In my experience, Diamond Properties are hopelessly incompetent and unhelpful for all manor of reasons listed below: 1. Be careful with their contract. They are under no obligation to do anything to the house other than replace and repair essential household appliances. This means the house will only be as clean as the previous tenant have left it and don't expect anyone to come over and cut the grass in the summer. We arrived to a grimy downstairs bathroom, damp and a persistent smell of sewage in one of the basement rooms. 2. Even when they do have to contend with the above, they often send a 'jack of all trades and master of none' in the first instance and it can be weeks before anything is repaired. We were without hot water for 9 days and are currently without a cooker for 15 days and counting in the same month. 3. When we first moved in there was a rat spotted in the kitchen and there has been rat activity in the floorboards ever since. All that was done was to nail two pieces of scrap wood over a hole behind the cupboards and put trays and trays of rats pellets down which soon began to leave an awful smell in the kitchen out. The original hole the rat was seen leaving from is still block up by a lucozade bottle that we put there. Even when we went into the office to complain, the Director was often nonchalant and dismissive. I would not recommend this company to anyone. They have no interest in student well being.
