I strongly recommend avoiding Simmons and Sons. This agent behaves as if they don't care whether you rent one of their listed properties or not. Terse, unhelpful, self-indulgent. Not worth a fraction of their fees. The principle of insisting on a non-refundable fee before they will even start to process the contract is just a shabby way of holding tenants to ransom.
