were in contract as I had a previous agent. When
My contract expired with the previous agent their sign was left on the floor i told them
3 times there was no board up and made a visit to the office. This took them
2 weeks to put the board up.
They sent someone to view my property their first viewing rang me 2 working days later to say they didn't like the property and immediately wanted to reduce the price of the property. It was their valuation inthe first place why do they all do this ?
I had a phone call from a representative at the agency who said they would ring me with fortnightly updates on progress this didn't happen
I even had a viewer turn uP who had arranged a viewing with the agent and the agents got the time completely wrong fortunately I was at home.
I rang them for feedback they promised to ring me straight back I'm still waiting.
I then told them I was taking my property off the market and renting it out. I was then
Told their views on my property which they had never had the discussions at the relevant times.
They charged a fee for their service up front which I saw no benefit from.
They even published the details of my property before agreeing it with me. In fact the date to respond had elapsed before I received the paperwork I found errors on the description and it was never amended. The main picture was one used by a previous agent and I was told it wasnt the best as it was confusing which was my drive so a suitable alternative was suggested , it was never used in the adverts.
I could go on but it is pointless When will something be done about these people who promise the earth gain people's trust and just let them down shamelessly!!!!
