Acorn Properties in Jesmond have been the best agent we have dealt with in Newcastle. After a terrible experience last year, we were worried about coming on board especially after reading reviews! We loved the house so decided to just to go with it. Our experience has been very positive, the staff are friendly, professional and very responsive. We wanted some new furniture and bike racks, which the owner agreed to with Acorns help. We've had a few problems with a leaking roof (it's an old property), but Acorn were quick to get contractors out and deal with the problem. They kept us up to date with what was going on and replied to messages out of hours even when it wasn't an emergency. My parents felt reassured that our agent was doing a very good job at looking after us. Highly recommend them.

VERY POOR After signing for a house and paying our deposits with Acorn properties in Newcastle we were very excited to move in come September. We contacted the estate agents 5 months to see if we could move in a week earlier to find out the house had been double booked. If we hadn't have rang to see about moving in we would have showed up in Summer with no where to live. As a 6 bed they offered us two 3 beds or an alternative area of Newcastle to live- neither being acceptable. They said we should have called sooner to avoid this issue. This has caused us all a great stress leading up to out exams, We did get our deposit back.

Where do i even begin...
From day one this letting agent and the incompetent staff who work in branch have been nothing but problems the entirety of our tenancy, to the point where i as the Lead tenant had to get legal assistance from Jackson Law due to the company breaching data protection, and making serious defamatory libel statements against tenants. But due that matter being both on-going/not fully resolved i cant comment further.
additionally we were forced to pay outrageous fees for administration and many other hidden costs when starting the tenancy, and to make matters worse after paying these costs, when we moved into 17 Belle grove west the property was in an unlivable condition, which required us to live around cleaners and contractors for the first two weeks, with no apology or financial reduction due to the inconvenience caused (as we had to move our stuff around cleaners and painters. awful).
Furthermore, during the tenancy, multiple times house viewings arrived at the property without giving any notice what so ever, only to be turned away. The company also thinks it is acceptable to email us 5 minutes before they shut for a house viewing the next day before noon. unacceptable and unprofessional and also under the legal required notice of 24 hours
Stay away from this rip-off student letting agent, they even have a bad reputation among other letting agents in newcastle. (must be all the ex student tenants not happy with the quality of service provided).

They agency charges for everything you can think of. Fees include:
Admin fees - we almost paid �500 for a 2 bedroom flat
Meter reading fees- they ask for �20 to provide you with the meter readings
Check out fees- they asked us for �50 check out and inventory preparation fee
Deposit deductions- We had unfair deposit deductions even if the place was professionally cleaned before we moved out. Reasons provided for deposit deduction absolutely ridiculous- unfair and with no grands, but after endless arguments we had to no other option but to accept. Reasons for deposit deduction �50
1) hair found on bed mattresses - I doubt it
2) for not removing already existing air-fresheners fitted on the walls
3) for leaving in the flat machine manuals, cables and lamps which already existed and were stored in a cabinet. they classed that as rubbish.
Any attempt for negotiation proves to be useless as they are determined to charge you for anything the can possibly think of and you have no other option but to accept it.
Honestly, the absolutely worst agency, agents and managers I have ever dealt with. Absolutely disgusting!

Staff and managers extremely rude, reluctant to understand tenant's needs and offer a solution. Charging for anything you can imagine, even for providing meter readings. The way we were treated was absolutely disgraceful. We had issues with leaks for 4 months with one of the bedrooms, and Acorn did nothing to resolve this until we had the City Council involved. We had issues with toilet leaks later, which even if they resolved in a timely, they were quite sarcastic and their manner is just something you can't put up with.
Finally our deposit was unfairly deducted even if we arranged and paid a professional cleaning company to clean the flat. Reasons given; absolutely ridiculous! Hair found on the bed mattresses. Even if we tried to negotiate they were absolutely reluctant to change their minds and insisted on their positions.
End of story: By far the worst agency in England. Staff and managers have no idea of what customer service is- They just try to rob you in every possible way!!!!

