This company has changed its name to Madox Estates . I do not know if this has anything to do with the universally poor one star ratings that they have received under this name . I have also had a very poor level of service under this company ... Read Full Review

We grew increasingly concerned about our rental agreement on 21 Greyhound Road. When we originally inquired about the property, it wasn't until we viewed that we were informed there were still fundamental building works being done. Given reassurance that all work would be completed and the property would be ready by 7th October; we contractually agreed to move in to the property on 7th, and were informed by Boah Miah that we could move our belongings in on the 6th (given we all had busy weekends planned). Two of us took a day's holiday from work so that we can move. When we arrived for a second viewing at 11am on Saturday 30th Sep, we were astonished to see that the property was far from completion. From the outside; the scaffolding was still set up on the house, blocking out most natural light to the windows. There was also a disturbing amount of bin bags at the front of the house which we can only assume had been there for weeks. None of this has been mentioned in the contract or prior conversations. Nikita was not familiar with the floorplan and did not fill us with any confidence. She was unaware until the end of the viewing that the downstairs bathroom was to be converted to a bedroom, an understandable mistake given there was currently still a toilet located in this room. The house had a worrying amount of electrical wiring in all rooms and looked no better than when we had viewed it nearly a month ago. Nikita also swiftly mentioned (for the first time in this whole process) that building works would still be going on in the downstairs flat for a week after we would move in upstairs. This had not been communicated before and given the latency in completion to the upstairs, we found it hard to imagine these works would be completed in a week. Again, none of this was mentioned in the contract or prior conversations. Only once we expressed our concerns were we then offered a “contingency planâ€Â. Supposedly the landlord has another and was happy to give this to us for “as long as we need itâ€Â. Given that this has not been mentioned until 6 days before we were meant to move in, we were not convinced. We never previously agreed to any other property than 21 Greyhound Road in the contract, nor did we agree to move into the house if it was not finished. We found it appalling that Asthon Matthews would expect us to pay twice to move given 6 days' notice, due to building works that should have been completed in the first place. We were hounded constantly to pay deposits and rent upfront; despite the house not being ready. We cannot understand how AM feel comfortable applying pressure on us when they knew the property was unfinished. We decided to pull out of the contract and will no longer be using Asthon Matthews, I would urge any reader/potential customer to do the same. As it turns out, the “contingency plan†they mentioned was a 3 bed house! Despite all of the above, they decided to take half of our admin fee and we lost £225. This is nothing compared to the costs we also had to pay to temporarily re-house and source alternative accommodation all due to false promises their side. Avoid.

Me and my partner moved to the property in April 2017. We were chased by the company for the final decision regularly as our impression on a flat at the beginning was ok. What it turned out, that there are works going below our flat. We saw it initially but have been ensured it's just small works and it will not last long. While it is September, the works are ongoing and they are not small! They build building from the scratch where the garden was and below our flat they didn't move at all, excavation works for months. What is linked to that is lots of noise and dust. The builders are rude and very loud, also using the big machines all the time which makes our existence miserable. Sometimes when I want to work from home, I literally cannot as it is too loud. We were ensured that the works will not taken place during weekends and the builders do work on Saturdays (another cheat from Aston Matthews). The builders shout, burp (disgusting), swear, and listen to very loud music. Dust - neither builders not landlord (NB: who sometimes says it is the owner of whole building, sometimes that he has nothing to do with this) sealed the place. We came across plenty of situation when we could not breath being in out flat as builders produced so much dust. Our food, clothes, everything was effected. We raised that hundred times with Astons and builders but seems they ignore it completely. No follow ups, nothing. This is why we informed the governmental institution responsible for that cases. Overall, I would not recommend AM as an trustable agent, The mislead you and cheat on you. We will try to move out asap but they just wasted our time in first instance as we are good tenants. Plus they charge soooo much for so bad conditions. Stay away from renting any place from them and don't believe their words as how great everything is. We started to think that they may do something illegally (though we do have contract with them).

Probably the worst management company in existence. Their inability to operate in a professional manner is incredulous. Probably the worst management company in existence. Their inability to operate in a professional manner is incredulous. Almost all their employees are eastern european and, therefore, incompetent in speaking proper & polite english. They will lie to you about emails they have 'sent' to you requesting things to be done and will make your life a constant struggle.
The employee who deals with us couldn't care less about what she does, sending us demanding/threatening emails and using the 'Landlord's opinion' against us to make us comply with what they want us to do. The maintenance company that they use: 'Bright Solutions' is as much of a joke as they are. The people working there are really not so 'bright' and take forever to do things unless they are threatened with legal action, which we've had to do numerous times. We cannot wait to vacate the property and go somewhere which has a reputable management company/estate agent, BE WARNED and do your research on who manages the property you are going to buy (i.e. not Ashton Matthews) before you agree to any sort of deposit.

Avoid! They turned up late to hand keyes to us and then the flat was not ready to move in! Lots if promises about repairs but nothing gets done unless you chase several times. Got stood up by there hanymen on more than one occasion and did not even receive an apology. Unbelievably rude on the phone.And on top of everything they rent out illegally built properties!!! Really the worst agency I've come across so far!
