1Star Review Extremely Unprofessional and Immoral Conduct – A Warning to Fellow Investors As very experienced property investors, we have dealt with numerous estate agents over the years, but we have never encountered a firm that has acted in such an unprofessional and frankly immoral manner. After our offer on a property was accepted, the agent continued to allow viewings—without informing us. We submitted our mortgage application the same day and followed up promptly, yet there was no courtesy call, no email, and no transparency. This kind of behaviour, particularly the allowance of gazumping after an accepted offer, is unacceptable and unethical. It shows a clear disregard proper business conduct and respect serious buyers. We strongly advise others—especially fellow investors—to be extremely cautious when dealing with this firm. This experience will be reported across social media, property investor networks, and review platforms to ensure others are fully informed. Proceed with great caution.

5 May 2025Good Afternoon. As discussed with Joe during our phone conversation on Friday afternoon, your offer was submitted and agreed upon on Thursday, 1st May. The other client who submitted an offer yesterday had actually viewed the property several days earlier, by law, as they have viewed the property they are entitled to make an offer, at which point we would take instructions from our client. No further viewings had gone ahead on the property after your viewing had been accepted. With regard to communication, we spoke with both of you after receiving some of the required paperwork and explained that further documentation was still outstanding. We could not mark the property as sold or issue a memorandum of sale until all necessary documents had been received, which I'm sure you're aware is a general rule in our industry. When the other offer was submitted, we had not yet received the outstanding paperwork. As the client had previously viewed the property and as you can appreciate, we have a legal obligation to inform the seller of any offers received. It is then ultimately the seller’s decision on how they wish to proceed. We did inform Joe regarding the other offer that had been made and again when the sellers made the decision to proceed with the other client. 6 May 2025Unfortunately your response is factually incorrect and you have also received a reply to your email concluding that with the timescales. A formal complaint will be lodged and once again I recommend everyone to proceed with extreme caution as per the email provided by Joe also evidences the trust he had in your firm has broken down due to your poor handling and lack of transparency and honesty in this situation.