If I could give less than one star I would. Acorn is by far the most unprofessional company I have ever had the displeasure of dealing with. I hope students in the future read this review and decide to go with another letting agency.
We signed for a property with Acorn in March and our tenancy was due to start in July. Before signing the tenancy agreement we realised they had slipped in a clause which charged us an extra £50 for a fee we had never heard of and were never warned about. Considering the fact that we had already paid £250 of admin fees, this was unacceptable. After days of arguing, we got this fee removed from the contract. We then heard absolutely nothing from Acorn and were given no information before moving in.
When we did move in, we were welcomed home by a pile of abusive letters from our energy suppliers saying we owed overdue bills. Apparently Acorn had set up an account for us "as a gesture of good will" and forgot to tell us. Essentially, we didn't even know that we were paying energy bills for a house we weren't even living in and when we tried to explain how inappropriate this was, Acorn's only excuse is that they must have forgotten to inform us and that it wasn't a big deal. The property also hadn't been cleaned in between tenancies. The oven and microwave were filthy with left over food stains from the previous tenants. The sink was in disgusting conditions. There were bits of dirty tissue paper left all over the kitchen and bathroom.
Things only got worse. When we moved in we realised one of the bedrooms was completely uninhabitable. There was mould growing from the floor half way to the ceiling. The bed was soaking wet from the damp that had infiltrated. According to Acorn's inventory (which had apparently been filled out only a couple of weeks earlier) the bedroom was in perfect conditions with brand new furniture. Having looked through the inventory we realised that no one had actually visited the property before filling it out. They got everything wrong, including the colour of our front door. It was ridiculous of them to argue that they had visited the property when one bedroom was entirely ruined by damp and the others were missing half the furniture listed on the inventory.
It took months for us to rectify the issue with the damp. The tenant who was meant to be living in that room had to move out as it was unhealthy for her to stay in the room, especially with a wet mouldy mattress. Acorn argued with us for ages saying it wasn't their responsibility. We got no understanding from them and wasted a considerable amount of time arguing. Things got a little bit better when we got a representative of the City Council involved. She concluded that Acorn had to carry out significant repairs. Acorn did this by repainting the room, buying a new mattress and putting a dehumidifier in there. But then they told us to pay for 8 hours of heating a day that way the damp would dry out. This did not solve the root of the problem and ended up costing us a ridiculous amount in heating bills. The bedroom remained cold and damp with peeled paint and damp stains everywhere. Eventually we got sick of arguing. We agreed to their terms and did what we could to keep the bedroom dry.
As for the furniture we were missing, this issue was completely ignored by Acorn. We signed for a fully furnished house and ended up living somewhere with no desk chairs, no lamps, no light bulbs, no cutlery, no plates, no cooking equipment. We paid for all of it ourselves, and despite asking on numerous occasions we received no compensation from Acorn.
We had a number of smaller issues with Acorn throughout our tenancy. On each occasion we were told it wasn't their responsibility and that we had to deal with it ourselves (apparently it's a considered a tenant's obligation to personally fix a broken extractor fan in the kitchen). We received absolutely no help. Considering the outrageous sum of admin fees we paid, the service we received from Acorn was appalling. The staff was rude, patronising and always quick to shift blame onto us despite the fact that all we did was signal important issues and try to help Acorn keep their property in a good state. No words can describe how frustrated we have been with this company. To make matters worse, we submitted a formal complaint made in full compliance of Acorn's own complaint procedures. This was completely ignored. We never heard a word from them.
At the end of our tenancy, we paid a considerable amount to hire a professional cleaner who was given Acorn's end of tenancy cleaning list. We stayed behind to make sure the house was spotless. Despite this, Acorn withheld a ridiculous amount of money from our deposit for ludicrous reasons. They found a couple of faint blu tac marks on one wall of one bedroom and demanded enough money to repaint the entire room. They also found some dust and demanded around £200 to have the entire house professionally cleaned. Just another example of Acorn trying to scam and disrespect students.

Possibly the worst lettings company in the UK. They completely disrespected students, charged abdominal prices and further charged upon everything possible for example to change a light bulb a call out cost of £30 plus the lightbulb on top EACH - WITH 7 TENANTS. Their end of year check out inventory included a full professional clean of which was £60 per tenant and the threat of not having the house done professionally was hotel costs for the next tenants and money being taken from tenants damage deposits. May I add, the house was not cleaned or ready for the tenants when they moved in, it had several broken chairs, door etc. Acorn Properties are certainly not a company I would EVER complete a house find through again, they are an untruthful and money grabbing company through and through.

Even though their error was so obvious and conformed in correspondence, they used a Solicitor against me. They turned up to Court with a Barrister even though I was representing myself. Despite their arrogance, denial and belief that they are always right even when they are clearly wrong, I won! Do you think I would recommend them? Thought I'd leave a review on here so people know what to expect from Acorn,
I've been with Acorn for two years now, the only reason being one of the excellent landladies they represent. I've been through most of the review sites (Google/Facebook/AllAgents) to get an idea of what people are saying. I have to say, the generally poor reviews for Acorn across the web genuinely do reflect the quality of service you get. I'm not normally one to review anything, be it restaurants or anything else, but I feel people need to understand what they are letting themselves in for when they sign with Acorn.
I was quite keen to find a decent house to live in a few years ago, so I decided to go round each letting agent and ask about fees. The fee when you sign up for a house is essentially how these companies make money from tenants. If I'm honest, the fees were comparable to other agencies in Newcastle. But that's about the only positive thing I can muster up to say about this company.
If you hand Acorn your email address for a property search, they very helpfully enquire about your requirements (location, price range etc). Unfortunately they may as well asked me to send through a copy of my old swimming certificates. They then completely ignore this information and bombard you with completely irrelevant properties which bear no relevance to what you are looking for.
When eventually managed to find a house which met our requirements, we were invited back to the office to sign the contract. Like a few other reviews I've read, we were also met with an unprofessional attitude. The aim seemed to be to get the fee from us and get us out of the office. The most unsavoury part of the company in my mind is the patronising attitude of the staff. In my two years as a tenant, I have never been in one phonecall with them in which I haven't been made to feel like I was some inconvenience to them.
I have seen that occasionally Acorn get in contact with the author of these reviews to try and resolve issues. Whilst I do believe this is good company practice, I think that the aforementioned issues are the result of a poor company attitude. Regardless of how important students are to this company, I believe there is no excuse for the consistently poor service offered by Acorn.

The staff were extremely rude and abhorrent. Initially on viewing properties we were treated with disrespect as the estate agent unlocked a house and then returned to sit in his car not showing us round, and he told us 'it doesn't matter if you like it, someone else will buy it and I will still get paid.' We contacted them with several issues regarding the house (damp, no hot water, alarm systems... etc) when we couldn't get the landlord to deal with it and they were extremely unhelpful and simply told us to keep trying the landlord. Another occasion I asked them to print out the contract twice, so I could have a copy and my guarantor, they refused and only with pressure would they actually give me a copy. When we questioned them about certain clauses, they appeared clueless and it turns out we knew more about their market than they did. As examples; They attempted to force us into extortionate rent changes before they knew the figures of inflation that they could put the rent up by as written in the contract and they informed us that we had to sign a new fixed term contract, despite it saying in the contract that we could let it run on a monthly basis and when we brought this up, they threatened us that they would cancel our contract, despite them not actually being the Landlord. They informed us at 1 minute to closing time by text that we had a viewing for the property the next morning, despite us not knowing that it was even on the market as we had told them we were staying.
As students we feel that this company is attempting to prey on the people who have never rented. They charge obscene amounts, much more than the competition for admin fees and yet as aforementioned we found their administration skills to be lacking.
Please heed my warning.

My family has used Acorn Properties for the last 15 years managing various properties that we have in an around the Newcastle area and have always have a very strong professional and personal relationship with John, Louise and their team.
My latest contact with Acorn came in the form of one of my clients wishing to rent out his property. As a matter of course, I went direct to Acorn to manage this. My primary contacts were Louise and John. The level of service they provided was second-to-none as it has been every since day 1. Both were always on hand to answer questions and queries both myself and the landlord had and guided us through the process without a hiccup.
I initially spoke with Louise about this and a few days later she drove to the property (all the way in Sunderland) to photograph the property. Once the property was registered online, within 2 days a viewing was arranged; a few days after that the agreement was in place.
John, Louise and Ryen helped every step of the way to make sure that all the necessary paperwork and documentation was complete and up to date, ensured that we took necessary steps to protect the landlord with assistance towards insurance and an itinerary and finalised the whole transaction which included temporary deposit collection until the landlord set his up.
All in all, a very personal professional business who will help always and always seek the best for the landlord and the tenant and I would not hesitate to use them again in the future and recommend their services to anyone.

My daughter is in this process of renting a flat with her friends. They were given little or no advice or even asked when their old tenancy expires and ended up with an overlap. Acorn issue contracts that contain irrelevant clauses or clauses that don't make sense. They include charges they say they don't levy but those charges are still in the contract. You get a different story depending upon who you speak to. Louise Butcher made much of the fact that she was a Director but didn't know what was in her own contracts. Their payment system asks for details twice for no apparent reason. The name of the holding fee changes to a reference fee and then an administration fee. Making their fee structure less than transparent. They issue invoices for the full amount to each tenant rather than specifying the amount owed by each person but then change them. All in all I have rarely come across anyone less competent to provide what is a very simple service. There are many other agencies in the area so for your own sanity use one of them

As a tenant of a 'furnished' property managed by Acorn I have been consistently let down.
When we moved into the house the property was barely habitable and had been left in an absolute tip; the hoover was full of plaster, the grill pan had been left outside and was disgusting, chunks out of the wallpaper had been painted over, a recent budget redecoration had left paint marks and filth all over the house, there were no tools with which to keep the garden in check, the bathroom had been covered in plastic behind which black mould and mushrooms were growing, the cistern was black inside, there was evidence of a boiler fire, batteries were left out of the firearm, there was no carbon monoxide alarm, the PAT test on the (shite) electrical items provided was 5 months out of date....etc. I could go on for hours but basically there was little or no evidence that the property had been cleaned and everything was in disrepair. It was a shit tip.
After a lot of cleaning we did make the house habitable.
Major leaks, damp and mould along with a list of other maintenance issues took months of arguing to resolve.
It was consistently difficult to contact anyone at the company, a real problem when there are major leaks and damp.
We spent a year in the property and had treated it as if it were our own home. We cleaned it with OCD attention to detail as we were determined that the next tenants should not find the house in the same state we did. After asking to accompany the man during the inspection of our handiwork and him agreeing with us that it was spotless, we received a number of rude emails demanding large amounts of money for trivial things as well as issues they had promised to resolve themselves during the tenancy. For example, £55 pund to redecorate a room with some bluetac (which was not forbidden in the contract) marks on the walls - this was incredible attention to detail from a company that's own inventory said that one of the bedrooms had floorboards when it had carpet. After becoming quite upset and angry at the way we had been treated after looking after the place so well we had to take this to the Deposit Protection Service.
Completely unprofessional, useless and almost offensive practises.
